2. This. permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and maybe subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.

5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required

As noted on the plan, there is no layout associated with this project. The plumbing called out was requested as a
contingency for any future project that the homeowner may want to do or have done. Since the walls will be
finished, it seems reasonable to have this work already done and approved as a contingency. To repeat, there is
no further development in that area that is a part of this permitted project. I would assume that if adding a bar,
serving area, or kitchen, the party doing that work will do it under permit.

Dear Mr. Cressman
As requested, a site visit was performed May 16, 2019 at the above address to observe the existing foundation walls with
respect to modification of two basement windows. The residence is a ranch style frame structure with brick exterior over
a full basement built in 1952. For the purpose of this report, the residence faces south.
It is our understanding that the two existing window openings in the east wall of the basement are to be modified to
accommodate emergency egress from the basement in accordance with Wheat Ridge Building Department requirements
and the 2012 IRC building code. The bottoms of the existing openings are to be extended to accommodate a sill height on
the order of 38 inches. The width of the openings will not be altered and the existing concrete wall above the windows
will remain.
The required loads in Wheat Ridge include a roof snow load of 30 psf, wind load of 105 -mph exposure "C", and seismic
design category B. The foundation with the modified openings as described is considered adequate to support the
required loads. It is recommended that the wall areas adjacent the new windows are backfilled in thin lifts and compacted
to minimize backfill settlement. The ground surface should be paved or sloped to direct surface drainage away from the
window and foundation.
In addition, an existing basement wall is to be removed as part of a basement remodel. The wall is at the west end of the
basement from the stairway to the west wall. At present, the wall consists of a 3-2x12 beam supported by 2x4 studs at 16"
spacing. Structural analysis was performed to determine the beam size to support the required loads. The new beam
should be a 2 -ply 1.75"x9.5" 1.9E LVL section supported on the existing foundation at the west end and the existing 4x4
post adjacent the stairs. Alternative beams include 4-2x12 DF #2 or a single 11.25" LVL attached to 2-2xl2's with 2 rows
of 16d nails or SDS25300 screws at 12" staggered spacing on each side. Temporary support of the floor is required
during construction.
The recommendations in this report are based on observable conditions. HOSKINS ENGINEERING, INC. does not
accept any liability for unknown defects in the design or construction of the original structure at this site.

Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Midroof & Final Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be
required, the 3rd party inspection report AND THE ORIGINAL PERMIT CARD needs to be dropped
