Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75% of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75% of the mid -roof may be complete. Asphalt shingles are required to be
fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is
required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original permit fee.
If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Budding Official and is not guaranteed.
No work of an manner shall be performed that shall results in a change of the natural flow of water without prior and specific approval.
The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
The issuance or granti g of a permit shall not be construed to be a permit for, or an approval of, any violation of any provision of any

The building is being used for dwelling purposes and is in violation to the following
Code Sections 302.9,13,15 and 16 in the 1997 edition of the Abatement of Dangerous
Buildings. The building is also in violation to the following Code Sections 1001.2 .11;
Sections 1001.3. 2, 6; Section 1001.5; Section 1001.8; Section 1001.11 in the 1997
Uniform Housing Code.

manifestly unsafe far the purpose for which it is being used. (A.D.B.C. section 302.9)
7. Whenever any building or structure has been constructed, exists or is maintained in
violation of any specific requirement or prohibition applicable to such building or
structure provided by the building regulations of this jurisdiction, as specified in the
Building Code or Housing Code, or of any law or ordinance of this state or jurisdiction
relating to the condition, location or structwe of buildings. (A.D.B.C. section 302.13)
ORDER
The City of Wheat Ridge Building Official has determined the building referenced above
to be a DANGEROUS BUILDING and to constitute a health hazard if occupied, as
more fully stated above. Pursuant to Code Sections 401 and 404, immediate vacation of
the building is therefore required in order to protect the life, health and safety of the
public.
The property owuer and all current occupants are hereby ORDERED TO CEASE
AND DESIST oceupancy and use of the above described building within receipt of
this Notice and Order. The Building OfTicial shall cause the property to be posted
with the attached Notice to prevent occupancy and shall take action to remove all
occupants from the building.
REMEDIAL ACTION
No occupancy shall be permitted until and if all violations are abated pursuant to the
remedial action as set forth below:
1. The property owner must apply for and obtain a City of Wheat Ridge building permit
to correct the above mentioned deficiencies.
APPEAL OF THIS NOTICE AND ORDER
Any person having record title or other legal interest in the above described premises may
appeal this Notice and Order or any action of the Building Official to the Board of
Appeals pursuant to section 205 of the Code, provided that the appeal is made in writing
as provided in the Code and filed with the Building Official within thirty (30) days from
the date of service of this Notice and Order. Failure to appeal will constitute a waiver of
all rights to an administrative hearing and determination of this matter. FILING OF AN
APPEAL SHALL NOT STAY THE EFFECTIVENESS OF THIS NOTICE AND
