Effective December 1, 2014, asphalt shingle installations require an approved midroof
inspection, conducted when 25-75 percent of the roof covering is installed, prior to final
approval. Installation of roof sheathing (new or overlay) is required on the entire roof
when spaced or board sheathing with ANY gap exceeding one half inch exists. Sheathing and
mid -roofs may be called in at the same time, one hundred percent of the sheathing must be
complete and 25-75 percent of the mid -roof may be complete. Asphalt shingles are required
to be fastened to the roof deck with a minimum of 6 nails per shingle. Ice and water shield
is required. Eave and rake metal is required. A ladder extending 3 feet above the roof eave
and secured in place is required to be provided for all roof inspections. Roof ventilation
is required to comply with applicable codes and/or manufacturer installation instructions,
whichever is more stringent. In order to pass a final inspection of elastomeric or similar
type roof coverings, a letter of inspection and approval from the manufacturer technical
representative stating that "the application of the roof at (project address) has been
applied in accordance with the installation instruction for (roof material brand name)
roof covering" is required to be on site at the time of final inspection.
Roof inspections for ROOFS OVER 6/12 PITCH: 3rd party inspection will be required, the 3rd
party inspection report will be collected at final roof inspection performed by City of
Wheat Ridge. If report is not available the final inspection will not be completed.

2. This permit shall expire 365 days after the date of issuance regardless of activity. Requests for extension must be made in writing and
received prior to the date of expiration. An extension of no more than 180 days made be granted at the discretion of the Chief Building
Official and may be subject to a fee equal to one-half of the originalpermit fee.

Residential Roofing Permit Application
This application is exclusively for new permits for residential roofs and for licensed
contractors only. This type of permit is ONLY being processed online --do not come
to City Hall to submit an application in person. Permits are processed and issued in
the order they are received and due to the volume of requests, time to process
varies and is subject to change. YOU WILL BE CONTACTED WHEN YOUR
PERMIT IS READY FOR PICK-UP AND WILL BE GIVEN A SPECIFIC DATE
AND TIME WINDOW TO COMPLETE THE TRANSACTION. You will be notified if
your contractor's license or insurance has expired, and you may update those
documents at the time you are issued your permit.
For all other requests:
Homeowners wishing to obtain a roofing permit must apply for the permit in person
at City Hall. Revisions to existing permits (for example, to add redecking) must be
completed in person at City Hall. All other non -roofing permits must be completed in
person at City Hall. The Building Division will be open from 7:30-10:30 a.m.,
Monday through Friday to process these types of requests.

Integrity, Quality and Customer Satisfaction to the roofing industry.
1. The Colorado Roofing Company, Ilc. (The CRC) shall hold in trust any payment received from you, the client, until The CRC has
delivered roofing materials at the site or has performed a majority of roofing work on your premise.
2. The CRC carries commercial General Liability Insurance (bodily and property) and Workman's Comp. through Landmark
Insurance Group 6501 E. Belleview Ave. Suite 550 Englewood, CO 801 1 1. They can be reached at any time for an up-to-date
policy at # 720.922.7376.
3. You, the client, have the right to rescind this contract and obtain a full refund of any deposit within 72 hours of entering into the
contract. If you plan to use the proceeds of a property and casualty insurance policy to pay for the roof/home work, you may
rescind this contract within 72 hours after you receive written notice from the property and casualty insurer that your claim has
been denied in part or in whole.
4. The CRC has the right to charge 20% of the contract price for a restocking fee should you, the client, change or cancel the order.
5. This proposal is valid for 30 days from the date it is signed.
6. The CRC cannot be held liable for installation or material delays due to material shortage, weather, labor or other circumstances
beyond our control.
7. Replacement of deteriorated decking, fascia boards, wall flashing, or other materials, unless otherwise stated in this contract are
not included and will be charged as an extra on a time and labor bases at industry standard rates. Every effort will be made to
convey the information needed to make you, the client, aware of these necessary charges prior to replacement and why these
changes are necessary for a proper roof replacement.
8. Owner agrees they have full authority to enter into this contract as the legal owner/representative of this property.
9. Extra material ordered by The CRC to ensure a proper and timely installation remains the property of The CRC.
10. Warranty: The CRC offers a (5) five-year labor and workmanship warranty on all roof replacements and a (1) one-year warranty
on all other work performed at the property. This warranty does not include damage from lightening, micro -bursts, tornadoes,
flying debris, branches, ice build-up or ice damming, excessive wind, foot traffic, impacts from foreign objects or negligence. The
material warranty is limited by the manufacturer's warranty. This warranty will be void should work be performed on the roof by
another contractor during the warranty period.
11. Items necessary to pass the local building inspection that are not covered by insurance may be billable items and will be noted
on the front page of this contract.
12. Payment terms: 30% due upon delivery of materials and the remaining balance due upon completion of the project or as
otherwise noted on the contract. Completion means the date the work is complete, not the date upon which final inspection is
perform. The contractor guarantees the work performed will pass inspection or will take the suggested measures from county
officials to correct the items necessary to pass final inspection.
13. You, the client, understand that during the roofing repair scratches may appear along gutter edges, debris may fall on plants and
shrubs creating damage, driveways may crack, framing and drywall may shift or crack, nails may pop or items may fall from
shelves and The CRC cannot be held accountable. As well, The CRC cannot be held accountable for pre-existing damage to
any part of the property including solar panels, skylights, solar tubes, evaporative coolers or other roof mounted items like
antennas, satellite dishes, weather stations or decorative items.
14. You, the client, are responsible for obtaining HOA approval on materials and colors if it is required by your community.
15. Returned or denied payments shall occur a charge of 5% the payment amount. Late payments will be charged 5% after 10 days
with an additional 5% late fee added for every 30 days thereafter. In addition, should you, the client, fail to pay any or all of the
agreed upon amount you are authorizing The CRC to place a mechanics lien on the property as collateral for the unpaid amount
and per the terms contained within this contract. You, the client, also agree to pay all legal fee's associated with the collection of
the unpaid amount.
16. The CRC cannot pay, waive, rebate or promise to pay any or all of your insurance deductible per senate bill 38, passed on

by the company in the event it becomes commercially impractical to perform the

9. If roofng and or sheet me[al work is involved, it is understood and agreed to that
our standard roof guarantee, as provided on the back side of this conVac[, shall be
aceeptable and that all terms and provision therein shall prevail, uniess othefwise
specifcally agreed in wriUng prior to the commencement of the work.
10. If material has to be reorUeretl or restocketl because of a change order by the
customer, there wili be a restocking fee equal to ffteen percent (15%) of the contract
price.
11. This contract and warranty is not assignable and is nontransferable. No
workmanship guarantee provided by C.J. Roofng Company shall exceed 5 years.
ManufacWrefs warranties on ma[erials that are purchasetl are per their specifcations
for new roof ins[allations oniy and are considered independent of The C.J. Roofng
Company and C.J. Roofng will be held hartnless for failure due to matenal defec4s or
product wind pertortnance failures. No repair workmanship guarentees shall exceed 1
year.
12. If this conVact is reputlia[ed by the customer la[er than 3 days from exewtion
by the astomef and prior t0 commencement oF work by the Company, then the
customer shall pay ro the Company (159/6) of the contract price as liquidalion
damages, and not as a penalry. The Company agrees to accep[ such amount as
reasonable and jus[ compensation for its damages resulling from as[omeYS tleNaull
on the contract. This contrac[ cannot be repudiatetl once work has commenced.
13. If any provision of this agreement should be heir to be Invalitl or unenforceable,
the validiry and enforce abiliry of the remaining provisions of this agreement shall not
be affected thereby.
14. These tertns and condiDOns shall be consitleretl a part of any agreement
entered into or authorized to proceed, between the company and the customer, the
same as if Ney were includetl therein.
15. This agreement constiNies the entire agreemenf behveen the parties. It may
be changetl only by written instrument signed by both parties.
16. Any representations or statements not in writing are agreed to be immaterial,
