The existing sign is considered a non-conforming pursuant to Section 26-709 of the Wheat Ridge Code of Laws. Section 26-709 specifies that all freestanding signs must be located in a landscaped area. You may replace the face of the existing sign with an identical size sign (4 feet by 5 feet) under the non-conforming section of the Code. Another option to consider is to landscape the ground under the sign. If landscaping is installed, the proposed four-foot by eight-foot sign may be installed, provided all other standards are met. 2. You should also be aware that the maximum height for a freestanding sign is fifteen feet. Given a fifteen-foot high sign, the leading edge of the sign must be setback from the western property line a minimum of ten feet, and from the northern property line a minimum often feet.
