I spoke with Randy Slusser, our Chief Building Official, and since the size of the pool is changing we will need a revision submitted for the changes. What we need is the new site plan showing the 16x44 dimensions on it of the pool instead of the 16x40 dimensions that is currently listed. You will need to have your contractor provide you with the spec sheets of the pool for the San Juan Fiberglass Pool - Luxor Shallow Pool. I have attached the revision form please fill that out and bring it in with the requested documents. The copy of the existing site plan can be used just have you make a change to it with the dimensions to 44ft. in length instead of 40ft. Then cost of the pool has changed so the new price will need to be added from the 71,000 to the 83,500. Have your GC and Subs get their licenses renewed and the sub -contractor form signed. The provisions of this appendix shall con- trol the design and construction of swimming pools, spas and hot tubs installed in or on the lot of a one- or two-family dwelling. AG101.2 Pools in flood hazard areas. Pools that are located in flood hazard areas established by Table R301.2(1), includ- ing above -ground pools, on -ground pools and in -ground pools that involve placement of fill, shall comply with Sec- tion AG101.2.1 or AG101.2.2. Doors with direct access to the pool through that wall shall be equipped with an alarm which produces an audible warning when the door and/or its screen, if present, are opened. The alarm shall be listed and labeled in accor- dance with UL 2017. The deactivation switch(es) shall be located at least 54 inches (1372 mm) above the threshold of the door; or 9.3. The swimming pools shells comply with requirements in the ISPSC and the 2012, 2009 and 2006 IRC Section AG103. Swimming pool shells are permanently installed in -ground. All pool shells are either Type O or Type I as shown in Table 1 of this report and comply with Chapter 8 of the ISPSC or ANSI/NSPI-5. 3.2 Installation: San Juan Products pool shells shall be installed in accordance with this report and the manufacturer's installation instructions. All necessary plumbing and electrical work shall comply with the local codes in effect. The conditions shall be investigated by a qualified registered design professional and mitigation measures recommended, if possible. The investigation report and recommendations provided by the registered design professional shall be submitted to the code official for review and approval prior to resuming excavation. The pool excavation profile shall have a minimum over -dig of 6 inches (152 mm) on the sides and 4 inches (102 mm) at the bottom. The backfill for the pool bottom shall consist of structurally stable sand or pea gravel up to a maximum of 3/8 - inch (9.53 mm) diameter and compacted to match the pool floor profile. The pool shell shall sit firmly on compacted backfill and be within 1 inch (25.4 mm) of level. Water -fill and backfill simultaneous operations shall commence with backfill washed in with water. Backfill level and water -fill level shall be approximately the same throughout filling procedure. After completion of the water -fill and backfill operation a bond beam shall be installed in accordance with the manufacturer's installation instructions, and approved by the code official. 4.0 PRODUCT DESCRIPTION The San Juan Products pool details are described in Table 1 of this report by model number. Each unit is one-piece fiberglass construction shop -formed over a mold. The pool has a minimum thickness of '/. inch (6.4 mm) fiberglass - reinforced plastic (FRP), which is composed of roving thermosetting polymer matrix. The surface finish is neopentyl glycol/isophthalic gel coat. 5.0 IDENTIFICATION The Fiber Reinforced Plastic Swimming Pool shells shall be identified as follows: 5.1 A label shall be affixed on at least one of the following: product, packaging, installation instructions or descriptive literature. A label shall also be placed on the installed pool or equipment by the distributor or installer. 5.2 The label shall include the company name or trademark, model number, the IAPMO Uniform ES Mark of Conformity and the Evaluation Report Number (ER -298), and the name of the inspection agency (RADCO) to identify the products recognized in this report. ' The investigation was conducted tn determine the best type of , foundation system for the structures. Recommendations for design and construction based on soil and groundwater conditions have also ' been given. _ Information contained herein is based on a field and laboratory investiqation and experience with similar projects. PROPOSED CONSTRUCPION AND SITE CON:7I'IIONS The structures will be multi-level single family residences with crawl space and/or garden level basements. Full depth basements should be avoided on these lots. A wood frame, wood or brick veneer superstructure will be suppaa:*_ed by a reinforced concrete foundation. The sites are currently vacant and 3re located within a developed portion of the subdivision. The sit.es are relatively flat with no significant topographic relief within the proposed building areas. The qeneral area is underlain Ly shallow bedrock of the Denver/Arapahoe Formation. Vegetation consists of miscellaneous sparse grasses, weeds and ground cover plants typical of recently disturbed qround in the area. _ PROJECT N0. 944862 - April 13, 7994 Page 2 SUBSURFACE CONDITIONS Subsurface conditions were investigated by drilling one foundation design test hole within the approximate buildinq area of each lot. The test hole locations are shown in Figure 1, Test Hole Location Plan. The foundation design test holes were drilled to a depth of 25 feet and samples were taken at various intervals based on soils encoun- tered and anticipated foundation and floor slab bearing depths. Detailed soil and bedrock descriptions and Standard Penetration test results of foundation test holes are shown on Figure 2, Test Hole Logs. Five to eight feet of slightly sandy to sandy, soft clay overlays very silty, slightly clayey sand. Four samples of sandy clay from depths of three and six in TH-1 srtd. TH-3 were tested to determine swell-consolidation potential. Results of these tests are presented in Figure 3. Tests indicate the clay soils have very low to nil swell potential at their natural moisture content. The samples did not swell when saturated and loaded with a surcharge of 1000 psf. Clay soils may experience shrinkage and subsequent swelling with changing moisture content. Surface drainage recommE:ndations contained herein should be followed to help maintain coristant moisture in foundation support soils. Groundwater was encountered durinc'drilling operations in all holes at the depths of five to eight feet, and was present at 24 hours later at the depths of four to five feet. This depth should be representative of the static water table during the time of year holes were drilled. I' i ~ PROJECT N0. 94•2862 April 73. 1994 I.IPage 3 Due to the geologic and topographic location of the site, it is „ possible that the groundwater table will become more shallow during periods of heavy precipitation and high surface infiltration. Groundwater is typically higher during spring and early summer. Groundwater may become shallow enougYi to affect basement areas and cause flooding. Maintaining a baseinent depth of less than four feet below existing grade and drairiage recommendations contained herein should control shallow groundwater and prevent flooding. Soft and saturated soils may be encoiintered at basement foundation bearing depths in the excavation. Potential for problems with shallow groundwater is usually hiqhest during April through June. Stabilization measures may be necessary if soft and/or saturated soils are encountered. Potential for saturated soil problems is moderate to high. Using track mounted excavation equipment will minimize potential for problems wikki saturated soils. FOUNDATION RECOMMENDATIONS The structure should be supported on a continuous spread footing foundation designed for a maximum contact pressure of 2000 pounds per square foot. walls should be designed to withstand an equivalent fluid pressure of 30 pcf irom backfill soils. Isolated pads used to support column loads may be designed for a maximum contact pressure of 2500 F»f based on a minimum pad size of two feet square. Contact pressure should be calculat.ed using full dead load plus full live load. Footing size should be proportioned as much as e PROJECT N0. 94•2862 April 13, 1994 Page 4 practical to maintain even contact pressures and reduce differen- tial settlement. Contact pressures have been calculated based on an allowable settlement potential of 0.25 inches and anticipated swelling pressures. A factor of safety of three was used for bearing capacity determination. Footings should be constructed on ur.disturbed natural soils which are smooth, even and free of trash, debris and rocks over four inches in diameter. Foundations should not be constructed on frozen or saturated soil. INTERIOR FIAOR SLAB CONSTRUCTION The builder should be aware that concrete floor slabs placed on The only positive means of preventirig slab movement is construc- tion of a suspended floor over crawl space. Apparent expansion potential at basement floor depth does not warrant construction of a wood flooz. A wood floor suspended over crawl space would reduce the risk c>F flooding and water damage in below grade habitable space. The following procedures should be implemented to promote better slab performance if some risk of movement and flooding can be tolerated. 1. soils should not be compauted more than necessary for excavation and should not be all:)wed to dry excessively. Concrete slabs should be reinforced with steel mesh and should be separated from all bearing members and utilities to allow independent movement ( i.e., a"floating slab"). 3. Joints should be scored in the slab at maximum 200 square foot areas. 4. A minimum void space of two inr_,hes should be constructed above or below any non-bearing pai-tition walls placed on the slab. In finished areas, any furring strips, dry wall, paneling, etc. should stop a minimum of two inches above the floor slab. 5. Piping should not be placed under the floor slab, if hot water heating is used. A flexible connection should be utilized to allow some movement between the furnace and the heating ducts, if forced air heating is used. 6. Foundation drain systems and landscaping should be completed in strict compliance with recommendations outlined herein to help prevent wetting of slab support soils. DRAIN SYSTEMS Due to the unstable nature of soils when saturated and the potential for excessive surface wat.er infiltration and/or shallow groundwater, drain systems shoulct be constructed around the exterior and interior foundation perimeters. Drain systems should be constructed in accordance with details shown in Figure 5 and graded to a sump pit (or pits) in the basement. Excess water should be i-emoved by an automatic sump pump placed a minimum of three feet below foundation bearing depth. Particular attention should be given to proper grading of drain pipe. Improper grading, such as high or low spots in the drain pipe, could result in damage to the foundation and superstructure by over wetting of foundation beai:•ing soils. PROJECT N0. 94•2862 . Fpril 13, 7994 ' Page 6 A minimum six inch thick layer of washed gravel or crushed rock below the basement floor slab will help control shallow groundwater and prevent flooding. A gravel la'yEer is not required, but should be considered. FOUNDATION BACKFILL Backfill placed against foundation walls should be free of trash and fragments of rock over six inches in maximum diameter, moistened and compacted enough to prevent excessive settlement. Excessive compaction may damage fotandation walls. Foundation walls should be a minimum of seven days old prior to backfilling. All walls over 4.0 feet high should have floor systems in place or be well braced t:o prevent damage from lateral pressure. The area surrounding foundation wal'!s should have a positive slope away from the.walls. A one foot d:rop in elevation for the first ten feet away from walls is recommended. The owner should periodically inspect the surface around the foundation to locate and correct grading problems which may occur due to settlement of foundation backfill. I1,WN AND LFfNDSCAPE IRRIGATION Due to the unstable nature of soils when they are saturated, lawn and landscaping irrigation should be c:ontrolled as much as possible to prevent additional wetting of suhsoils. If a sprinkling system is installed, heads should be placed so that spray does not fall within five feet of foundation walls. PROJECT N0. 94•2862 April 13, 1994 Page 7 Decorative landscaping, such as rock and/or bark should be used in areas directly adjacent to foundation walls. Shrubbery planted within five feet of foundation walls should be hand watered and , this watering should be minimized. Downspouts and sill cocks shou].d not be allowed to discharge directly onto the ground surface. Splash blocks and/or downspout extensions should be used whereve.r possible to discharge water beyond the limits of foundation backfill where backfill soils are not covered by pavement and/or sidewalks. The owner is encouraged to read Landscaping and Home Maintenance on Swellina Soils, Special Publicat.ion No. 14,_ available from the Colorado Geological Survey. Alth:ugh there appears to be limited potential for soil expansion, recommendations contained in the report are still applicable for preventing excess moisture in foundation support soils. INSPECPION AND CONSULTATION In any subsurface investigation it. is necessary to assume condi- tions encountered in the field investigation are representative of the site. However, there are occasions where actual conditions differ from those encountered durirnj the field investigation. Subsurface conditions should be verified through visual inspection of the foundation excavation by a:representative of this office prior to foundation construction.
