The roof will be subject to design loads of 30 psf snow load, a wind load of 105 mph, 3 -sec gust, exposure C and seismic design category B. The panels and racking will add a dead load of approximately 4 psf to the roof. The roof structure appears to be pre-engineered wood trusses at 24". 1. The review confirms that the existing structure is adequate to support these -loads. This assumes that the supports from the panel racks are spaced at 72" (on the 24" oc trusses) and that vertically adjacent panel feet do not bear on the same truss but are staggered over the trusses so that each truss under the panels supports some load. The baseplates are to be attached to the trusses with 5/16" diameter stainless steel lag screws with a minimum penetration of 2" into the truss top chords. Panels are to be secured to the baseplates per the manufacturer's recommendations. It should be noted that only a portion of the roof structure was reviewed. We do not assume responsibility for any construction flaws or defects that may currently exist or are caused by the proposed installation. Construction will be wood frame and brick/stone veneer. Basement construction is anticipated for the main residence. The garage/shop will be slab-on- grade construction. The investigation was undertaken to evaluate site geotechnical conditions and to present excavation and construction considerations based upon the geotechnical conditions encountered. The conciusions and recommendations are based upon the review of the data gathered during the field investigation and upon our experience with similar geotechnical investigations. The scope of services for this phase of the project consists of an engineering reconnaissance of the site, field exploration, laboratory testing program, and engineering analysis. Factual data gathered during the field investigation is presented in Figures 1 through 3. 1 PROPOSED CONSTRUCTION Proposed construction consists of a partially finished basement under the main residence and slab-on-grade construction for the garage/shop. Excavation for below grade construction is anticipated to be less than 7 feet below the existing site grade. Utility excavations for water and sewer are not expected to be deeper than 9 feet for the main residence and 4 feetforthe detached garage, respectively. Currently, the site is located in a developed area of the City of Wheat Ridge with single family residences surrounding the property on the south, west, and north sides. Along the east property line, the adjacent properties are a small farm and the Glory of God Lutheran Church. Access to the site is from West 38' Avenue through a dedicated easement across the 2 properties located at 12300 and 12310 West 38' Avenue. 2 FIELD INVESTIGATION The site was investigated by drilling 2 test holes, 1 within the proposed buIlding footprint of the residence and 1 near the proposed detached garage area to investigate the subsoils in the areas of anticipated excavation and construction. Test Hole #1 was located near garage/shop area and test hole /t2 was located in the area of the main residence. The test holes were located in the field based upon field taping measurement. Boring elevations were based upon the site survey supplied by Lane Engineering Services, Inc. The test holes were advanced using a CME 75 truck-mounted drill rig. Four-inch diameter solid stem augers were used to drill to depths where sampling was selected. At selected elevations, a 2.5-inch diameter (Dames and Moore) sampler was lowered down the drill hole. A 140-pound hammer dropping 30 inches was used to advance the sampler into the subsurface soils. The number of hammer drops ("blow" count) was recorded for a specified depth of sampler penetration. Penetration resistance is useful in determining subsoil consistency including densiry and/or hardness. Samples were collected in brass ring liners that were placed in the interior of the sampler. The samples were logged in the field and transported to Terracon, Inc. for laboratory testing. 3 Upon completion of the drilling and sampling program, the test holes were checked for total depth and for free water. The test holes were then covered and checked 24 hours after drilling for observation of free water. The subsoil conditions on the site was investigated by drilling 2 test holes at the site (refer to Figure 1). The soils encountered in both test holes were logged during the drilling operations, and samples of the soils were taken at various depths to outline the subsoil conditions beneath the site. In general, the subsoils are fairly uniform across the site but vary with depth (refer to Figure 2). Approximately, 0 to 3.5 feet of manmade fill (silty sand) was encountered over 12.5 to 19 feet of sandy clay to the entire depth explored in the test hole. Groundwater was not encountered during drIliing in either test hole nor when checked 24 hours after drilling. Laboratory testing conducted on 2 samples collected at the site indicated the following: 4 Swell/Consolidation Test Data` ' Refer to Figures 3 and 4 for laboratory testing data. FOLINDATION RECONAWNDATIONS The type of foundation selected to support the proposed structures is based upon several considerauons including the depth of the excavation, the subsoil encountered at that depth and the depth to groundwater. Based upon the results of our field investigation, it is our opinion that the structures should be supported on narrow spread footings placed on the silty sands and sandy clays. The footings should be designed for a maximum soil bearing pressure of 2500 pounds per square foot (psfl. The footings on the lower level should be designed with a minimum dead load of 800 pounds per square foot. Footings should be proportioned as much as possibie to minimize any differential settlement. 5 The bottom of the footings should be placed a minimum of 36 inches below final grade for frost protection. In areas where dead load requirements cannot be achieved with a narrow spread footing, the footing can be eliminated and the wall placed directly on "grade". Any loose or otherwise unsuitable material should be removed from beneath area of footing construction. We should be called to observe both the excavation and construction of the footing to verify compliance with our recommendations. INTERIOR FLOOR SLAB CONSTRUCTION Depending upon the extent of the excavation, the soils countered at the site are stable at their natural moisture contents, however, based upon the laboratory testing may swell when wetted. The builder/owner should understand that there is some risk associated with slab-on-grade construction. The Colorado Association of Geotechnical Engineers (CAGE) has categorized Slab Performance Risk Categories for potential slab impact/movement. These categories are as follows: 6 Slab Performance Risk Category Representative Percent Swell (500 psf surcharge) Representative Percent Swell (1000 psf surcharge) Low 0 to less than 3 0 to less than 2 Moderate 3 to less than 5 2 to less than 4 High 5 to less than 6 4 to less than 6 Very High 8 or more 6 or more Note: The representative percent swell values are no[ necessarIly measured values; rather they are a judgment of the swell of the soil and/or bedrock profile likely to influence slab performance. Based upon our review of fieid drilling logs, if the extent of the excavation can be minimized to not extend below 7 feet, the soil supporting the basement slab would be considered "moderate". According to CAGE, interior slabs that are supported by low to moderate category risk soils are appropriate for slab on grade construction. If the builder/owner is willing to assume the risk of some potential movement, the following recommendations should be nnplemented to reduce the potential soil-related concerns with respect to interior floor slab construction: 1. Separate the slab from all bearing members and utility lines to allow independent movement (i. e., construct a"floating" slab). In addition, positive control joints should be provided at the junction of the slab with foundation walls. 2. Joints should be scored in the slab at masnnum 200 square foot areas. 7 3. Construct a min;mum 2-inch void space above or below partitions placed on the slab. In finished areas, all furring strips, drywall, doorjambs, panelling, etc. should stop 2 inches from the top of the slab. 4. If a forced air furnace is used, a minimum 2-inch collapsible connection should be provided between the furnace and the heat ducts. If hot water heating is used we recommend that the piping not be placed under the floor slab. DRAIN SYSTEM Construction of foundations and slab systems on the site should correspond to recommendations previously outlined in this report. In addition, we recommend that a drain system be installed around the exterior perimeter of the structure be installed to reduce potential water from the surface infiltration from wetting foundation and slab supporting soils. The drain system should be composed of a minimum 4-inch diameter perforated pipe embedded in a minimum of six inches of clean gravel (0.75 inch size)(refer to Figure 5). The dram should be underlain with polyethylene (plastic) and covered with either filter fabric or perforated felt paper. 8 The grade of the drain should have a positive slope around the perimeter of the foundation. The drain system should be led to a positive gravity outfall. The drain system should be graded to a sump pit allowing pump discharge. A pump would not be required until actual water accumulation occurs, and the amount of water could not be bailed from the sump. BACKFILL AND SURFACE DRAINAGE CONSIDERATIONS The foundation soils should be prevented from being wetted after construction. Generally, this can be accompiished by insuring that the backfill around the foundauon walls will not settle after completion of construction, and that the backfill materiai is somewhat pervious. Backf'ill placed against the foundation should be free of trash, frozen materials and/or any other deleterious materials. The use of the onsite soils is acceptable providing the material can be placed in a manner that will not allow the formation of voids when placed in backfill areas. We recommend that the backfill be compacted during placement to reduce the likelihood of future settlement. The backfill should be moistened and compacted in areas where backfill will support sidewalks and exterior pavements. 9 The final exterior groundsurface should be positively graded away from the foundation. We recommend a minimum of 1-foot drop in the first 10 feet be maintained in areas that are not covered by pavements or sidewalks. If decora6ve landscaping that requires periodic irrigation is planned, we recommend that all sprinkler heads be piaced so that the spray under full pressure does not fall within 5 feet of the foundation walls. Consideration should be given to using decorative rock landscaping or other sunilar type ground cover adjacent to foundation walls, which does not require watering. If plantings requiring watering are planned, we recommend plants requiring minimum or no irrigation such as succulents be used in areas immediately adjacent to the foundation. Downspouts, sill cocks and the sump outfall should discharge beyond the lnnits of the backfill. We recommend the use of splash blocks and/or downspout extensions to achieve these conditions. LIMITATIONS AND FINAL DESIGN REVIEW This report has been prepared for the exclusive use of providing fmal geotechnical design criteria for the proposed single family residence construction. These criteria were selected in accordance with generally accepted soil and foundation engineering practices, and was based upon the data 10 gathered during our field investigation. No other warranty is expressed or unplied. In any subsoil investigation it is possible that the drilling and sampling program may not accurately represent the subsoIl conditions. Vaziations in subsoil strata are possible and may not become apparent until foundation excavation is completed. Therefore, we recommend that the geotechnical engineer be provided the opportuniry to observe the subsoil conditions after the excavation for the foundation has been completed. In the eventthat any changes in the nature or design of the project are planned, the conclusions and recommendations contained in this report shall not be considered valid unless the changes are reviewed and the conclusions of this report modified in writing.
