Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Budding Official and is not guaranteed.

5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services

6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, any violation of any provision of any
applicable code or any ordinance or regulation of this jurisdiction. Approval of work is subject to field inspection.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

GENERAL NOTES:
A. The contractor shall furnish all materials, equipment,
supplies and labor as necessary to perform the work
described in this specification. In general, this includes
replacement roof decking and garage roof and door
header framing.
J. An allowance is to be provided for any unforeseen
additional provisions that become necessary during the
course of the work.
K. In evaluating the existing conditions, it was necessary for
us to make certain assumptions that could not be verified
without destroying otherwise serviceable portions of the
structure and or expending excessive sums. Accordingly,
in performing our evaluation of the existing conditions, we
cannot be responsible for conditions that differ from our
reasonable assumptions and by proceeding with the work
described in this specification, you agree to indemnify,
defend and hold Fay Engineering and its employees
harmless from any loss, damage, cost or expense
resulting there from.
Q. Feild connections for lumber using nailing shall be
fastened with common nails in accordance with IBC
Nailing Schedule, unless noted otherwise.
B. All new construction shall be performed in accordance
with the 2003 International Building Code with local
amendments.
C. Design criteria for structural repairs:
Roof Snow Load: 30 psf
Wind Load: 30 psf,
Roofing Dead Load: 3.5 psf [asphalt shingle]
Attic Live Load: None in garage
Ceiling Dead Load: None in garage
Load Combinations in accordance with 2003 IBC.
D. Repair or replace damaged materials uncovered during
the course of work. Notify Fay Engineering of any
significant new condition uncovered during the work.
E. Dimensions are for reference only. Verify and re-establish
existing dimensions prior to demolition.
F. During the course of the work, the contractor shall be
responsible for all shoring, bracing, and sequencing.
G. Materials and workmanship are subject to the approval of
the engineer, Fay Engineering Corporation.
H. It shall be the contractor's responsibility to inform the
engineer of any conflicts which arise between this
specification and the existing conditions.
L. The contractor shall request a site visit by the engineer for
framing inspection of completed work.
GENERAL NOTES FOR MATERIALS
M. Do not notch or cut existing framing, unless specifically
called out in this specification.
N. All field cut lumber for structural framing shall be Hem Fir
No. 2 [fb = 850 psi], or better.
Contractor shall verify accurate and precise field
measurements of spans, peaks, and slopes to ensure
alignment of repair framing with existing or reused
framing.
P. Lumber fastened using metal hardware shall be Simpson
or an approved equal, and shall utilize nails as furnished
by the manufacturer.
R. Roof Sheathing shall be APA rated Exposure 1 plywood
or OSB.
S. Header and attic beams shall be assembled using
Microllam 1.9E LVLs and shall be installed in accordance
with Manufacturer recommendations and this
specification.
T. Revision 1 incorporates additional repair work for roof
framing above the kitchen and dining room, as this
framing was further inspected after RSI provided roof
deck openings to view the low pitch framing.
1. The engineer's approval must be secured for all
substitutions.
CONSTRUCTION NOTES:
1. Carefully remove existing roof deck planks (typically 1x6
or 1x8) over the house and attached garage. The rear
addition (lower elevation gable roof) does not need new
decking if it is panel decking.
8. Dettach existing 2x8 rafters from the existing ridge board
and remove existing 1x8 collar ties from the these raftes
over the kitchen/dining room and realign ridge to
eliminate sag.
11. The following non-structural items shall be renovated as
determined by the contractor, owner and insurance
company representative:
2. Install new 2x8 rafters in the garage (9 thus) on the north
pitch. Do not notch ends. Provide gradual trimming on
rafter end for bearing seat on new garage doorway
header assembly. Existing rafters may be trimmed back
and sister nailed or removed as needed. New roof deck
panels shall be nailed to the new rafters.
3. Remove existing garage door header beam assembly as
needed to install new members. See Sections A & B on
Sheet S6. New header assembly to have treated lumber
for bearing plate between microllams and brick.
4. Not used.
5. Install staggered sheets of new APA rated 24/16 plywood
sheathing (or thicker) over house and attached garage.
Fasten with 8d nails spaced at 6" o.c. along panel edges
and 12" o.c. in a panel field.
6. Replace exterior trim and additional framing to support
electgric garage door as needed.
9. Install new double Microllam Attic Girder directly
underneath the ridge beam. Assemble with 4x4
post/spacers. See Sheet S7.
10. Provide sister 2x6 ceiling joist against deformed existing
2x6 joists near wall (two locations). Fasten to existing
with 2 10d nails every 12" o.c. Repair interior ceiling at
drywall nail pop outs. Shift all attic electrical to mitigate
wire pinching.
