HomeMy WebLinkAbout4310 Wright StreetNOTICE AND ORDER TO PROPERTY OWNER AND ALL CURRENT OCCUPANTS Pursuant to the 1997 Uniform Code for the Abatement of Dangerous Buildings and the 2003 International Building Code, the property owner of record: Robert W. Christensen Jan M. Christensen 11457 W. 75th Avenue Arvada, CO 80005-3525 and all current occupants of the property legally described as: Key 020, Section 20, Township 3, Range 69, NW quarter section, commonly known as 4300 Wright Street, Wheat Ridge, CO 80033 are hereby notified that the above legally described property has, this 28th day of September, 2007, been declared to be a Dangerous Building by the undersigned Building Official of the City of Wheat Ridge, in accordance with Section 302, Subsections 6, 7, 9, 13, 15, 17 of the Uniform Code for the Abatement of Dangerous Buildings, and you are hereby ordered to remove the structures from the property. The specific violations of code are, but not limited to: 2003 International Building Code, Section 105. 1, "Any owner or authorized agent who intends to...move...a building or structure shall first make application to the building official and obtain the required permit. 2003 International Building Code, Section 3408.1, "Structures moved into or within the jurisdiction shall comply with the provisions of this code for new structures." The request for placement of the structures through Special Use permit was denied by the City Council of the City of Wheat Ridge at its' July 9`h , 2007 meeting, thus prohibiting any placement of the structures on the property. You are hereby ordered to remove the structures from the property within seven (7) days of the date of this notice and to notify the Community Development Department when removal is complete. You are further notified that if the structures are not removed within seven (7) days of the daYe of this notice, the Building Official may proceed to cause the structures to be removed and charge the costs thereof against the property or its owner. Any person having any record title or legal interest in the building may appeal from the notice and order or any action of the Building Official to the Board of Appeals, provided the appeal is made in writing as provided in the 1997 Uniform Code for the Abatement of Dangerous Buildings and filed with the Building Official within 30 days from the date of service of such notice and order. Failure to appeal will constitute a waiver of all right to an administrative hearing and determination of the matter. John C.
