1, This permit was issued based on the information provided in the permit application and accompanying plans and specifications and is
subject to the compliance with those documents, and all applicable statutes, ordinances, regulations, policies and procedures.
2. This, permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the original permit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of anew permit shall be subject to the standard
requirements, fees androcedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all required
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of ermit shall n t e construed to be a permit for, or an approval of, anviolation of any provision of any
applicable code or any or n ce regula of this jurisdiction. Approval of work is subject to field inspection.

CENSPACE, LLC inspected the footing and foundation wall reinforcing for the building at the
above referenced address prior to the placing of concrete on July 1, 2019, and July 3, 2019,
respectively. We also observed that the UFER was in place at the time of the inspection. With
the exception of the front covered porch footing, stem wall, and connecting concrete grade beam
which were not installed at the time of inspections, it is my opinion that the reinforcing and
UFER have been built according to the approved structural plans.
These statements represent the opinions of the undersigned based upon the information presented
in this report. This report is based upon a relatively short time observation ("snapshot in time")
and some of the information may have been supplied by others. Unless specifically noted below
this report does not cover electrical, mechanical/plumbing or subsoil conditions including the
existence of mold. Since portions of the structure are not available for observation without using
destructive methods, CENSPACE, LLC makes no warranty of guarantee, neither implicit nor
explicit, that any portion of the contents of this report and/or associated drawings represents the
complete or sole solution with respect to hidden defects or unknown conditions. The undersigned
believes that the judgments expressed in this report are consistent with that degree of shill and
care ordinarily exercised by practicing professionals performing similar design services under
similar circumstances.

TERMS AND CONDITIONS
As applicant for a building permit in the City of Wheat Ridge, I do hereby agree to the terms and
conditions set forth below for the issuance of a Certificate of Occupancy in connection with this
building permit. The issuance of a Certificate of Occupancy requires:
1. The completion and approval of final inspections and any necessary corrections of
electrical, plumbing, mechanical and framing systems. Inspections aze performed by the
Building Division.
2. The completion of site drainage/grading requirements per the approved site grading
plan and/or final drainage report and plan, if such report and p(an is applicable. For all
residential and nonresidential projects with an approved final drainage report and plan, a
letter of certification is required from the projecYs civil engineer of record. Inspections
aze performed by the Public Works Depaztment.
3. The completion and acceptance by the City of Wheat Ridge of all required public
improvements, or a Development Covenant may be processed in lieu of constructing said
improvements. The Public Works DepaRment performs these inspections or provides the
Development Covenant.
4. The completion of all required landscaping and related site improvements.
Inspections are performed by the Planning and Zoning Division.
All thc abovc itcros must bc complcted and signed off by Planning and Zoning, Building
nnd Public Works before a Ccrtificatc of Occupancy is issued. Final inspection by the
Building Division docs not constitute authorization of a Certifcate of Occupancy nor permission
for occupancy. Occupancy of thc structurc is not pcrmitted until thc Ccrtiticatc of
Occupancy is issucd.
The City is not responsible for any real estate closings or other agreements concerning the
propeRy which may be affected by failure to complete the above items and obtain a Certificate of
Occupancy.
The City is under no obligation to issue a Temporary Certificate of Occupancy.

Dear Mr. Hines,
This letter is to inform you that the final drainage study,
erosion control and street construction drawings for W. 49th
Avenue and Independence Street for the above referenced project
have been reviewed and approved for construction. Please be
aware of the following items regarding the construction of the
project:
1. The proposed drainage facilities shall be constructed and
approved by the City of Wheat Ridge prior to issuance of the
any Temporary Certificate of Occupancies.
2. Erosion control for the project shall be placed in conformance
with the approved drainage/erosion control plan and shall be
maintained as needed during the course of construction.
3. All drainage improvements shall be constructed in conformance
with the approved drainage report and plan.
4. It will be the responsibility of the contractor for the
project to repair any damage to the existing public
improvements on West 49th Avenue, Tndependence Street and/or
I-70 North Frontage Road as a result of related construction
traffic in the area. Also, the contractor will be responsible
for maintaining West 49th Avenue, Independence Street and I-70
North Frontage Road on a regular basis such they are free of
construction debris and tracking from construction traffic
accessing the site.
5. Upon completion of the drainage improvements the engineer,
R& R Engineers shall provide to the City of Wheat Ridge a
letter of certification stating that the various improvements,
as defined in the drainage report and plan, have been

accurately surveyed to confirm that their construction is
in accordance with these documents. The certification letter
shall be written and stamped by the engineer who prepared the
drainage report, and shall be submitted for review and
approval by the City prior to issuance of the Temporary
Certificate of Occupancy, or Certificate of Occupancy.
6. Prior to any work commencing within public right-of-way, and
upon approval by the City of the reauired guarantee for the
public improvements in West 49th Avenue and Independence
Street, all contractors shall submit the necessary licensing
documents and right-of-way construction permits for review and
approval by the City.

1. Site:

be provided to within 150 feet of all portions of the
building prior to above grade construction.

1. A separate permit will need to be obtained from the Wheat
Ridge Building Department for the sprinkler system
installation.
2. The sprinkler design of Ordinary Group 1 will not allow for
combustible storage above eight feet. Is this acceptable
to the developer?
3. The fire department connections for the sprinkler system will
need to be installed a minimum of 36 inches above finished
grade.
4. Need to add an additional water pressure gauge below the
back flow prevention device and flange.
5. The sprinkler systems are in excess of 100 heads in Bldgs
C and D. and will need to be supervised by a central, remote
or proprietary service. In buildings A and B the systems are
requested to be supervised.
6. The tamper switches will need to send a distinctly different
signal to the monitoring company.
7. Audible fire alarm horns will need to be installed to
activate within the units and bldg. upon sprinkler system
activation.
8. Doors to the sprinkler control valves will need to be labeled
" Sprinkler Control Valves"
9. All control valves, drains and tests will need to be labeled.
10. The hydraulic calculation card will need to be provided at
the sprinkler risers.
