There are some items you shouid be aware of, so you are both in the up to speed . I briefly went over some of these items with Gail but myself always being in a hurry thought i would follow up with a note.. UNir$ The prior HVAC Company (only the one who put in the "American Standard" brand RTU's (Roof Top Equipment) did very poor workmanship and should at minimum be resoonsible to prooerlv re-install both units oroaer. I am sure that American Standard's loral representative would be shocked at how their units were installed and would penalize ihat Company for such bad woric. I will detaii a few items for your reference. ' 1. These two newer units will leak rain and snow water into the building through exposed openings left on the bottom of them. (stained ceiling tiles and rotting roof structure will result) ' 2. The electrical power wiring is poody ran exposed and hanging in a haphazard way ~ 3. The naturel gas supply pipes are not supported as per code and are iun in 8 flexrible type of pipe not to ~ "gas pipe code" ~v 4. An intake fresh air opening is too close to the flue gas exhausts of another RTU and does suck in flue v~ tL ?~j l~ gas smell into the building. These openings should be extended away from one another to prevent ~4~ t people inside from getting ill from fumace euhaust fumes) D I 5. The bottom frame members of these both units were "cut ofP' and tossed onto the roof bequse they miss measured how the new RTU's un8s would lay on your roof curb. ~ ' As these items have been there a since the units were instalied. I would consider them not extremely urgent, but you E i'~ f should be made aware of what's been going on up there, no good! I am not trying to soiicit more work in doing repairs (but can handle if the need arise) Rather to help you try to get the other company to be responsible for these two very, very bad installations you paid for.... Mabey in a fair and delicate way that company would stand up and make thing right / maby they won't... i beiieve it is worth a try since any free work done is still free..... and by redoing these units correctly will add value to your building as of now they are a liability. It is entirelv oossible their owner could be completelv un8ware of what is haoneninq in the field and would Now onto other matters: Durina mv last service calt iwo other rtu's have some issues to bring to Rtu # 3~lab)has a grounded compressor (no air conditioning) since the unit is in poor shape installing a new compressor with acid dean-up procedure ($980.00) is not advised, it is currently hea6ng and would not need addressed until next summer (or sooner if heating breaks down again, the heating was just fixed in it during my last serviceso you are aware) I would advise a new RTU unit for this RTU # 9(microqrephics) & RTU # 3(downstairs lab) found a cracked heat exchanger. , A heat exchanger is like a muffler in a car when it cracks it should be deait with because leaking flue gasses can get into the living area and make people ill from fumes. Due to excessive cost of replacing this large piece of welded steel a new RTU unit is the course to take. I am weary of repairing these units because of the high probability ihey'll break down again due to ali the other wom parts on the systems who are decades old, this is my reason for advising new units for you.
