Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required, the 3rd party inspection report AND THE ORIGINAL PERMIT CARD needs to be dropped
off to the Permit Desk at the City of Wheat Ridge. The report MUST BE SIGNED by the

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE

1. This permit was i9sued in accordance with the provisions set forth in your application and is subject to the laws of the
State of Colorado and to the Zoning Regulations and Building Codes of Wheat Ridge, Colorado or any other applicable
ordinances of the City.
2. This permit shall expire 180 days from the issue date. Requests for an extension must be received prior to expiration
date. An extension may be granted at the discretion of the Building Official.
3. If this permit expires, a new permit may be acquired for a fee of one -half the amount normally required, provided no
changes have been or will be made in the original plans and specifications and any suspension or abandonment has not
exceeded one (1) year. If changes have been or if suspension or abandonment exceeds one (1) year, full fees shall
be paid for a new permit.
4. No work of any manner shall be done that will change the natural flow of water causing a drainage problem.
5. Contractor shall notify the Building Inspector twenty -four (24) hours in advance for all inspections and shall receive
written approval on inspection card before proceeding with successive phases of the job.
6. The issuance of a permit or the approval of drawings and specifications shall not be construed to be a permit for, nor
an approval of, any violation of the provisions of the building codes or any other ordinance, law, rule or regulation.

I have inspected the Hillsten property at 3115 Xeaos St. in Wheat Ridge and find that the
work was done to my specifications.
1. Three helical piers were installed at a torque of 8502 ft-lbs which yields a load
cazrying capacity of approximately 85,000 Ibs (85 kips). The calculated load of
the house on each pier needs to be only 4.7 kips. This gives a load safety factor of
18.
2. Six wall anchors were installed on the south side to a sufficient depth and
distance from the house. They were anchored on the outside to concrete piers and
on the inside to steel plates bearing against the wall such that further movement
inwazd should not happen.

This house is a one-story brick veneer house typical of the construction in the 1950s. It
has a crawl space with a 3 ft high stem wall bearing down on a 2 ft x 2 ft footer. The
footers extend around the periphery of the house and under the centerline of the house.
Cracking in the foundation and the brick veneer has occurred on the north side (right side
of this picture) and on the south side of the house.
Drainage is from the rear of the lot toward the house and from the north side of the house
toward the house. This has caused water to stand along the north side and under the
house. This is evident from cracks in the soil (caking) on the north side and extensively
under the house as seen in the crawl space

This caking indicates that water has been here for some time. Without a deep foundation
system or caissons, this would literally cause the footers to float on a bed of expanding
and contracting soil. There appears to have been more moisture on the north side of the
house, whereas there is more wall cracking on the south side. However this may be due
to different soil conditions on either side.

North side
There is one crack on the north side which is best seen from the craw space. It is about
15 ft from the rear of the house. The crack starts at the footer and extends upward
through the stem wall and is evident on the outside of the house as a fine crack along the
brick. This wall is directly adjacent to soil-caked areas under the house.
South side
The south side has three areas of cracking but only two that show on the inside stem
walls. The center brick crack is probably due to movement from the other two cracks.
The area of movement outlined by the dotted yellow line has cracked horizontally with
the lower portion moveing in, as measured by a level.

This is evident by examining the foundation and stem wall under this portion. The front
most foundation crack is seen to have a smaller crack at the top than at the bottom in the
footer. This means that the
footer moved inward. Also note
the caked soil under the footer, a
sign of standing water.

The rear most crack on the south side also goes through the footer and into the stem wall.
This is also setting directly above an area of soil caking due to water.
Conclusion and recommendations
Considering the extensive soil caking under the house, it is surprising that more
movement is not evident in the structure and in the interior of the house.
However, this can be corrected by 1) Re-directing the drainage so that water flows away
from the foundation and 2) reinforcing the foundation at the present crack locations with
helical piers and wall anchors.
Specific recommendations
1. Regrade the lot so that drainage from the rear and north side is diverted away from the
house. Make sure that water from downspouts is diverted also. Details need to come
from an experienced landscape contractor. Unless this is done, more movement will
occur in the non-pier areas and the present reinforcement will be wasted effort.
2. Drill a helical pier on the north side at the foundation crack and at the south side at the
foundation cracks at approximately the location shown on the engineering drawing.
Spread the supporting load with a four ft long 4"x 4" steel channel.
3. Make sure that the installation torque on the helical piers is adequate to support 4.7
kips per pier. A torque multiplicaton factor of 10 is adequate and should give a large
margin of saftey.
4. Make the wall anchors at a 5 degree angle reinforced with concrete for added strength.

Engineering a single story structure
The weight on each pier is the weight per lineal foot on the outer foundation multiplied by the
number of feet each pier is carrying.
For total load assume:

The house load per square foot is the snow load + roof
structure + first floor structure = 30+10+40=80 psf.

The total house load for a 40x25 ft house will therefore be 80
Ib/sq ft x 1000 sq ft = 80,000 Ibs. This will be divided'/, on the
outer foundation and'/, on inner supports. Doing the math, the
load of the house bearing on the outer foundation = 461
Ibs/lineal ft.
The above are the loads without brick veneer or the load of the
concrete foundation walls. Add to this 315 Ibs/lineal ft of brick
veneer and 450 Ib/lineal ft of stem wall and footer concretef 51 foundation wall. Then brick + foundation +
house =1,181 Ibs/lineal ft supported by piers. For each pier on the Hillsten hous
foundation load, the supporting pier must carry 1181lbs/lineal ft x 4 ft = 4,724 Ibs or 4.7 kips per pier.
