Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

materials are encountered, Contractor will stop work indefinitely and shall
be entitled to reasonable compensation for all expenses including medical
incurred as a result of the presence of asbestos -containing or toxic
materials at the work site.
S.Insurance: Contractor shall cant' worker's compensation, automobile
liability, and commercial general liability insurance as required by law.
Contractor will furnish certificates upon request Rock's Roofing Inc.'s
liability insurer is 4Corners Insurance Company and can be contacted
through David Leigh 303-366-2311. Customer shall purchase and maintain
builder's risk and property insurance, upon the fill value of the entire
Project, including labor material, and equipment furnished by Contractor,
covering fire, extended coverage, weather, vandalism and theft on the
contractor's equipment is removed from the premises.
6.Changes in the Work: Customer shall be entitled to order changes in
the Work and the total contract price adjusted accordir& and such
requests are made in writing. Contractor is not liable or Customer
decisions or judgments on any color or style selections and/or work
decisions. Shall changes be made to color or style selection after contract is
sired, it must be made in writing.
7.Availability of Site: Contractor shall be provided access to electrical
outlets if applicable and direct access to the work site for the passage of
trucks, materials and direct access to the roof Contractor shall not be
required to begin work until underlying areas are ready and acceptable to
receive Contractor's work and sufficient areas of roof deck are available
and free from dirt, snow, ice, water, or debris to allow continuous full
operation until job completion. The expense of snow, ice, water, or debris
removal and any extra trips by Contractor to the job as a result of the job

8.Site Conditions: Contractor shall not be responsible. for additional
costs due to the existence of utilities, wet insulation, deteriorated deck or
other subsurface or latent conditions that are not disclosed in writing to
Contractor. The raising, disconnection, or re -connection of any
mechanical equipment on the roof that may be necessary for Contractor to
perform the roofing work shall be performed by others or treated as an
extra.
9.Price Volatility: Asphalt, steel products, and other roofing products are
sometimes subject to unusual price volatility due to conditions that are
beyond the control or anticipation of Contractor. If there is a substantial
increase in these or other products between the date of this proposal and
the time when work is to be performed, the amount of this proposal/
contract may be increased to reflect the additional cost to the contractor,
upon submittal of written documentation and advance notice to Customer.
10.Fumes and Vapors: Owner and contractor acknowledge that asphalt
may be heated by Contractor, odors and emission from rooproducts
will be released and noise will be generated as part ofe roofing
operations to be performed by Contractor. Customer shall be responsible
for interior air quality, including controlling HVAC units, intake vents,
windows, doors, and other openings to prevent funs and other odors
from entering the building. Customer is aware that roofing roducts emit
fumes vapors and odors during the application process. Customer shall
hold Contractor harmless from claims from third parties relating to fumes
and odors that are emitted during the normal roofing process.
I I.Damages and Delays: Contractor will not. be responsible for damage
done to Contractor's work by others. Any repairing of the same
Contractor will be charged at regular scheduled iates over a6d above tho
amount of this proposal. Contractor shall not be responsible for loss
damage, or delay caused by circumstances beyond its reasonabl,
control, including but not limited to acts of (rod weather, accident
vandalism, strikes, jurisdictional disputes, failure or delay c
transportation, shortage or inability to obtain materials, equipment o
labor, changes in the work and delays caused by others. In the event o
these occurrences, Contractor's time for performance under thi
proposal shall be extended for a time sufficient to permit completion o
the Work. Contractor shall not be liable for any dams a below the roo
surface due to leaks, be it excessive wind, ice, hail or unforeseec
occurrences during the period of the warranty.
12.Electrical Conduit: Contractor's price is based upon there not bein.

14.Workmg Hours: This proposal is based upon the performance c
all work during Contractor's regular working hours. Extra charges will b
made for overtime and work required to be performed outside c
regular working hours or excessive trips made by Contractor to,job sit
required by Customer including gas mileage and time compensation.
15.Warranty: A manufacturer's warranty shall be Punished b
Customer if a manufacturer's warranty is called for on the face of thi
proposal. It is expressly agreed that in the event of any defects in th
materials furnished pursuant to this contract, Customer shall hav
recourse only against the manufacturer of such material and labor cost
will not be included in any material defect claim.
—16.Tolerances:-All-materials -and- work- shall -be -furnished -in -accordant
with normal industry tolerances for color, variation, thickness, size
weft, amount, finish, texture, and performance standards. Custome
understands that new material color variation is due to age and is outsid
reasonable control of Contractor. Specified quantities are intended t,
represent an average over the entire roof area and any material in excel
of material used is the property of Contractor.
17.Mold: Customer will make periodic inspections for signs of wate
intrusion and act promptly including notice to Contractor if Custome
believes there are root leales to correct the condition. Upon receivin
notice, Contractor will make repairs promptly to the best of abilit3
Contractor is not responsible for indoor air quality, mold mildew or an
alleged injury resulting therefrom. Customer shall hold harmless an�
indemnify Contractor from claims due to poor indoor air quality an,
resulting from a failure by Customer to maintain the interior of th
building in a manner to avoid growth of mold.
18.Material References: Contractor is not responsible for the actin
verification of technical specification of product manufacturer, i.e., 1
value or ASTM or UL compliance, but rather the materials used ar
represented as such by the material manufacturer.
19.Arbitration: If a dispute shall arise between Contractor an,
Customer with resect to any matters relating to this Agreement or th
breach thereof, Contractor and Customer will seek to mediate th
dispute. If mediation is not successful, arbitration shall be administere,
by and conducted in accordance with the Construction Industr
Arbitration Rules of the American Arbitration Association unless th
parties mutually agree otherwise. This Agreement to arbitrate shall b
specifically enforceable under the prevailing arbitration law. The awar
rendered by the arbitrators shall be final, and judgment may be entere
Von it in anCourt havurg jurisdiction thereof. Any legal claim again
Contractor alleging any breach of this contract by negligence b

20.Insurance Claims: By signing this agreement the homeowne
authorizes Rock's Roofing, Inc. to pursue the insurance company at th
homeowner's best interest for a roof replacement or repair at a pric
that is agreeable to the insurance company and to Rocks Roofing Inc
with no additional cost to the homeowner except for their deductible
