In order to pass a final inspection on commercial elastomeric or similar type roofing, a
letter of inspection and approval from the manufacturer technical representative stating
that "the application of the roof at (project address) has been applied in accordance with
the installation instruction for (roof material brand name) roof covering" is required to
be on site at the time of final inspection.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
Mid -roof inspections may be called in at the same time, 100 percent of the sheathing must
be complete and 25-75 percent of the midroof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. A ladder extending 3
feet above the roof eave and secured in place is required to be provided for all roof
inspections. Roof ventilation is required to comply with applicable codes and/or
manufacturer installation instructions, whichever is more stringent.

Please let this letter serve as a follow -up to our June 18, 2012 phone conversation regarding
signage on property at 9160 W. 44 Avenue.
The property in question is a single parcel with a single primary structure. It is my understanding
that the building is shmedby two tenants: Adolph's Import Repair and Gently Used, LLC. The
subject property is zoned Commercial -One (C -1) and is subject to the standard sign regulations
established in Article VII of Chapter 26 of the City of Wheat Ridge Municipal Code. I have
outlined below the sign regulations as they apply to your property.
Per section 26 -710 of the sign code, one (1) freestanding sign is permitted per parcel per street
frontage. A property with two or more businesses is not permitted to have additional freestanding
signs; however, the code does allow the sign area to be larger for multi-tenant buildings.
Because your property has frontage on W. 44 Avenue, you are permitted to have one (1)
freestanding sign. Jefferson County Assessor records indicate that the building size is 4,963
square feet: Based on this building size, and because your propertyhas two tenants, I have
determined that the size of the freestanding sign may be up to 146 square feet. For double -faced
signs, each sign face can have the maximum square footage allowed.
There is an existing freestanding sign at the northeast comer of the property, and it includes one
sign cabinet that advertises for one business on the property. It appears that the sign is considered
nonconforming because of its close proximity to W. 44 Avenue. Under current standards a sign
that is 7 to 15 feet in height is required to be 10 feet from the front property line.
This being the case I can suggest two options to provide signage for both businesses:
1. Add a second cabinet on the existing pole, below the existing cabinet. The additional
cabinet may extend no closer to W. 44 Avenue thm the leading edge of the existing sign,
and the new cabinet may not increase the overall height of the sign. A building permit will
be required.

2. Remove the existing pole sign and replace it with anew freestanding sign that conforms to
current standards in regards to height, setback, and overall size. A building permit will be
required.
A building permit application was recently submitted on June 6, 2012 by Front Range Sign Co.
which proposed a wall sign for Gently Used and a new (second) freestanding sign on the property
It was explained to the sign contractor that the property is only permitted to have one (1)
freestanding sign Therefore, the freestanding sign was derded, but a permit for the wall sign was
approved on June 12, 2012.
I have enclosed with this letter a copy of the commercial sign chart which includes standards for
all types of signs. You will notice that in addition to the one (1) freestanding sign permitted on
the property, each business is permitted to have its own wall sign, and each business may have a
portable A -frame sign.
