1. This ermit was issued in accordance with the provisions set forth in your application and is subject to the laws of the
of Colorado and to the Zoning Regulations and Building Codes of Wheat Ridge,. Colorado or any other applicable
ordinances of the City.
2. This permit shall expire ISO days from the issue date. Requests for an extension must be received prior to expiration -
date. An extension may be granted at the discretion of the Building Official.
3. If this permit expires, a new permit may be acquired for a fee of one-half the amount normally required, provided no
changes have been or will be made in the original plans and specifications and any suspension or abandonment has not
exceeded one (1) year. If changes have been or if suspension or abandonment. exceeds one (1) year, full fees shall
be paid for a new permit.
4. No work of any manner shall be done that will change the natural flow of water causing a drainage problem.
5. Contractor shall. notify the Building. Inspector twenty-four (24) hours in advance for all inspections and shall receive
written approval on inspection card before proceeding with successive phases of the job.
6. The issuance of a permit or the approval of drawings and specifications shall not be construed to be a permit for, nor
an approval fan `iolation of the provisions of the building codes or any other ordinance, law, rule or. regulation.

I'ollowing are cotnments for the above-mentioned property after my review of the ro-
submitted pla.ns to the City of Wheat Ridse.
1. The building will be fully protected by an approved, monitored fire spiinkler
system and fire alazm.
2. Plans for the sprinkler system and tire alarm shall be submitted to my ot2ice
for approval and permit.
3. The sprinkler system riser and Sre alazm control panel shall be located in a
sepazate room accessible from the outside of the building. This door shall be
marked on the outside with a sign stating FACP / FIRE SPRINKLER.
4. E1 Knox Box shali be installed on the outside of the structure next to riser
room no greater than 6 feet from grade. Obtain Knox Box application from
Fairmount Fire District.
5. An additional fire hydrant shall be added to parking lot enuance at a distance
no greaxer than 150' from the Fire Deparunent Connection.

&~The Hammonds proposed a+/- 1500 sq ft metal building be
~ constructed on the site to house equipment and materials associated with their construction
business.
New regulations stated in the Streetscape and Architectural design manual, dated Feb. 26, 2001,
states the following, "Prefabricated industrial metal siding is not allowed. Metal spandrel
panels and trim are acceptable. "
Any application submitted after February 26, 2001 would be required to meet these
requirements.
During the month of March two or three projects were submitted and were notified of the new
requirements, these projects have submitted altemate materials meeting the new requirements,
for example:
13601 W 43`d Dr. - mini warehouse, installing "Strukturoc" stucco wall system consist
of 20 gauge galvanized steel with an acrylic and marble crush finish. (i.e. stucco looking
finish)
13551 W 43rd Dr. - storage wazehouse, installing an EIFS synthetic stucco wall system.
These types of systems are available but may have a cost impact associated with them, I have
been told that the "Strukturoc" system would cost approximately $3.00 per square Foot more than
industrial steel siding.

MINOR EXCAVATION AND FILL PERMITS
1. 1-50 Cubic Yards: No permit is required for dumping or excavation of earth aterials, which do
not exceed 50 cubic yards, provided, however, that any fill deposited is on natural terrain of less
than three (3) horizontal to one (1) vertical slope, or such fill is less than three (3) feet in depth and
is not intended to support permanent structures; and in addition, such fill or excavation does not
obstruct or otherwise adversely affect any drainageway. Should any of the above standards be
exceeded, or a drainage way be affected, a permit shall be required under the guidelines for No. 2.
2. 51-500 Cubic Yards: Dumping or excavation of earth materials not exceeding 500 cubic yards
may be allowed with a permit approved by the City Engineer. All applications are to be submitted
on the appropriate completed application form and shall be accompanied by the appropriate fee and
sketch plan indicating the following info[mation before the permit will be issued:
A Location and dimensions of all property boundaries and structures on the site.
B Location and extent of areas to be filled and/or excavated.
C. Location of existing and proposed drainagewaqs, irrigation ditches, etc., and indication of
how and where historic run-off will be maintained on and through the site. '
D. Cross section area to be filled and/or excavated indicating original slope, new slope and
depth of fill.
E. Statement which indicates the proposed use or purpose for said fill or excavation.
F. Relative elevation of adjacent properties.
G. Erosion control plan showing placement of control devices such as hay bales, etc..

3.` 501-20,000 Cubic Yards: Operations in which earth material fill or excavation exceeds 500 cubic
yards but does not exceed 20,000 cubic yards may be allowed by a permit issued by the City
Engineer after review of an application and supporting information. The foilowing information shall
be-submitted with the required application form: '
A. A site pian, prepared and signed by a Colorado registered professional engineer, at a scale
of no less than 1 inch to twenty feet (1:20) which iilustrates the following:
1. Location an dimensions of all property boundaries and structures on the site.
2. Location and extent of areas to be filied and/or excavated.
3. Location of existing waterways and drainage courses indicating any changes. (for
a site corataining an established irrigation ditch, a letter of approval from, the
appropriate ditch company shall be required).
4. Location of existing and proposed points of ingress.
5. Location and extent of existing vegetation, proposed changes in such vegetation
and methods of rehabilitation on site vegetation after earthwork operations are
complete.
6. Erosion control plan.
7. Grading plan with existing (dashed lines) and proposed (solid lines) ground contours
with contour intervals of 2 feet and spot elevations.
8. At least two cross sections (east to west and north to south) through the site
showing depth of fill and/or excavation.
9. A drainage report may be required if site runoff characteristics are changed.
10. Relative elevations of adjacent properties and structures.
11. Statement of purpose of intended fill and/or excavation.
4. Performance Standards: The following provisions shall apply to all Minor Excavation and Fill
Permits:
A. Rehabilitation: Within thirty(30) days after cessation of filling and/or excavation,
rehabilitation for the site shall have been completed in accordance with the approved
plans. Rehabilitation shall consist of leveling, grading, landscaping or any combination
thereof to minimize potential erosion and be acceptable to the City Engineer.
B. Debris: Debris and/or contaminants shall not be used except with the approval of the City
Engineer.
"For the purpose of this Section, the term debris shall have the same meaning as the
terms "garbage, trash or junk" as defined in the Wheat Ridge Code of Laws, Section 20-
21."
In no case shall debris or contaminates identified or classified as hazardous waste by local,
state or federal agencies be used as fill in any fill areas within the City of Wheat Ridge.

applied for after cutting or filling operations on site are in progress shall be subject to a double fee

I have coMPleted the second review of the above referenced documents
for 13051 W• 43`d Drive received on January 22, 200 and have the
followind comments:
Grading A Erosion Control Plan
l. Pleasp Provide an erosion control p1an. These are to be submitted
with the !;ivil P1ans to be approved prior to issuance of the building
permit. Notes are not accepted as a substitute for the plan.
Traf£ic Mngineering
A copy ol the construction plans has been forwarded to the City's
Traffic ',,-igineer, Mr. Steve Nguyen, P.E., 303-235-2862 for review and
had the iollowing comments:
1. Pleas,' be aware that our review reveals that the west dock
is not e.,sily accessible to semi trailers with the proposed
layout. 'I'he review also indicates that the west dock can
handle ul' to a single unit truck at best. Please confirm that
if both )f tihese docks are designed to handle semi-trailer.
Site accrss desiqn modification may be necessary if both docks
are intpi~ded for semi trailer. The site may be allowed to have
two 30-I,~et driveways locate directly in front of the docking
locatioll to ensure that these trailers can easily access them.
Right-o$-Way Construction Permit(s)/Licensing
Prior 1:(1 any construction of the public improvements, the necessary

The building permit application and site plan has been reviewed for compliance with the City's Code of
Laws. Based on that review, I have the following comments:
General:
A. The site plan on Page L1 labels the S"asphalt paving inconectly as 6' high chain
link fence (Note 5). This label should be corrected.
2. Landscaping:
A. You must add one more tree to the landscaping plan. Pursuant to the 40 Industrial
Park Planned Industrial Development covenants, you must have rivo (2) trees per
one-thousand (1000) square feet of required landscaped azea. This site is required to
have 4,482 square feet of landscaped area. This figure is divided by one-thousand
(1000) and the derivative is multiplied by two (2). This figure will give the required
quantities of trees, rounded to the next highest whole number.
B. Pursuant to the 44`h Industrial Park Planned Industrial Development covenants,
67% of the required landscaping must be located within the front yard setback. The
required landscaping for this lot is 4,483 square feet. A minimum of 3,004 squaze feet
must be located within the thiriy-foot front yard setback. According to Staff
calculations, the most recent plans detail approximately 57% ofthe required
~ lbLndscaping in the front yard setback.
Please make all necessary changes before your next submittal. Be aware that any changes required by
either the Building or Public Works Deparhnents may impact my comments. You should also be aware
that the City chazges for any plan resubmittal after the second revision. If there are corrections that need
to be made after the next submittal, you will be subject to these fees. If you have any questions, don't

The building permit application and site plan has been reviewed for compliance with the City's Code of
Laws. Based on that review, I have the following comments:
Landscaping:
A. The non-living landscaping may not exceed twenty percent (20%) of the landscaped
area. The current plans detail 1,865 square feet of landscaped area. The maximum
allowable given a total landscaped area is 1,440 square feet.
B. Note number 9 on page L-1 details the crushed rock at 3/4". The rock must be a
minimum of 1-2" in size.
C. The site components in the Site Data Table on page L-1 do not add up to the total
figure given. The total given is 44,829, when the actual total for all the figures given
should be 44,849. Since these conections are minor in nature, you do not need to resubmit the plans for review.
However, the changes must be made prior to issuance of a Certificate of Occupancy. If you have any
