TERMS AND CONDITIONS
As applicant for a building permit in the City of Wheat Ridge, I do hereby agree to the terms and
conditions set forth below for the issuance of a Certificate of Occupancy in connection with this
building permit. The issuance of a Certificate of Occupancy requires:
1) The completion of ali required landscaping and related site improvements. Inspections
are perFormed by the Planning and Zoning Division.
2) The completion of site drainage/grading requirements per the approved site grading
plan and/or final drainage report and plan, if such report and plan is applicable. For all
residentiai and nonresidential projects with an approved final drainage report and plan, a
letter of certification is required from the civil engineer of record. Inspection are performed
by the Public Works Department
3) The completion and acceptance by the City of Wheat Ridge of aii required pubiic
improvements, or a Development Covenant or cash escrow may be required in lieu of
construction; as determined by the Public Works Department. The Pubiic Works
Department performs public improvements inspections.
4) The completion and approval of a Certificate of Occupancy Application form and final
inspections. Inspections are performed by the Building Division.
Ali the above items must be completed and approved by Planning and Zoning, Buildiag and
Pubiic Works before a Gertificate of Occupancy is issued. Final Inspection by the Building
Division does not constitute authorization of a Certificate of Occupancy nor permission for
occupancy. Occupancy of the structure is not permitted until the Certificate of Occupancy
is issued. (Uniform Building Code, Section 109)
The City is not responsible for any real estate closings or other agreements concerning the
property which may be affected by fiailure to complete the above items and obtain a Certificate of
Occupancy.

The followin items must be com leted before a Certificate of Occu anc will be issued.
PLANNING DEPARTMENT REpUIREMENTS
1. Compliance with all relevant ordinances, resolutions, variances, approved site plan, etc.
2. Completion of al] landscaping per plan and/or Zoning Code.
3. Completion of all parking improvements and driveway connections per plan and/or zoning code.
4. Completion of handicapped pazking spaces and signage.
5. Removal of all construction work trailers, materials and debris.
6. Removal of construcrion debris from neighboring and/or surrounding sites.
7. Removal of aii construction signs, banners, etc.
8. Separate permits must be obtained for permanent signs with the permit being approved prior to installation of signs.
9. Separate permits shal] be obtained for fences and/or retaining walls exceeding 48" in height, if not indicated on
approved plaris.
PUBLIC R'ORKS DEPARTMENT:
1. Compliance with all relevant ordinances, resolutions, variances, special exceptions, etc.
2. Site grading to be completed for positive drainage away from building and if applicable, in compliance with the
overall grading plan(s).
3. A Drainage Certification Letter is to be furnished from the engineer of record sta6ng that the paving and drainage
improvements have been installed per approved plans and speciScation.
4. Ifthe property is affected by Streetscape requirements, any requued Maintenance Agreement needs to be signed prior
to requesting a certificate of occupancy and any required escrow in lieu of the construction ofsucli items needs to be
paid in full.
5. If app(icable to the site, streettight requirements per Excel Energy design location shall be completely installed.
6. Ifapplicable, alt City of Wheat Ridge approved surveying documents, such as the Final Plat and/or required separate
easement instrvments must be recorded at the Jefferson County Clerk and Recorders Office.
7. Removal and replacement of all damaged public improvements, sidewalks, driveways, curb/gutter, etc.
8. Installation of all public improvements, traflic contro] devices and signage per plan, zoning code and/or Public
Works requ'vements.
