Proposed Construction: A single-story addition is proposed. The foundation plan prepared by Mountain Design Group, Project No. 05-009, Sheet 52.0, dated 02-07-05 indicated an allowable soil bearing pressure of 1500 psf was required. Some of the proposed footings will be eccentric- ally loaded where located adjacent to existing structures. Subsurface Conditions: The subsurface conditions were observed in two test pits. The pits were excavated near the southwest comer and on the west side of the existing building to depths of about 3 feet and 6 feet, respectively. The test pits revealed thin layers of fill consisting of a road base material or clayey sand. The fills extended to depths of about 6 inches to 1 foot. The fill was underlain by a natural slightly silty to silty sand with some gravel and cobbles. Zones of loose sand were observed in the test pits. Ground water was not observed in the test pits. Recommendations: The natural granular soils observed in the test pits are suitable to support foundations designed for a masimum allowable soil beazing pressure of 1500 ps£ Foundations should be designed for a minimum footing width of 16 inches for continuous footings and 24 inches of isolated pads. Walls should be reinforced to span an unsupported length of 10 feet. Steel reinforcement must satisfy the appropriate building department requirements and the structural design. Footings should be covered with a minimum of 30 inches of soil for frost protection. Based on our observations, some of the sand appeared to be loose and there is a potential for differential settlement to occur between the existing and proposed structures. A shaker plate attached to a backhoe ann would be suitable for this purpose. Several passes across the surface of the foundation bearing level with the compactor should be performed. Existing fill or organic materials, if encountered, should be removed from beneath the proposed foundafions. The onsite granular soil, excluding the cobbles, is suitable for reuse as fill beneath foundations. Fills placed beneath foundations should be compacted to at least 98 percent of the standard Proctor maximum dry density (ASTM D 698). Excavations: Excavations should not remain open for extended periods of time, permitting wett- ing or drying of the bearing materials. Moisture changes of the beazing materials may increase the risk for movement. The materials encountered within the depth of excavations on site are categorized as Type C soils according the Occupational Safety and Health Administration (OSHA). Based on published OSHA guidelines, the temporary excavations in the near surface Type C soils can have a maximum temporary slope of 1.5:1.0 (horizontal:vertical). Exceeding this inclination will increase the chance of deformation, especially over a long time period. Some localized deformation of the bank may occur, especially during wet weather, loading or with vibrations. Caze should be taken when working near the sides of the excavation at all times, and the slopes should be monitored by onsite personnel during construction for evidence of sloughing, bulging or toppling of the sidewalls or cracking at the ground surface. Surcharge loading at the top of the cut by equipment, materials, or vehicles must be avoided, since surcharge loading will increase the risk of caving. Tnformation regarding temporary excavation slopes is being provided for preliminary pianning purposes only. The contractors "competent person", as required by OSHA regulations, should do final evaluation of excavation slopes and sidewall materials. The contractor should not undermine the foundations of the existing and adjacent shuctures. Slab-on-grade Constnxction: The materials encountered near anticipated slab elevations consist of a thin layer of fill. The natural soils aze assumed to have a nil expansion potential. Slab-on-grade constnxction will have a nil to low risk for movement and cracking due to expansive soils. Some slab movement is possible due to consolidating fill or soils. Potential settlement can be reduced by densifying the fill materials and natural soils. Fills in excess of 6 inches in thiclrness should be removed down to the underlying natural soils. The underlying soils should be scarified and compacted. Thinner layers of fill can be scarified and compacted in place. The road base fill and natural granular soils (excluding cobbles) aze suitable far use as sub- floor fill. Loose natural soils observed at the slab subgrade levels should be densified with several passes of with a vibratory compactor similar to that discusses above. Sub-floor materials should be compacted to at least 95 percent of the standard Proctar maximum dry density. Slabs constructed on grade should be constructed as "floating" slabs, which aze free to move in the vertical direction. The slabs should not be attached to interior or exterior bearing members. Slabs should be separated from exterior walls and interior bearing members: Vertical movement of the slabs should not be restricted. 2. Slab bearing partitions should be min;m;zed. Where such partitions are necessary, a slip joint should be consriucted to allow free vertical movement of the partitions. Slip joints should allow at least 1 inch of vertical movement and should be monitored and maintained by the owner after construction. 3. Underslab plumbing should be eliminated where feasible. Where such plumbing is unavoidable it should be thoroughly pressure tested during construction. 4. Plumbing and utilifles, which pass through the slab, should be isolated from the slab with expansion joint material. 5. If a forced air heating system is used and the fiunace is located on the siab, we recommend provision of a collapsible connection between the fiunace and the ductwork. The above design and construction criteria will not prevent movement, but will reduce damage if movement occurs. Surface Drainaee: The risk for wetting of foundation soils can be reduced by carefully planned and maintained surface drainage. The following precautions should be observed during construction and be maintained at all times after the structure is completed. 1. Excessive wetting or drying of open foundation excavations should be avoided as much as possible during conshuction. 2. Backfill adjacent to foundation walls should be moistened and compacted. Any settlement of backfill after completion of the structure should be repaired and positive drainage reestablished. 3. The ground surface surrounding the shucture should be sloped to drain away from the structure in a11 directions. A m;n;mum slope of 12 inches in the first 10 feet should be established and maintained after conshuction. 4. Roof downspouts and drains should discharge to the surface well beyond the limits of all backfill and irrigated landscaping should not be placed within 10 feet of the foundation walls. 5. Plastic membranes should not be used to cover the ground surface immediately surrounding the siructure. These membranes can trap moishxre and prevent normal evaporafion from occurring. A. Generally: No deposit and/or extractive operation shall be permitted in any district except in the manner prescribed herein. It is the intent and purpose of this section to establish reasonable uniform limitations, safeguards and controls in the City of Wheat Ridge for the conservation and wise utilization of property through deposit and/or extraction of soil, sand, gravel, rock, minerals and other similar resources. However, a primary intent and purpose is to protect surrounding properties from adverse impacts, including, but not limited to, drainage problems, soil erosion, traffic problems, changes in ground elevation relative to adjacent properties, etc., which may be created by such operations. All fees shall be in accordance with those fees established by the Uniform Building Code. Any fill operation which is proposed for a parcel located within a 100-year floodplain shall additionally comply with the Flood Plain Zoning Ordinance, Article Vlll of this Chapter. B. Schedule of operations, including compietion date. 1.
