Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in \
person at City Hall. The Building Division will be open from 7:30-10:30 a.m., J
Monday through Friday to process these types of requests.

4. If applicable, Actual Cash Value (ACV from Statement of toss for this insurance claim
must be received from the insurance company, and subsequently, released to the
Owner by the Lender of the community.
c) After completion and acceptance of all work by the Owner, the remainder of the contract price

Before the Contractor is entitled to the payment provided for in subparagraph S{b), the improvements on the entire
property, as well as all parking areas and appurtenances, shall be In "broom dean" eonditon, completely free of all
trash, rubbish, debris, boxes, wraPping3, etc., and ail of the Contractor's equipment as well as any leftover materials and
Inventory. In the event the Contractor does not perform this dean -up operation to the Owner's satisfaction, the Owner
may, after 48 hours' written notice to the Contractor, perform the dean -up operations with owner's own contractor or
agents, charging the Contractor with the cost thereof, plus 10 percent, and deducting the some from the payments
provided for in paragraph S.
9. Permits mord licenses. The Contractor shall at its own cost and expense apply for and obtain all necessary
building, occupancy, and other governmental permits and licenses required in connection with the construction and for
the use and occupancy of the improvements with the appurtenances, The price for the saline is part of the "total price
Identified above, and shall not be in addition to the total price. The Contractor shag at all times strictly comply with and
conform to all riles and regulations of the applicable fire Department or Fire Protection District, any outer special
districts, and to all laws, ordinances, and regulations (Including but without limitation all applicable building codes and
requirements) of ail governmental authorities relating to the manner of doing the work to be performed under this
agreement.

11. Indernalty. The Contractor shall indemnify the Owner and hold It harmless against all liabilities, claims,
and demands for personal Injury or Property damage arising out of or caused by any act or omission of contractor, its
subcontractors, agents, or employees, or arising In or about the Property at any time from the date of" agreement
until final completion of the scope The Contractor shall use proper care In the performance of Its work so as not to cause
damage to any adjacent property, or injury to a third party, and the Contractor shall indemnify and hold the Owner
harmless from any liabilities, dalms, or demands for damage to such adjoining or adjacent property, or injury to a third
party.
12. /Awrareee. The Contractor shall at all times, commencing with the date upon which this Contract begins,
carry the f0lidwing types of insurance with an insurance carrier or carriers acceptable to the Owner and the lender and

to be furnished under this agreement. Neither final payment by the Owner nor acceptance of the Improvements shall

14. Assignment. The ContracWr shall not assign this agreement or any amount payable hereunder without
the prior written consent of the Owner. The Convector shall, upon request of the owner, disclose to the Owner the
names of all subcontractors or other persons with whorn It contracts or Intends to contract with or hereafter contracts
with in connection with the performance of this agreement,
15. Correction of defoults. AN Contractor's work shall be completed in a good workmanlike manner. The
Contractor will, for a period not to be less than one (1) year after completion of the build, at the request of the
Owner correct arty defaults due to faulty materials or wortananshiA without cost to the Owner, ,and neither the final
payment by the Owner nor the final acceptance by the Owner of the Improvements shall relieve the C:ontractw from
responsibility for any defect In materials or worbrranship. Any warranties offer by Contractor, suppliers, or other
vendors will not be diminished by this section.
16. Pn*ctian. During the conduct of Contractor's worst, Contractor shall protect the building preeirses,

18. Banos. No claim for payment (in excess of the amount set firth In paragraph 4) for extra labor or
