Midroof & Final Roof inspections for ROOFS 6/12 PITCH & OVER: 3rd party inspection will be
required for both the midroof and final inspections. The 3rd party inspection report AND
THE ORIGINAL PERMIT CARD needs to be dropped off to the Permit Desk at the City of Wheat
Ridge. The report MUST BE SIGNED by the Homeowner.
REGARDING ROOF VENTILATION: Roof ventilation shall comply with IBC Sec. 1203.2 or IRC Sec.
R806. The installation of ridge venting requires the installation or existence of soffit
venting. For calculation purposes, one hat or turtle vent equal to one-half of one square
foot of opening.
Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75% of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75% of the mid -roof may be complete. Asphalt shingles are required to be
fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield is
required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name) roof
covering" is required to be on site at the time of final inspection.

Homeowners wishing to obtain a roofing permit must apply for the permit in
person at City Hall. Revisions to existing permits (for example, to add

A review of your submittal documents for City of Wheat Ridge Plan #09-0135 for remodeling and
projects at 9690-9710 W. 41St Avenue, Wheat Ridge, CO, 80033 was conducted and the following
notes, corrections and clarifications are hereby attached to and indicated on the submitted plans:

2. Roof ledger shall be attached with 2- 3/8" x 3-1/2" lag bolts every 16 inches on center
3. Doubled 15# felt underlayment complying with 2003 IRC Sec. R905.2.7 shall be installed under
roof shingles
4. Indicated 4" x 6" support posts shall be placed on minimum 12" dia. x 36" below grade caissons
and shall be attached using approved listed post to base and post to beam connectors
5. All roof shingles shall be attached with a minimum of six fasteners per shingle and shall be
inspected at time of required mid roof inspection.
6. Joints in 2" x 12" roof support beam shall occur over supporting posts
7. Roof rafters shall have rafter hangers at attachment to ledgers and beams.
8. Replacement windows shall have a minimum U factor of .37 and shall be safety glazing as
required by section R308 of the 2003 International Residential Code.
9. Outlet spacing and type in kitchen shall be as required by Chapter 38 of the 2003 IRC and
applicable sections of the 2005 NEC.
10. All work is subject to field inspection and approval.

Ridge, I offer the following information:
The property located at 9690-9710 West 41" Avenue contains an existing duplex structure. The
property is zoned R-2, which allows a duplex provided that the lot size is at least 12,500 squaze feet
in size and the lot width is at least 100 feet.
The property is located directly to the south (adjacent to) W. 41 s' Avenue. Much of West 415` Avenue
in this block is located within the 100-yeaz floodplain limits (the AE zone). After examination of the
100-year flood plain limit layer on the official zoning maps, it is unlikely that the shucture is located in
the AE zone. I have attached an aerial photograph far clarification.
The limits of the 100-year floodplain in this area have not changed since the adoption of the FEMA
FIRM map in 1979.
