This addition would be completed in four phases: 1) concrete work; 2) framing; 3) exteriot veneer and siding and 4) interior finishing. Existing construction which would not be altered includes an existing roof on 2 foot centered 2 X 6's. The roof is covered with 40 year, 2 layer dimensional shingles installed 5 or 6 years ago. Two brick walls which aze currently on the exterior of the house will form the north and east walls of the new sunroom. Concrete work- This involves removing an existing 4 inch slab which is unreinforced and replacing it with a 36 inch rebar reinforced footer and a 4 inch wire mesh reinforced slab which will form the floor of the sunroom. The concrete will be poured in 3 sepazate pours- the stem wall base, then the ver[ical stem, then the 4 inch inner slab. Framing- The framing will be 2 X 4 stud wall on 16 inch centers, with tc'aditional window and door headers and will support the existing roof. There is currently a soffit with approximately 24 inch overhang. Because the new stud wall will be slightly further "south", the new eaves will have an approximately 16 inch overhang. Exterior veneer- The lower part of the exterior wall will be brick which matches as much as possible the existing exterior brick walls of the property. There will be a knee wall approximately 2 feet in height, with additional 1 foot "risers" between the doors and windows. Above this will most likely be cedaz or other exterior wood siding. It is possible we may want to brick the entire exterior elevation after we see what it looks like. If we decide to do this, the brick above the windows and doors will, of course, be supported with steel shelves. lnterior finishing- The new walls will be insulated and finished in textured drywall. It will not be heated. There will be no plumbing in the new room. An existing exterior spigot will be routed under the new slab to the new exterior of the house. There will be minimal new wiring in the room, probably 4 or 5 duplex outlets only and these will be on a separate breaker. Hopefully, this will help to clarify the attached drawings. consideration.
