Surface shall be dry and in sound condition. B. Remove oil, dust, dirt, loose rust, peeling paint, or other contamination to ensure good adhesion. C. Mildew: 1. Remove mildew before painting by washing with a solution of one part liquid household bleach and three parts of warm water. 2. Apply solution and scrub mildewed area. 3. Allow solution to remain on surface for ten minutes. 4. Rinse thoroughly with clean water and allow surface to dry forty-eight hours before painting. 5. Wear protective glasses or goggles, waterproof gloves, and protective clothing. 6. Quickly wash off any of mixture that comes in contact with your skin. 7. Do not add detergents or ammonia to bleach/water solution. D. Metals Preparation Methods: 1. Copper and Stainless Steel: Remove all oil, grease, dirt, oxide and other foreign material by cleaning per SSPC-SP 2, Hand Tool Cleaning. E. Plaster Preparation Methods: 1. Shall be allowed to dry thoroughly for at least thirty days before painting, unless products are designed to be used in high pH environments. 2. Room shall be ventilated while drying; in cold damp weather, rooms shall be heated. 3. Damaged areas shall be repaired with an appropriate patching material. 4. Bare plaster shall be cured and hard. 5. Textured, soft, porous, or powdery plaster shall be treated with a solution of one pint household vinegar to one gallon of water. 6. Repeat until surface is hard, rinse with clear water and allow to dry. F. Wood Preparation Methods: 1. Wood - Interior: a. All finishing lumber and flooring shall be stored in dry, warm rooms to prevent absorption of moisture, shrinkage, and roughening of the wood. b. All surfaces shall be sanded smooth, with the grain, never across it. c. Surface blemishes shall be corrected and area cleaned of dust before coating. G. Fax # 235-2949 GRidge NOTICE AND ORDER January 28, 1994 Mr, John Scott 12094 Applewood Knolis Drive Lakewood, CO 80215 After having inspected the premises located at 11361 W. 44th Av~enue, City of Wheat Ridge, Jef£erson County, Co ora o, and under the authority of Section 202 of the Uniform Code for the Abatement of Dangerous Buildings, 1991 Edition, adopted by City Ordinance No. 1992-912, i hereby declare the buildings on the site to be dangerous and public nuisances to be abated by rehabilitation or demolition and removal. The residential structure has been so damaged by fire that the structural strength and stability is materially less than the minimum requirements of the Building Code for new buildings of similar structure, purpose or location. The outbuildings have become so dilapidated as to become (i) an attractive nuisance to childrem (ii) a harbor for vagrants, criminals or immoral persons; or as to (iii) enable persons to resort thereto £or the purpose o£ committing unlawful or immoral acts. Therefore, one or the other of the £ollowing actions must be taken. A. All structures may be brought into conformance with all sections of the Building, Plumbing, Mechanical and Electric Codes of the City. If this option is chosen all permits must be obtained and the wotk physically commenced within 60 days from receipt of this Notice and Order. B. In lieu of the above option the structures must be demolished and removed. A permit must be obtained and the work commenced within 60 days of the receipt of this Notice and Order. The work must be completed within 30 days after commencement. C) k-deAYaPea i£ the required repair or demolition work is not commenced within the time specified, I wiii proceed to cause the work to be done and charge the cost thereof against the property or owners. Any person having a record title or legal interest in the buildings may appeal from this notice and order to the Building Code Advisory Board. The appeal must be made in writing and filed with the building official within 30 days £rom the receipt of the No.tice and Order.
