Site: 1. The address and unit numbers will need to be posted on a temporary basis and permanently affixed to the building in a minimum of 4 inch numbers. UFC 91 10.301(a). 2. All-weather fire dept. access roadways, minimum of 20 feet of unobstructed width, capable of supporting the imposed loads of fire apparatus will need to be provided to within 150 feet of all portions of the buildings prior to above grade construction. UFC 91 10.203, 10.204(a),(b). 3. The proposed access lanes shown for both buildings are dead end lanes in excess of 150 feet and will need to be provided with the approved provisions for the turning around of fire apparatus. UFC 91 10.204(d). 4. All weather access roadways minimum of 20 feet of unobstructed width will need to be provided to within 150 feet of all portions of the buildings. is the area on the South side of the buildings an all-weather surface without fencing, gates or storage that could be used as a minimum 20 foot access roadway? UFC 91 10.203. 5. Fire lanes will need to be posted, "NO Parking Fire Lane" with signs that meet City of Wheat Ridge Standards. UFC 91 10.206. Page Two 6. The fire hydrant will need to be relocated and be operational prior to above grade construction. UFC 91 10.403(a). 2. Occupancy Separations: 1. If vehicles can be parked within the building, the office and warehouse areas will need to be separated by one-hour fire-resistive construction. Openings will need to be protected with approved one-hour assemblies including door, frame, hardware and self closure. UFC 91 10.602(a),(b). 3. Exits: 1. The main exit doors if provided with a key lockinq device shall be provided with a sign stating, "This Door Is To Remain Unlocked During Business Hours. UFC 91 12.106. 2. Additional exit doors will need to be openable from the inside without the use of key or special knowledge. UFC 91 12.106. 4. Exit Signs: 1. Exit signs will be subject to field inspection. Additional units may be required. UFC 91 12.111(b). 5. Emergency Lighting: 1. Emergency lighting will be subject to field inspection. Additional units may need to be provided. UFC 91 12.110(a). 6. Storage Heiqhts: 1. Storage of most materials except flammable or rubber tires will be limited to 12 feet or less. UFC 81 Article 81. 7. Electrical: 1. The owner/occupant will need to verify that sufficient electrical receptacles are provided as extension cords or multiple adapters are not permitted. UFC 91 85.106(a),(b). Page Three 8. Portable Fire Extinquisher's: 1. Two 4-A rated 10-1b. ASC dry chemical fire extinguisher's will need to be installed at each exit door not less than three feet nor more than five feet from the top of the mounting bracket. These units may be installed at the time of tenant finish. UFC 91 10.501(a). 9. interior Finish: 1. Carpeting, if installed shall be a minimum of a Class II Critical Radiant Flux and documentation shall be provided prior to installation. UFC 91 Appendix III-A. 10. Additional Comments: 1. If one-hour fire-resistive doors are needed to provide an occupancy separation, the doors will need to be labeled "Fire Door-Do Not Obstruct" in a minimum of one inch letters. UFC 91 10.602(c). 2. Any code requirements that arise from construction will be addressed. 3. Twenty four hours notice required for all inspections.
