Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Midroof & Final Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be
required, the 3rd party inspection report AND THE ORIGINAL PERMIT CARD needs to be dropped
off to the Permit Desk at the City of Wheat Ridge. The report MUST BE SIGNED by the

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and maybe subject to a fee equal to one-half of the originalpermit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of

Both sides of this document, including the terms and conditions below, and any agreement executed in writing, pursuant thereto, between Walter
Construction LLC (the "Company') and the property owner(s) or property owner's representative(s), hereby referred to as the "Customer", are
subject to the laws in effect in the State in which it has been signed and executed.
ANY REPRESENTA T ION, STATEMENT, OR OTHER COMMUNICATIONS NOT WRITTEN IN THIS AGREEMENT, OR MADE IN WRITING PURSUANT THERETO, ARE AGREED TO BE INVALID,
AND NOT RELIED ON BY EITHER PARTY AND DO NOT SURVIVE THE EXECUTION OF THIS AGREEMENT.
1. This agreement is subject to the pricing approval of the management of WALTER CONSTRUCTION LLC.
2. You have the right to rescind this contract and obtain a full refund of any deposit within 72 hours after entering the contract If
you plan to use the proceeds of a property and casualty insurance policy to pay for the roofing work, you may rescind this
contract within 72 hours after you receive written notice from the property and casualty insurer that your claim has been
denied in whole or in part However, the "Company" is entitled to retain payments or deposits to compensate The "Company"
for roofing work actually performed in a workmanlike manner consistent with standard roofing industry practices. The
"Company" cannot pay, waive, rebate, or promise to pay, waive or rebate all or part of any insurance deductible applicable to
the insurance claim for payment for roofing work on your property.
3. The "Full Scope of Insurance Proceeds" shall be defined as the full price for repairs and replacements allowed by the insurance
company.
4. The full amount of all money as specified by an agreed price, or as specified by the "Full Scope of Insurance Proceeds" does not
include any extras such as carpentry repairs, or any other repairs not specified or visibly evident, and not covered by the "Full
Scope of Insurance Proceeds", that are necessary to complete the repair process as required by local building codes, and, building
officials, or to satisfy cosmetically, the "Customer".
5. The "Company" reserves the right to supplement the insurance Company for increases in the "Full Scope of Insurance Proceeds',
and/or documented price increases. "Customer" agrees that these supplements are to be paid to the "Company" upon receipt of
these supplements from the Insurance Company.
6. The "Company" understands that that fund availability may be determined by other third parties and as such will reschedule all
payments accordingly.
7. All changes and deviations in the work ordered by the customer must be in writing. The contract sum being increased or decreased
accordingly by the Company. Any claims for increases in the cost of the work must be presented by the "Company" to the Customer
in writing, and written approval of the "Customer" shall be obtained by the "Company' before proceeding with the ordered change
or revision.
8. The agreement cannot be cancelled once material has been delivered to your job site, without mutual agreement of both parties.
9. The "Company" will not be responsible for slight scratching or denting of gutters, damaged flowers, minor broken branches on
plants and shrubbery.
10. The "Company" agrees to re -execute any work which does not conform to local codes and specifications, warrants the work
performed, and agrees to remedy any defects resulting, from faulty workmanship which shall become evident during a period Of
five years after completion of the work All material defects shall be handled by the Manufacturers' warranties.
11. The "Company" is not responsible for damage below the roof due to leaks caused by excessive wind greater than 60mph, ice
damming, hail, at any time during the construction process, or the "Company's" warranty period.
12. In the event the "Company" is delayed in the prosecution of the work by acts of God, fire, flood or any other casualties; or by labor
strikes, late delivery of materials, or by neglect of the "Customer"; the time for completion of the work shall be extended the same
period as the delay occasioned by any of the aforementioned causes.
13. The "Company' carries workers' compensation, automobile and commercial general liability (bodily injury and property damage)
insurance. A Certificate of Insurance identifying our insurance carrier and the types and amounts of coverage and our insurance
contract information and can/will be provided to the "Customer" and is incorporated herein by reference and should be considered
as part of this contract
14. Neither the "Customer" nor "Company" shall have the right to assign any rights or interest occurring under this agreement without
the written consent of the other, nor shall the "Company" assign any sums due, or become due, to him under the provisions of this
agreement
15. The "Company" and the "Customer" agree to settle all disputes in accordance with the laws of Colorado and the county in which the
agreement is executed.
16. Attorney's fees and court costs shall be paid by the losing party in the event that Judgment must be, and is, obtained to enforce this
agreement or any breach thereof.

This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
