Building Owner's Roof Care and Maintenance Guidelinesve,ul
Thank you for choosing a Mule -Nide Roofing Systeml Following are guidelines on how to care for your roof to help
ensure a long useful service life. The manufacturer's warranty is not a maintenance program or agreement. There are
various items associated with your roof system that are not covered under the warranty. It is the responsibility of the
Building Owner to regularly inspect and maintain the roof.
Mule -Hide strongly recommends the Building Owner institutes an annual maintenance program with written
documentation of any activities on the roof. Maintain a log of maintenance procedures and people accessing the roof.
This aids the building owner in determining the source of any damage to the roof. Your roofing system should be
inspected at least twice a year (once in the spring and once in the fall) and after every major storm. These inspections
should be performed by a Mule -Hide Warranty Eligible Applicator or by someone specially trained in roofing systems.
READ YOUR WARRANTY CAREFULLY BEFORE EXECUTING ANY ROOF -TOP WORK OR FILING OF A CLAIM.
Understand the Terms and Conditions to avoid adversely affecting the warranty.
1. Keep the roof surface clean of debris, especially at drain areas to avoid clogging. Good roofing practice
suggests that water not be allowed to remain on the roof for more than 48 hours after a rain. Keeping the roof
clear of debris will allow for proper water run-off and avoid overloading the roof with standing water.
2. Keep chemical and petroleum products (acids, chemicals, solvents, greases, oils, or any liquids containing
petroleum products) off the membrane to avoid degradation. If swelling occurs, contact Mule -Hide immediately.
3 Do not exhaust kitchen wastes (vegetable oils) or other animal fats directly onto the roof surface. If incidental contact is
likely, contact Mule- Hide for recommendations on preventative measures.
4 TPO and PVC membranes may be used for restaurant roofs but must have a rooftop maintenance program in-
place to ensure that accumulations of animal fats/grease are regularly removed and the membrane surface is
cleaned periodically. See Mule -Hide's Care and Maintenance Overview for specific cleaning instructions.
5. Walkways must be provided if regular rooftop traffic is required, such as servicing of rooftop equipment. Exercise
caution when not walking on walkways, especially on white membranes (White -on -Black EPDM, Elastomeric Acrylic
Coatings, TPO and PVC) since ice or frost build-up may not be visible. All membranes are slippery when wet.
6. When it is necessary for workers to be on the roof to service rooftop equipment, e.g., HVAC units, antennas, etc.,
workers should be cautioned to use walkways and to exercise care with their tools and equipment to avoid
puncturing the roofing membrane. Mule -Hide recommends that the building owner or property manager keep a
"Roof -top Maintenance and Activity Log" to track dates and activities by personnel or other trades.
7. Handprints, footprints, general traffic grime, industrial pollutants and environmental dirt may be cleaned from the surface
of the membrane by scrubbing with detergent and water, then rinsing with clean water. To maximize and maintain
reflectivity, white membrane(s) should be cleaned once every two years.
8. Keep roof maintenance items, such as counterflashings, metal curbs, metal ducts, etc. sealed watertight at all times. All
exposed mastics and sealants regardless of the purpose or function, are required maintenance items to be remediated by
the Building Owner, including but not limited to pitch pan and metal flashing sealants.
9. Loss of granules from mineral surfaced membranes is typical and not a manufacturing defect. In cases of granule loss
that becomes more noticeable, additional surfacing should be applied as directed by Mule -Hide.
10. Protective elastomeric coating systems will oxidize and weather, losing overall dry film thickness. This is normal and
not a defect in the material. Warranties that include an elastomeric coating as a protective surfacing of a membrane
may require periodic recoating at specified intervals to maintain the warranty coverage. The Building Owner is
responsible for all costs to perform any specified recoating.
11. Examine all areas adjacent to the roof, parapet walls and adjoining structures. Damage to items such as masonry,
failing mortar joints, loose or missing sealants, loose stone or tiles, loose and improperly sealed counterflashings,
etc., may be the source of leaks that are inadvertently blamed on the roofing system. These items need to be
addressed by properly trained personnel to avoid damage to the roof system.
12. If any changes are to be made to the roofing system (HVAC equipment, TV antennas, tie-ins to new roofing systems,
etc), contact Mule- Hide for prior approval. Work directly related to the roofing system must be accomplished by a
Mule -Hide Warranty Eligible Contractor.
13 If you have a leak, check for the obvious such as clogged roof drains, broken skylights, loose counterflashings, broken
water pipes, leaking roof units, and storm damage. Note when the leaking occurs. Items such as heavy or light rain, wind
direction, temperature and time of day are important clues for tracking suspected leaks. Does the leak start and stop with
the rain, or does leaking continue after the rain has ceased?
If you believe that the leak is covered under the Mule -Hide warranty, please notify Mule -Hide's Warranty Department at
(800) 786-1492 as soon as possible, and follow up with written notification in accordance with the warranty terms. Leaks
resulting from the deterioration or failure of building components or physical damage are not covered by the Warranty.
The building owner must pay the investigation and repair cost if the problem is found to be outside the scope of the
Warranty.
For temporary repairs in the Mule -Hide membrane, use a one -part urethane sealant and contact Mule -Hide. Do not use
any Asphalt Product to make repairs on any single -ply roof as it WILL degrade the membrane. If any asphalt product is
used on a single -ply roofing membrane, that area will have to be removed and replaced at the Owners expense.
The preceding information for care and maintenance for Mule -Hide roofs is not meant to be exhaustive and is for
illustrative purposes only. Please refer to Mule -Hide's Care and Maintenance Overview literature on the Mule -Hide
website(www.mulehide.coml for more information. Compliance with the above items will aid in assuring a durable,
watertight roofing system.

RE: Building Structural Modification
7125 West 4e Avenue
Wheat Ridge, CO 80033
7ob #0411001-0
Dear Mr. Yang:
(ip)) 477.0044
Cursory observations were made October 26, 2004 of portions of subject building structure for
purposes of considering and recommending method for removal of an approximate 20' 3" by 21'
6" portion of the second floor at the north west quarter of the building west wing.
FINDINGS
The low rise two story office building has 6" thick presumably reinforced concrete masonry units
(CMU) with a brick exterior veneer at rear (north) and left side (west) exterior walls. Wall
height is about 9' 2" from first floor top surface to bottom of second floor. These walls continue
upward to roof line, totaling about 19' 6". A crawlspace is beneath the fi.rst floor. An 18 '/a"
deep with 7 5/8" flange steel beam, probably an ASTM A-36 steel W18 x 60, mins west to east
bisecting the building west wing. This beam is supported by exterior wa11s and at center with an
8" deep with 6'/z";flange steel column, probably an ASTM A-36 steel W8 x 28. This column
extends continuously upward to roof structure. 14" deep steel bar joists at about 2 1 " on center
span from rear ekterior masonry wall to the probably W 18 x 60 steel bea*.n. A secflnd similar
bay of bar;ois'tu span from the probably W 18 x 60 steel beam to the building front (south)
masonry wa1i.
DISCUSSION
Removal of a nors.h west quarter of the second floor raises issuPs concerning reat and left side
masonry walls slenderr.ess and lateral stability. Slenderness cvncerns ratio of wall t:uckness and
height between tra, nsvei:se: sapparting members - presently about 9' 2" and progosed tc double.
Lateral stabiticy is in pe-1 related to pressure from wind upon the walls. Remcval of 2.he bar
joists, which in addition tv siipporting the second floor, eliminExes a diaphragm ?imi, n; wall
slenderness eatio ancl rPs:siing wind pressares. Replacement of the second ;'~oct diaghragm
beneficial aff..;;ts i; - a;aE+.5 is newded.
November 4, 2004
RECOMMENDATIONS
Recommendation is to complete the "ring" of steel about the proposed floor opening to and
connected to the existing probably W l8 x 60. Upon the building rear and left side walis at an
elevation immediately below existing floor joist bearing install continuous double ASTM A-36
steel (typicai)'h x 6 x 8 angles with the 6" legs flush to the walls. Fasten each ofthe angles to
the walls, where solid core filled CMLT or brick is encountered, using 1/z" diameter adhesive
ASTM A-36 steel anchor bolts (Hilti HIT HY 150 System for solid base materials or equal)
embedded 4'/a" at nominally 16" on center. Where hollow CMIJ core cells or similaz voids are
encountered use the Hiiti HIT HI' 20 System for hollow base materials with 6" embedment - i.e.
through the biock. Provide full depth "V" weid (E70xx electrodes, typical) at contact angle ends
at north west building corner, grind flush. Also at the corner install 4" clips, cut from'/z x 6 x 6
angle, upon vertical exposed 6" faces of'/z x 6 x 8 angles with 3" of 1/:" fillet weld at edge of the
clips to each angle. At south end of double angles on west exterior wall, connect to web of
probably W18 x 60 with similar steel clips. Provide 3" lengths of'/o" fillet weld at each clip
edge to angles and beam web. At east perimeter of proposed second floor removal install a W12
x 14 pazallel to the existing floor joists and in line with the existing probably W8 x 28 steel
column. Intent is for ends of the double angles to be installed upon building rear wall to be
centered upon the W12 x 14. Cope a 3" length about an inch deep in the angles 6" face to enable
ends of 8" angle faces to butt with the W12 x 14. Support the W12 x 14 upon 4 x 2 tube steel
(Fy 46 ksi) column with 4" face flush to the CMU wall. Set column upon =>'/z" thick by 6"
x 12" steel (ASTM A-36, typical) bearing plate on footing in crawlspace. Mechanically fasten
steel beazing plate to concrete footer, using'/z" diameter adhesive anchor bolts embedded 4'/<",
as noted above, one each side of the column. Weld column to base plate on at least 3 column
faces with 2" length of'/a" fillet weld. At column top install full thickness =>'/z" thick x 4'/z" x
4'/z" steel bearing plate. This is intended to be the "make-up" plate to compensate for cutting
the column slightly short. Additional "make-up" is also available by installing a thicker base
plate atop the concrete footing. By judiciously selecting bearing plate thickness in increments of
'/a", there is at least an inch available for "adjusting" W 12 x 14 beam elevation to match with the
double angles. Weld column cap bearing plate to beam flange edges and eacposed column faces
with 3" and 2" lengths, respectively, of'/4" fillet welds. Insta114" angle clips at this joint, similar
to as noted above. Weld 8" legs of angles to beam web with 3" of ~/4" fillet. Bear the W 12 x 14
beam at the probably W8 x 28 eacisting column upon a 6" length of 1/z x 6 x 6 angle configured to
be a beam seat. Weld angle beam seat to existing column with 3 each 6" long'/d' fillets at seat
root and sides. Also, connect W12 x 14 beam flange to column with 3 each 5/8" diameter
ASTM A 307 bolts uniformly spaced and through say 10" long'/a x 3 x 3 angles each side of
flange and flush to column - i. e. 9 bolts. And finally, lower flanges of both the existing
probably W 18 x 60 and W l2 x 14 beams need to be stabilized against rotation. At nominal
quarter points of each beam install lengths of'/a x 2 x 2 angle from edge of lower flange to lower
chord ofbar joists. Where W12 x 14 is parallel to existing baz joists eactend angle across
adjacent 4 bar joist lower chords (105"+). Where angle contacts beam flanges and baz joists
weid with 2" of'/4" fillet.

utilities, dimensions, elevations and difficulty of the work can not be totally derived from the
recommended specifications nor the Engineer. The above recommended specifications are only
a general description of scope. The Engineer should be immediately notified should any
encountered existing conditions vary from expected or there occur conflict with
recommendations and orderly progression of the work Since the data, information and
recommended specifications can not be guaranteed, any user of the specifications shall have
assumed the attendant risks. No claim shall be made upon the Engineer for payment on the basis
of encountered wnditions varying from eapected, conflict with the rewmmended specifications

Dear Mr. Yang:
(303) 477•0044
Observations were made February 17 and 18, 2005 of near completed removal of north east
quarter. of second floor and installation of concrete masonry unit / brick wall reinforcement. The
"ring" of steel wall reinforcement about the floor opening appears to have been installed
generally in conformity with my letter recdmmendations of November 4, 2004 and amendment
of 7anuary 3, 2005, as well as November 4, 2004 illustrative sketch. Primary field change for
purpose of expediting installation is &oni recommended adhesive to through the masonry wa11
bolts with reinforcing plates of same diameter and material. Where possible on the north
masonry unit / brick wall new wall reinforcing heavy steel angles have also been welded to the
remnant baz joist embedment into the wa1L The steel angle installed in the crawlspace to support
a single tube steel column is continuous with lower edge upon piers and with specified 3/4"
diameter adhesive bolts fastening it to the concrete foundation walL
Stnxctural modification work appears acceptable and in conformity with municipal building code
requirements.
Sincerely,
. s

Deaz Mr. Yang:
U031 4 77 -0043
A crawlspace is beneath the first floor. An 18 '/a"
deep with 7 5/8" flange steel beam, probably an ASTM A-36 steel W 18 x 60, runs west to east
bisecting the building west wing. This beam is supported by exterior walls and at center with an
8" deep with 6'/z" flange steel column, probably an ASTM A-36 steel W8 x 28. This wlumn
extends continuously upward to roof structure. 14" deep steel baz joists at about 21" on center
span from reaz exterior masonry wall to the probably W 18 x 60 steel beam. A second similaz
bay of bar joists span from the probably W 18 x 60 steel beam to the building front (south)
masonry wall.
DISCUSSION
Removal of a north west quarter of the second floor raises issues concerning rear and left side
masonry walls slenderness and lateral stability. Slenderness concerns ratio of wall thickness and
height between transverse supporting members - presently about 9' 2" and proposed to double.
Lateral stability is in part related to pressure from wind upon the walls. Removal of the bar
joists, which in addition to supporting the second floor, eliminates a diaphragm limiting wall
slenderness ratio and resisting wind pressures. Replacement of the second floor diaphragm
beneficial affects upon the walls is needed.
November 4, 2004
RECOMMENDATIONS
Recommendation is to complete the "ring" of steel about the proposed floor opening to and
connected to the existing probably W 18 x 60. Upon the building rear and left side walls at an
elevation immediately below existing floor joist beazing install continuous double ASTM A-36
steel (typical)'h x 6 x 8 angles with the 6" legs flush to the walls. Fasten each of the angles to
the walls, where solid core filled CMLT or brick is encountered, using'/z" diameter adhesive
ASTM A-36 steel anchor bolts (Hilti HIT HY 150 System for solid base materials or equal)
embedded 4'/d' at nominally 16" on center. Where hollow CMCT core cells or similar voids aze
encountered use the Hiki HIT HY 20 System for hollow base materials with 6" embedment - i.e.
through the block. Provide full depth "V" weld (E70xc electrodes, typical) at contact angle ends
at north west building corner, grind flush. Also at the corner install 4" clips, cut from'/z x 6 x 6
angle, upon vertical exposed 6" faces of'/z x 6 x 8 angles with 3" of'/z" fillet weld at edge of the
clips to each angle. At south end of double angles on west exterior wall, connect to web of
probably W18 x 60 with similaz steel clips. Provide 3" lengths of'/4" fillet weld at each clip
edge to angles and beam web. At east perimeter of proposed second floor removal install a W 12
x 14 parallel to the eacisting floor joists and in line with the existing probably W8 x 28 steel
column. Intent is for ends of the double angles to be installed upon building reaz wall to be
centered upon the W 12 x 14. Cope a 3" length about an inch deep in the angles 6" face to enable
ends of 8" angle faces to butt with the W12 x 14. Support the W 12 x 14 upon 4 x 2 tube steel
(Fy 46 ksi) column with 4" face flush to the CMU wall. Set column upon thick by 6"
x 12" steel (ASTM A-36, typical) bearing plate on footing in crawlspace. Mechanically fasten
steel bearing plate to concrete footer, using'/z" diameter adhesive anchor bolts embedded 4'/a",
as noted above, one each side of the column. Weld column to base plate on at least 3 column
faces with 2" length of'/a" fillet weld. At column top install full thickness '/z" thick x 4'/z" x
4'/~" steel bearing plate. This is intended to be the "make-up" plate to compensate for cutting
the column slightly short. Additional "make-up" is also available by installing a thicker base
plate atop the concrete footing. By judiciously selecting beazing plate thickness in increments of
'/a", there is at least an inch available for "adjusting" W12 x 14 beam elevation to match with the
double angles. Weld column cap bearing plate to beam flange edges and exposed column faces
with 3" and 2" lengths, respectively, of'/a" fillet welds. Insta114" angle clips at this joint, similaz
to as noted above. Weld 8" legs of angles to beam web with 3" of 1/a" fillet. Bear the W 12 x 14
beam at the probably W8 x 28 existing column upon a 6" length of'/z x 6 x 6 angle configured to
be a beam seat. Weld angle beam seat to eacisting column with 3 each 6" long'/4" fillets at seat
root and sides. Also, connect W 12 x 14 beam flange to column with 3 each 5/8" diameter
At nominal
quarter points of each beam install lengths of 1/4 x 2 x 2 angle from edge of lower flange to lower
chord ofbar joists. Where W12 x 14 is parallel to existing baz joists eactend angle across
adjacent 4 bar joist lower chords (105"+). Where angle contacts beam flanges and baz joists
weld with 2" of'/d' fillet.
Recommended specifications defining the work to be done were prepared on the basis of cursory

quarter of second floor and installation of concrete masonry unit / brick wall reinforcement. The
"ring" of steel wall reinforcement about the floor opening appears to have been installed
generally in conformity with my letter recommendations of November 4, 2004 and amendment
of January 3, 2005, as well as November 4, 2004 illustrative sketch. Primary field change for
purpose of expediting installation is from recommended adhesive to through the masonry wall
bolts with reinforcing plates of same diameter and material. Where possible on the north
masonry unit / brick wall new wall reinforcing heavy steel angles have also been welded to the
remnant bar joist embedment into the wall. The steel angle installed in the crawlspace to support
a single tube steel column is continuous with lower edge upon piers and with specified 3/4"
diameter adhesive bolts fastening it to the concrete foundation wall.
Structural modification work appeazs acceptable and in conformity with municipal building code
requirements.
Sincerely,
.

Permit #18188
Dear Chad,
On Friday, February 25, about 1 1 am; Doug Saba of the Pire Department and Ray from the Building
Department came by to inspect the subject property. Fortunately, I was diere to check on my carpet
layers and they were able 4o get in. The appointment was originally set for 2:00 that afternoon with
Doug Saba.
Doug and Rav made a thorough inspection. Doug made minor corrections which mostly have been
done. Doug informed me that I should have had a rough inspection requested. But I assumed that
widi die structural engineer's rough inspection and his inspection letter that i could proceed.
Ho4vever, at this time I will do whatever you require in order to make up for my failed calt on the
rough inspection. While Ray was Ehere, I gave him a copy of the stamped structural engineer s letter
and gave him photographs of the shuctural mfldif cauons. I apologize for the confusion on my part
on the rough inspection and wili at this date do whatever is required to resolve the matter.
Thank you for your help and cooperation.
Sincerely,
Thomas S. Yan
