There are three problem areas that I see. One of them is the surface nailing o£ the selvage type of roo£ing, The Asphalt Roo£ing Manufacturers Association recommends blind nailing £or maximum service life. They also allow surface nailing on roofs that are at least at a slope of two inches per £oot. Either method conforms to the UBC. The few sharp creases may cause a problem down the road. The roo£ing should have been rolled up high enough to go under the metal skylight edges. In lieu of that, you should install a metal counter flashing. That will slip up under the metal cap without distorting it. The other area that is leaking is at the evaporative cooler. This, by the way, was installed in 1980, so it was there when you reroofed. The only way i can see to correct this probiem is by sealing a£iberglass membrane up on the short (there is not much room) duct work. I was able to insert a key in an opening between duct and roof £lashing. 2 believe the problems can be corrected with you and discuss this. ' ncerely, ~ Jack E. An entire new This company, Northwestern Roofing, has always performed in accordance with its contractual obligations and has stood behind its warranties. Northwestern Roofinq has been willinq to do so in this case also. Althouqh all warranties have expired, Northwestern Roofing does still want to help you to eliminate your problems. To do so, this company is willing to seal around the cooler, cut the valleys hiqher per your request and to check and repair if needed the other flashinqs. These operations are an attempt to stop any leaks in the roof. These are not directed at stopping any leaks in the skyliqhts themselves or £rom any other sources. In addition, should you be willing to temporarily remove the cooler so that work can be done on the high side, Northwestern will place flashing around the total perimeter. (cnrren±ty there is about 1-1/2" to work with and code requires min. of 6"-cooler was not permitted under original installation) This would provide a better solution than just re-sealinq• Although Northwestern Roofing is under no legal obligation to provide these services, it will do so at no cost to you. As all warranties have expired and as this is being done at no charge, there will be no new warranties or extensions of the old one. Once this work is performed, you can see if it corrects the problems.
