Based on an Improvement Location Certificate it appears the structure encroaches+/- 10 inches into
the 5'-0" setback along the south property line.
It is the opinion of the Building Division that due to the structure being constructed with brick
exterior walls, and being considered as non-combustible construction it does not constitute a hazard.
Therefore an administrative variance will not be required far the encroachment.
Please find the attached letter from the adjacent property owner stating they have no problems with

I am writing this letter to request a ten inch administrative variance at 3825 Urban Street. The variance in
question is the side yard setback five foot variance between 3801 and 3825 Urban Street.
We had a detached garage built through a wntractor, R.A.W. Builders. R.A.W. obtained the bailding per-
mit 9575 thro* the cicy. The garage has been inspected on numerous occasions and it was not until the
final inspection on 04/17/00, for the e(ectricity, did the city inspector indicate that °the garage does not ap-
pear to meet the set back requirements."
Our garage, a 16 foot X 34 foot brick swcture, is completed. The inspector is claiming that the garage is
10 inches short of the required five foot variance. 1 have spoken with my neighbor who is directly affected
by this veriance and they have indicated that it is of no concern to them. Please refer to the attached letter
from my neighbor.
We would appreciate it if you woald review our case and permit an administrative variance. Thank you for
your attention to this matter.

Dear Alan White:
I live at 3801 Urban Street, which is one address south of the Nuanes home of
3825 Urban Street. Conrad Nuanes recently built a garage that borders our property to
the north. I have been informed by Conrad Nuanes that the city inspector is claiming that
the gazage is k0 inches short of the required five-foot vaziance.
We are not concerned where the garage was build, and aze not protesting the 10-
inch administrative variance that Conrad Nuanes is requesting.
