SUBJECT: Permitted Uses in the Wheatridge Industrial Park
The properties at 8005, 8105, and 8175 W. 48 h Avenue are located in the City of Wheat Ridge
and are zoned Planned Industrial Development (PID). They are part of the Wheatridge Industrial
Park, sometimes spelled as Wheat Ridge Industrial Park.
The PID dates to 1973 and does not have a list of permitted uses in the PID document. Therefore,
the list of permitted uses defaults to the list of permitted uses in the Industrial Employment I-E)
zone district.
A PID amendment was approved in 2004 for parcels two and three (8005 and 8105 W. 48th Ave)
to allow highway -oriented freestanding signs and included a landscape plan for those parcels.

This letter is to certify that Jay E. Chisholm of this office made
one observation of the above project.
Please reference the attached field report and calculations. Please
also reference the Structural Investigation for the above property
by Merlo Consulting.
We agree with everything in the Merlo Consulting report except the
need for vertical reinforcing at 4 feet on center. The project was
built circa 1974. The code was probably the 1970 UBC. We do not
have a copy of this code. It probably allowed walls to be built
without vertical or tensile reinforcement. We do have a copy of the
1985 UBC. It allows walls to be built without vertical
reinforcement. We ran some calculations for wind load on the wall
according to the 1985 UBC. The wall does work for a wind load of
about SO mph. This may have been the wind load used at the time.
We observed the condition of the wall. There are no cracks, however
there may be cracks under the metal siding at the top of the wall.
The wall is plumb in both directions. The wall appears to be in
good condition.
We feel that the wall is performing well without vertical
reinforcement and that it was designed according to the code in
effect at the time.
The repair will involve replacing the damaged bond beam at the top
of the wall. #5 dowels 16" long should be added at 24" oc to the
top of the wall to attach the new bond beam.

Recently, we obtained a building permit for the building at 8005 W. 48'h Avenue in
Wheat Ridge, Colorado to repair fire damage. Attached is an addendum to the original
engineer's report written by a new cngineer hired by the owner of the property. Because
of the new engineer's involvement, we wish that Anthony Merlo be removed as engineer
of record for this project and the new engineer of record be noted as Jay E. Chisholm,
