Dear Mr. Vigil: As requested, we conducted a subsurface exploration to develop recommendations for foundation design for the proposed construction at the subject site on January 14, 2004. The exploration was performed by drilling two test borings to depths of 25-0" and 14'-0" over the planned construction area. The locations of the test borings and the logs of subsurface materials are enclosed. The discussion and recommendations presented below are based on the results of data gathered during the subsurface exploration, observarion of general field conditions, and previous experience in the area with similar materials. PROPOSED CONSTRUCTION As we understand, a rear one-story living area addition with no basement level will be constructed at the location shown on Figure 1. The floor of the addition will be structurally supported over a crawl space and will be elevated several feet above the existing ground elevation in order to match the main floor elevation of the existing house. In view of this, the excavation for the frost wall foundations will apparently be made by trenching 3 feet below the Mr. Vigil -2- January 21, 2004 Soil Analytics Job #4270 existing ground surface. Foundation loadings for the proposed addition should be relatively light. I'TE AND SUBSOIL CONDITIONS The site of the proposed construction is a slightly sloping developed property in a mature residential area. We believe that the existing brick ranch, which has a raised basement level, dates back to the late 1950's. The addition will be placed over the area of our two foundation test borings, whose locations are shown on Figure 1. Generally speaking, the ground surface in the construction area slopes towards the north at about 0 to 1 percent. The existing ground cover consists of lawn vegetation and an elevated masonry porch which will be removed. Subsurface conditions encountered by the two test borings are variable with depth below groundlevel. Foundation Boring #1, which was drilled near the northwest corner of the building site, encountered medium stiff and medium moist clays from groundlevel to a depth of 2'-0"; medium stiff and moist to very moist sand-clays from 2'-0" to 16'-0"; and loose to medium and very moist to wet clayey sands from 16'-0" to at least 25-0", the maximum depth explored. Foundation Boring #2, which was drilled along the south end of the building site, encountered medium stiff and medium moist clays from groundlevel to a depth of 2'-6"; and medium stiff and moist to very moist sand-clays from 2'-6" to at least 14'-0". Free groundwater formed in Boring # 1 at 17-6" while we were at the site. TEST RESULTS AND GEOTECHNICAL CON IDERATION The subsoils at the site were carefully observed as the cuttings were recovered from the test borings, and the resistance of the materials to the advancement of the drilling augers was noted. In addition, Field Penetration Tests were performed at selected depths to assist in evaluating the allowable bearing value of the soils and to provide undisturbed samples for precise examination and for testing in a one-dimensional consolidation unit and for grain size analysis. Test results are attached. Based on the results of the exploration combined with previous experience with similar subsoil conditions, the most pertinent foundation engineering characteristics and consideraHons at the site are as follows: Mr. Vigil -3- January 21, 2004 Soi] Analytics Job #4270 1. The property has been the site of previous development and construction. All old fill materials, construction materials, and soils which are disturbed should be completely removed from foundation bearing Iocations. 2. The borings encountered medium stiff clays of moderate plasticity from groundlevel to a depth of 2'-6". These soils have a moderate shrink-swell rating and can cause slabs and lightly loaded foundations bearing on this layer to shift and crack. Fortunately, the proposed construction does not involve slab on grade construction and foundation footings will be constructed at least 3 feet deep and below this upper clay layer. 3. The borings encountered medium stiff sand-clay soils from the base of the upper clays to depths well below proposed foundarion construction level. These soils are generally non expansive at in situ conditions and are suitable for supporting foundation footings designed for a low-moderate allowable soil bearing capacity. 4. Free water was encountered below the 17-foot level. This feature should not adversely affect the proposed construction. FQUNDATION RECOMMENDATION Provided that the owners properly maintain the completed construction and assuming that the builders carefully follow all of the recommendations and requirements of this report in the construction of the foundation system, then it appears feasible to support the structure using a standard footing foundation system. Footing foundations for the proposed construction which bear at least 3 feet below existing groundlevel on underlying undisturbed sand-clay soils should be designed for a maximum allowable soil bearing pressure of 1,500 psf. The final determination of actual foundation sizes and areas will be made based on the plans for the proposed building, the criteria given above, and calculations by the foundation design engineer. All foundations must be placed at least 3.0 feet deep below final exterior grades to provide protection against frost action. In addition, we recommend that reinforced concrete foundation walls be constructed with sufficient horizontal reinforcing to enable them to span an unsupported distance of at least 15 feet. Mr. Vigil -4- January 21, 2004 Soi] Analytics Job #4270 The excavation should be made with suitable equipment by an experienced operator. All disturbed and unsuitable soils should be completely removed from foundation bearing areas to avoid settlement. Great care must be taken not to undercut the base of the excavation. If the excavation is undercut, the low areas should be levelled and the grade restored using properly compacted granular structural fil1. Do not use clay soils as compacted fill below footing foundarions. If the clay soils at the site are compacted to higher densities than natural, they may tend to become expansive. Obviously this is something which should be avoided. PROTECTION OF C-LAYEY 4niT 4 FROM DRYiNC' As previously noted, the sand-clay soils which were encountered at the proposed 3-foot bearing level are essentially non swelling materials at existing density levels and moisture contents. All exposed clayey subsoils must be prevented from drying during construction since they may become expansive if they dry to higher density levels and lower moisture contents. If the excavation is made in hot weather without the footings being placed soon thereafter, drying can be prevented by covering the surface of exposed clays with an impervious moisture barrier which is removed only when the concrete is cast for footings. Likewise, the foundation soils should be preserved at existing density levels, since they may become expansive at higher density levels. PREPARATION OF UNSUITABLE FOUNDATION BEARIN AREA Good care must be used in the preparation of all foundation bearing areas since excessive settlement may result if incompetent materials are present. Prior to foundation construction the base of the completed excavation should be properly prepared. All unsuitable foundation materials, including all loose, incompetent, disturbed, and frozen soils, must be completely removed from foundation bearing areas and the resulting excavation backfilled with good quality, non expansive, structural fill materials (see later section) compacted to 100 percent of standard Proctor density at optimum moisture content. All structural fill must be compacted in S-inch lifts to the stated density level and moisture content. The compacted backfill must extend upward to the level of all structural foundation elements. Mr. Vigil ]anuary 21, 2004 Soil Analytics Job lt4270 i ATERAL EARTH PRESSURES ON FOUNDATIONS In view of the proposed construction, it does not appear that the foundation walls will be subjected to unbalanced lateral earth pressures. Where toundation walls are subjected to lateral earth pressures, we recommend the use of granular structural fill as backfill against the sides of the foundation walls. Assuming that the granular structural fill behind foundation walls is carefully and suitable compacted, the walls retaining such fill should be designed for an equivalent fluid unit weight of at least 45 pounds per cubic foot. Care must be taken not to overcompact the backfill or to operate heavy equipment next to foundation walls since this will result in excessive earth pressure on foundation walls. The backfill should not be puddled since the trapped water will percolate downward over time and could result in undesirable consequences. FOUNDATION REINFORCING All foundation walls must be well reinforced in accordance with the structural requirements. Refer to the foundation design prepared by the structural engineer. FLOOR CONSTRUCTION As previously noted, we understand that the floor of the proposed addition will be structurally supported over a crawl space. We fully endorse this type of floor for this project. Further, we recommend that the ground surface in the crawl space area be lined with an impervious membrane which is sealed against the sides of the enclosing foundations. The purpose of the membrane liner is to reduce humidity in the crawl space area and to prevent shrinkage of the underlying sand-clay soils. The crawl space should be well vented and protected against the development of excess humidity and unhealthy conditions including mold. In the interest of safety, any floor slabs constructed at the site should utilize the following details and precautions. While these details will not necessarily prevent slab movements they will help prevent any slab movements that do occur from affecting either the foundation or the superstructure of the building. All fill placed below the locations of floor slabs should conform to our requirements for structural fill which are given in a later section of this report. 2. Separate the slabs from all bearing members and utility lines to allow their independent movement--construct "floating" slabs. Provide positive control joints at the junction of the slabs with foundation walls, and provide frictionless sleeves for all columns and utility lines which pass through slabs. 3. Joints should be scored in the slabs at maximum 200-square foot areas. 4. If hot-water heat is used, the piping should not be placed beneath the concrete slab. If a forced-air furnace is used, a minimum 2-inch collapsible connection should be provided between the furnace and the heat ducts. Provide flexible connections for all slab bearing mechanical equipment to allow for at least 2.0 inches of vertical movement. 5. Construct a minimum 2-inch slip joint above or below all partitions located immediately above concrete slabs-on-grade. 6. Do not use rigid floor coverings such as wood or tile which will readily reflect even slight movement or cracking of the concrete slab. Rather, use a floor covering which will not be affected by any cracking or movement of the slab. In addition, good backfill and surface drainage should be provided, and lawn irrigation minimized, as discussed later in this report. Structural fill must be used to repair and stabilize all disturbed and incompetent areas where footing foundations will bear. Structural fill can be used below slabs in areas where structural floors are not used in order to reduce the magnitude of slab movement and cracking. Structural fill should be employed at all locations where filling is required to establish the design and construction grade for footings and for slabs, interior and exterior. Structural fill should also be used in any other areas where structural Mr. Vigil -7- January 21, 2004 Soil Analytics Job 1J4270 accessories would be negatively affected by ground shifting over time. Structural fill should be placed in accordance with accepted good practice. We recommend that the sttuctural fill be granite sand (crusher fines), recycled concrete, or comparable well graded non expansive processed granular material. The standard Proctor procedure (ASTM D698) should be used to develop the compaction curve(s) for the fill soil(s) to be used. All such fill must be uniformly moisture conditioned to within 27o below to 270 above optimum moisture content and compacted with appropriate equipment in thin lifts not exceeding 8 inches in compacted thickness. Depending on location, the following minimum percentages of the maximum dry density as determined by the standard Proctot procedure are recommended for structural fill and backfill: • Below footing foundations 10070 • Below floor slabs 95% • Below paved areas 95% • Behind retaining walls .................................92-94% • Common fill area 90% In order to optimize foundation performance, the foundation soils should be well protected from being excessively wetted after construction. This can generally be assisted by using a low permeability backfill and by compacting the backfill sufficiently so that it does not settle following construction. The backfill should be free of debris and should be compacted taking into account the considerations described in the previous section on lateral earth pressures. Some water may be blended with the backfill in the stockpile but away from foundation locations to permit proper compaction; however, the backfill must not be puddled. A berm may be constructed adjacent to the foundation walls to allow for a good slope away from the building even if some settlement should occur. Precautions must be taken to prevent the entrapment of free water within any portion of the excavation during construction. If any settlement should occur in the backfill, it could adversely affect utility lines which transmit fluids and pass through the grade beam foundation walls. It is not uncommon for such piping to shear at the foundation walls Mr. Vigil -8- January 21, 2004 Suil Analyties Job N4270 due to movements in the backfill. It is recommended that the pipes pass through slotted openings in the foundation walls or that flexible connections be used to compensate for shifting of the foundation wall backfill. It is also recommended that all water lines be carefully pressure tested prior to final acceptance and that any leaks detected be repaired. The final grade should be sloped well away from the construction on all sides. A minimum slope of 6 inches in the first 5 feet is recommended. All downspouts should discharge into extensions which slope away from the foundation walls and extend beyond the limits of all backfill. The points of discharge should be at least 5 feet from the foundation walls and good drainage should be maintained at and beyond these points. All future owners of the structure should be advised of the desirability of keeping moisture away from the foundation and slab-on-ground areas. In no event should an automatic sprinkler system be installed next to the foundation walls. There should be minimal watering or irrigation within 5 feet of the foundation walls. The ground surface in the area may be lined with a suitable geotextile fabric to control plant growth. The area next to the structure may then be covered with gravel, bark chips, or other materiais requiring no rainfall or irrigation. The results of the exploration indicate that an underdrain system does not appear applicable to the proposed non basement elevated level construction. Nevertheless, excellent drainage of surface moisture away from the proposed construction must be installed and maintained. LIMITATIONS The above recommendations are based on the exact location where the test holes were drilled, the proposed construction, and the assumption that the subsurface conditions do not vary greatly from those encountered in the test borings.
