How ever I am going to require that there will be a smoke separation between the two uniu. So there will need to be a continuous wall between Radio shack and GEN X from floor to roof. There maybe a continuous wall already there. 2) The insulation requirements come from the City of Wheat Ridge Prescriptive Enexgy Code that requires R 19 in walls and R 38 in the ceiling. 3) Both toileu shall comply with ANSI and ADA standands since the occupant load is over 15. The Fim District will usually require a fire alann since it is a requirement of the ANSI and ADA bathrooms and it has been the normal protocol on tenant finishes. 4) Since code will not let you exit through a storage area the new exit is required on the west wall and if the owner wishes they may only use the back door for loading and unloadingsupplies. 5) Looking over our office set of plans there was no mechanical called out. I have the following questions regarding the comments: 1) The commenis call for a 2 hour wall separating the new tenant with the existing fenant (Radio Shack). It is unclear from the IBC where this requiremenf is coming from. The building size (approwmately 10,000 square feet) and construction type (III-B) wifh the proposed occupancy (M Group) would allow for a 4 story 12,500 square foot stivdure, not accounting forfrontage increases. Per 302.3.1, if the entire 6uilding is ❑ble to fit into one designation, then fire separafions are not required. Furfhermore, the proposed occupancy ond the adjacenf occupancy are both M group. Sprinklers are not required as well, since the building is under 12,000 sq ft, so a fire area separation wall is not required. Please advise where I might find a rationale for your proposed 2 hour wall. 2) The insulation requirements you have listed seem fo be for a residential shucture. Per Table 802.2(26), commercial structures shdll have walls no higher than R-1 7 and a ceiling around R-30. Furthermore, where you call out for a R-19 woll where there is currendy a glass wall, do you propose to fill in the glazing to achieve the R vafue? Please advise. 3} Would you be amenable to allowing one of the iwo toilet rooms to become a ADA / ANSI unisex toilet room, or are you requi(ng both to compiy? 4) If we add an additiortal exit door where you propose, would we still need the third exit ot the west glass wall?
