I have requested all of the coordinates (and bearings) be converted from Emmet Lane's coordinates for the section breakdown into our coordinate system. Steve Lister informed Steve Trout that this would not be quick nor easy, and that Mr. Lister would try to complete and submit the requested information to Steve Trout by around February 8' or 9'. The Director of Public Works shall give written notice and an estimate of costs to the Owner 30 days prior to advertisement of any major improvements to 4288 Younqfield Street & W. 42nd Avenue frontaqe which would affect the Property and will submit to the Owner a detailed cost breakdown and billing after Award of the construction contract by City Council. The detailed cost estimate will include the Owner's portion of the cost of curb, gutter and sidewalk and associated pavement improvements and other items listed in Paragraph 4. 6. Upon receipt of the detailed cost estimate or billing, the Owner hereby agrees to pay to the City, within 45 days, the full amount of the detailed cost estimate or billing. The Owner also agrees to pay to the City any extra costs associated with the Public Improvements to the Property due to variations in estimated contract quantities or as a result of change orders within 30 days of written request for payment by the City. The City will pay to the Owner any overcharges paid to the City by the Owner within 45 days after final acceptance of the Public Improvements. 7. Owner agrees to pay for all public improvements or billings within 45 days of written notice; Owner further agreeing that any amount resulting from his failure to pay for any improvement or billing this improvement completed shall constitute a lien upon the property above described in the actual amount of the public improvements or billing completed, less any payments made by Owner, plus interest on the amount unpaid at 10 percent (10%) per annum from the date of final acceptance or billing, plus any costs incurred by the City in collecting same, including court costs and attorney's fees. 8. In the event an Improvement District or a Special Improvement District is created by the City to improve or provide those requirements as set out in the SUBDIVISION REGULATIONS as they exist at the date of execution of this Covenant, for curb, gutter, sidewalk related street and drainage improvements, solely relating to those streets fronting on the property and neighboring tracts of land, the Owner or his assigns and successors agree not to oppose its creation, or subsequent reasonable assessment of the costs to the property. 9. In the event an Improvement District is created by the City to provide the improvements as provided by the SUBDIVISION REGULA- TIONS, the costs assessed against the property shall not be disproportionate with costs assessed to other nearby and like properties. 10. This COVENANT is executed by the Owner pursuant to the SUBDIVISION REGULATIONS of the City of Wheat Ridge. 11. The City, in its sole discretion, may require a cash or surety bond to be held in escrow by the City to secure completion or the public improvements described herein. Such cash or surety bond shall be in the sum sufficient to cover the estimated costs of the construction of the public improvements described herein, said estimate to be made at or about the time of the notice described in Paragraph 5 above. (Note: A copy of a legal descriprion furnished by our client is attached.) Dear Mr. Trout: As requested, we conducted a subsurface exploration to develop recommendations for foundation design at the subject site on October 18, 2000. The subsurface exploration was performed by drilling two test borings to depths of 16-0" and 6-10" within the planned construction area. The locations of the test borings and the logs of subsurface materials are enclosed. The discussion and recommendations presented below are based on the results of data gathered during the subsurface exploration, observation of general field conditions, and previous experience in the area with similar materials. PRnPOSED CONSTRUCTION Based on conversations, we understand that a new showhome for Modern Log Homes, Inc. will be constructed at the site. The structure will be two stories high inciuding the lower "basement" level. In contrast to normal basement construction, the lowest level is planned to be constructed near the existing groundlevel. The lower "basement" level will have a natural walkout at the front, while an earth berm will be placed against the taii basement walls at the rear. Based on this proposed construcrion, it appears that the foundations will be placed from about 1 foot to a maximum of about 3.5 or 4 feet below the existing natural ground surface. Mr. Trout -2- October 25, 2000 Soil Analytics STTE AND SUBSOIL CONDITIONS Job k3881 The site of the proposed construction is a slightly sloping property in a residential and business area. At the time of the explorarion, the property was vacant with an overgrowth of volunteer trees and bushes. The presence of concrete block foundation remnants and scraps along with some unnaturally uneven ground suggests that previous construction has been performed within the site. The details of the previous construction are unknown to us. All rubble material and disturbed soils from the previous activities should be completely removed from the footprint of the new construction. The structure will be built over the area of our rivo foundation test borings, whose locations are shown on Figure 1. Generally speaking, the ground surface in the area of the structure slopes towards the southeast at about 0 to 3.5 percent. The existing ground cover consists of weeds, grass. brush and trees. Subsoil conditions in the area of the two test borings are variable with depth below groundlevel. Foundation Boring #1, which was drilled in the southwest portion of the proposed structure, encountered very loose to loose and slightly moist compressible organic topsoil materials from groundlevel to a depth of 1'-0"; medium to stiff and moist to slightly moist sandy clays from 1'-0" to 3'-0"; medium dense and dry to moist gravels and cobbles from 3'-0" to 12'-2"; and dense and moist to wet gravels and cobbles from 12'-2" to at least 16'-0", the maximum depth explored. Foundation Boring #2, which was drilled in the northeast portion of the proposed structure, encountered very loose to loose and slightly moist compressible organic topsoil materials from groundlevel to a depth of 0'-6"; medium to stiff and moist to slightly moist sandy clays from 0'-6" to 3'-0"; medium dense and dry to moist gravels and cobbles from 3'-0" to 6-10"; and experienced auger refusal on cobbles at 6-10". Free groundwater was encountered in Boring #i at 12'-2" during the exploration. TEST RESULTS AND GEOTECHNICAL CONSIDERATIONS The subsoils at the site were carefully inspected as the cuttings were recovered from the test borings, and the resistance of the materials to the advancement of the drilling augers was noted. In addition, Field Penetration Tests were performed at selected depths to assist in evaluating the allowable bearing value of the soils and to provide undisturbed samples for precise examination and testing. The resuits of swell-consolidation tests and grain Mr. Trout Soil Analytics -3- October 25, 2000 Job #3881 size analysis tests which were performed on representative subgrade samples aze attached to this report. Based on the results of the exploration combined with previous experience with similar subsoil conditions, the most pertinent foundation engineering characteristics and considerations at the site are as follows: 1. All topsoil and all fill materials, whether old fill or materials resulting from removal of the previous construction, should be completely removed from foundation bearing areas. These materials may be very compressible and resu]t in foundation settlement if the structure is place on or above these materials 2• The underlying sandy c]ays encountered by the test borings from the base of the upper topsoils to a maximum depth of about 3.0 feet are low swelling soils with a moderate bearing capacity at in situ levels of density and moisture content. These materials are acceptable Eor the support of proper]y designed and constructed pressure footing foundations. 3• The underlying gravels and cobbles encountered from the base of the sandy clays to depths much below planned bearing levels are non expansive materials with a considerable bearing capacity. These materials are suitable for the support of proper]y designed and constructed standard footing foundations. 4. The presence of free water near or slightly below the 12-foot level should not affect the proposed shallow raised foundation construction. FOUNDATION RE OMMENDA IONS (GFNERAL) Based on the subsurface conditions and geotechnical considerations described above, a design known as a Controlled Pressure Foundation System may be used at this site subject to the proper preparation of all foundation bearing areas as stipulated in a later section of this report. This system utilizes the dead load of the structure to prevent soil expansion and protect against the occurrence oE zones and pockets of clayey soils with a low swelling potential located below foundation level. Dead load soil pressures for a given structure can be increased by decreasing the contact area between the subsurface materials and the foundation elements. As used in context with the recommendations of this report, the maximum allowable soil bearing Mr. Trout -4- October 25, 2000 Soil Analytics Job #3881 pressure (dead load plus one-half live load) refers to the greatest unit pressure permissible, beyond which excessive soil deformations and settlements could occur. Conversely, the minimum dead load pressure is the lowest unit pressure permissible, below which swelling of the subgrade soils could occur. It is the function of the foundation design to size the foundation elements such that the foundation pressures are never less than the minimum dead load pressure and never greater than the maximum allowable soil bearing pressure. Based on these considerations, specific recommendations are given below for the foundations at this site. FOUNDATION RECOMMENDATIONS (SPECIFIC) Controlled Pressure Foundation System Provided that the foundation bearing areas are properly prepared, it is feasible to support the structure using a controlled pressure and footing foundation system. All unstable soils and fill, including the upper compressible organic topsoil, must be completely removed from foundation bearing areas. Those foundations which bear on the upper sandy clay layer should be designed for a maximum allowable soil bearing pressure of 2,400 psf and for a minimum dead load pressure of 700 psf. Those foundations which are placed on the underlying gravels and cobbles should be designed for a maximum allowable soil bearing pressure of 3,500 psf and for a minimum dead load pressure of 0 psf, or greater. We would not object but would concur if the design engineer decides to design foundations which will presumably be on gravels and cobbles for a minimum dead load pressure of 700 psi. The final determination of actual foundation sizes and areas will be made based on the plans for the proposed building, the criteria given above, and calculations by the foundation design engineer. Al] foundations must be placed at least 3'-0" below final exterior grades to provide protection against frost action. In addition, we recommend that all concrete foundation walls contain sufficient horizontal reinforcing to enable them to span an unsupported distance of at least 15 feet. A 4-inch thick void form material should be used beneath the portions of all foundation elements which are designed to be interrupted in order to increase the dead load pressure. Great care should be taken to prevent the void form material from being damaged by exposure to moisture or other agents prior to and during construction. Also, protect the void form material from being collapsed during backfilling. Mr. Trout -5- October 25, 2000 Soil Analytics Job #3881 If a crawl space area is constructed below a portion of the living area of the structure, the ground surface in the crawl space area should be permanently covered with an impervious moisture barrier sealed against the foundarion. The purpose of this is to prevent the moist sandy clays at the bearing level from drying and shrinking and to heip reduce humidity in the crawl space area. We recommend the use of a heavy gauge polyethylene material or 55 pound felt building material. A minimum lap of 12 inches should be provided for polyethylene materials and a minimum lap of 3 inches should be provided for felt materials. The laps should be sealed with a mastic compound. I.ATFRAL EARTH PRF 1RE ON FO NDATION We do not recommend that heavy cloddy clayey materials be used as backfill for foundarion walls since they can exert damaging lateral forces if they are overcompacted and swell after construction. Conversely, under compacted clays may settle after construction with various undesirable consequences. The most friable and sandy of the excavated soils at the site may be segregated. and used as backfill for foundation walls. The backfill soil should be moderately compacted using hand equipment to about the 90-92% of standard Proctor density at near optimum moisture content. Foundation walls retaining suitable backfill should be designed for an active case equivalent fluid density of at least 55 pounds per cubic foot. In addition, all foundation walls and retaining structures should be designed taking into account surcharge loadings from traffic, construction materials, and adjacent structures. PREPARATION OF UN UITABL FO NDATION BEARIN AftEAS Extreme care must be used in the preparation of all foundation bearing areas since settlement may occur if incompetent materials are present. Prior to foundation construction the base of the completed excavation should be thoroughly inspected. All unsuitable foundation materials, including fill, topsoil, and all incompetent, disturbed, and frozen soils, must be completely removed from foundation bearing areas and the resuiting excavation backfilled with good quality, non expansive, structural fill materials (recycled concrete is acceptable) compacted to 100 percent of standard Proctor density at optimum moisture content or else the foundations must be extended sufficiently deep to bear on the underlying natural undisturbed materials. All structural fill must be compacted in 8-inch lifts to the stated density level and moisture content. The compacted backfill must extend upward to the level of all structura] foundation elements. Mr. Trout -6- October 25, 2000 Soil Analytics Job #3881 EXCAVATION PRECAUTIONS AND CON IDERATION The work should be planned taking into account the safety of the workers and the stability of the slopes of the excavarion which is to be made. In general, it is desirable that the sides of the excavation be inclined at a slope not steeper than 1.5 horizontal to 1 vertical especially if the excavation extends into the underlying gravels and cobbles. These material will not safely stand on a verrical cut and any cut made into these materials should be properly sloped or braced. PRESERVATION OF SANDY CLAY SOILS AT NAT RAL CONDITION As previously noted, the sandy clay soils which were encountered at planned raised basement level are low swelling materials at existing density levels and moisture contents. The subsoils must be preserved in their natural state during construction since they will become more expansive if they dry to higher density levels and lower moisture contents. If the excavation is made in hot weather without the footings being placed soon thereafter, drying can be prevented by covering the surface of each excavation with an impervious moisture barrier which is removed only when the concrete is poured for footings and flatwork. Likewise, the foundation soils should be preserved at existing density levels, since they will become more expansive at higher density levels. Any compaction or reworking of the sandy clay soils should yield 95 percent of standard Proctor maximum density at no less than the oprimum moisture content of the soil for soils located below the structure. Based on discussion with our client, it appears that the proposed raised basement construction could result in the concrete floor slab being located above sandy clays having a low swell rating. Floor slabs placed above the expansive materials may undergo some future heave. If our client is unwilling to assume the risk of future slab movement, the floor should be structurally supported over an air space or the expansive layer should be completely removed and the excavation should be backfilled with non expansive, properly compacted structural fill such as granite sand. Slabs-on-grade are non structural elements and should be used where expansive soils are present only if the owner is willing to risk the possibility that they may experience some movement after construction. In addition, the following details and precautions should be observed. Mr. Trout -7- October 25, 2000 Soil Analytics ]ob #3881 1. Separate the slabs from all bearing members and utility lines to allow their independent movement--construct "floating" slabs. Provide positive control joints at the junction of the slabs with foundation walls, and provide frictionless sleeves for all utility lines and columns which pass through slabs. 2. Contraction joints having a minimum depth of 1/4 of the thickness of the slabs and a width of at least 1/ 8-inch should be scored or sawed at spacings not to exceed 15-0" on centers. 3. Construct a minimum 2.0-inch void space above or below partitions on slabs. In finished areas, all furring strips, dryvrall, and paneling should stop 2.0 inches from the tops of the slabs. The 2.0-inch void space can be covered with a molding strip. In addition, flexible connections should be provided for all slab bearing mechanical equipment to allow for at least 2.0 inches of free vertical movement. 4. All clayey materials present should be maintained at existing levels of moisture content and density to prevent them from becoming more expansive. Clayey materials will become more expansive if they dry or if they are compacted to a higher density level. 5. Avoid the use of rigid floor coverings such as wood or tile which tend to readily reflect movement of the underlying slab. Rather, use a carpet floor covering which should not be affected if the slab moves. BACKFILL AND SURFACE DRAINAGE As much as possible, the foundation soils should be protected from being wetted after construction. This can generally be assisted by using a suitable backfill and by compacting the backfill sufficiently so that it does not settle following construction. Some moisture can be biended with the backfill in the stockpile but away from foundation locations to facilitate compaction. However, the backfill must not be puddled. If any settlement should occur in the backfill, it could adversely affect utility lines which transmit fluids and pass through the foundation walls. It is not uncommon for such piping to shear at the foundation walls due to movements in the backfill. It is recommended that the pipes pass through Mr. Trout -8- October 25, 2000 Soil Analytics Job p3881 slotted openings in the foundation walls or that flexible connections be used to compensate for shifting of the foundation wall backfill. It is also recommended that all water lines be carefully pressure tested prior to final acceptance and that any leaks detected be repaired. The final grade should be sloped well away from the structure on all sides. All downspouts should discharge into extensions which slope away from the foundation walls and extend beyond the limits of all backfill. Good drainage of moisture should be maintained at and beyond the points of discharge and they should be located at least 5 feet away from foundation walls. There should be minimal watering or irrigation within 5 feet of foundation walls. In no event should an automatic sprinkler system be installed next to the foundation walls. SUBSURFACE UNDERDRAIN The results of the exploration indicate that a basement underdrain system should be constructed as a safety measure. Refer to the attached detail of a suggested underdrain system. LIMITATIONS The above recommendations are based on the exact location where the test holes were drilled, the proposed construction, and the assumption that the subsurface conditions do not vary greatly from those encountered in the test borings. In the event that any unforeseen conditions different from those described herein are encountered, the soil engineer must be notified immediately. The exploration covered in this report has been conducted in accordance with commonly accepted geotechnical engineering practice in the Denver area, and no other warranty, expressed or implied, is made. A study and evaluation of the topic of overlot grading and filling performed beyond the normal limits of wall backfill is beyond the purview of our work and this report. All involved in any such work where fill will be used to support concrete walks, drives, and flatwork in general must approach such an undertaking with care and caution. All supporting fill should be a non expansive, non clayey granular material and should be placed only on a properly prepared subgrade followed by uniform compaction in 8-inch lifts to 95 percent of standard Proctor maximum density and at the optimum moisture content of the material. (Note: A copy of a legal description furnished by our client is attached.) Dear Mr. Trout: As requested, we conducted a subsurface exploration to develop recommendations for foundation design at the subject site on October 18, 2000. The subsurface exploration was performed by drilling two test borings to depths of 16-0" and 6-10" within the planned construction area. The locations of the test borings and the logs of subsurface materials are enclosed. The discussion and recommendations presented below are based on the results of data gathered during the subsurface exploration, observation of general field conditions, and previous experience in the area with similar materials. Based on conversations, we understand that a new showhome for Modern Log Homes, Inc. will be constructed at the site. The structure will be two stories high including the lower "basement" level. In contrast to normal basement construction, the lowest level is pianned to be constructed near the existing groundlevel. The lower "basement" level will have a natural walkout at the front, while an earth berm will be placed against the tall basement walls at the rear. Based on this proposed construction, it appears that the foundations will be placed from about 1 foot to a maximum of about 3.5 or 4 feet below the existing natural ground surface. Mr. Trout -2- October 25, 2000 Soil Analytics RrrF awn SiJBSOIL CONDITIONS Job #3881 The site of the proposed construction is a slightly sloping property in a residential and business area. At the time of the exploration, the property was vacant with an overgrowth of volunteer trees and bushes. The presence of concrete block foundation remnants and scraps along with some unnaturally uneven ground suggests that previous construction has been performed within the site. The details of the previous construction are unknown to us. All rubble material and disturbed soils from the previous activiries should be completely removed from the footprint of the new construction. The structure will be built over the area of our two foundation test borings, whose locations are shown on Figure 1. Generally speaking, the ground surface in the area of the structure slopes towards the southeast at about 0 to 3.5 percent. The existing ground cover consists of weeds, grass. brush and trees. Subsoil conditions in the area of the two test borings are variable with depth below groundlevel. Foundation Boring #1, which was drilled in the southwest portion of the proposed structure, encountered very loose to loose and slightly moist compressible organic topsoil materials from groundlevel to a depth of 1'-0"; medium to stiff and moist to slightly moist sandy clays from 1'-0" to 3'-0"; medium dense and dry to moist gravels and cobbles from 3'-0" to 12'-2"; and dense and moist to wet gravels and cobbles from 12'-2" to at least 16'-0", the maximum depth explored. Foundation Boring #2, which was drilied in the northeast portion of the proposed structure, encountered very loose to loose and slightly moist compressible organic topsoil materials from groundlevel to a depth of 0'-6"; medium to stiff and moist to slightly moist sandy clays from 0'-6" to 3'-0"; medium dense and dry to moist gravels and cobbles from 3'-0" to 6-10"; and experienced auger refusal on cobbles at 6-10". Free groundwater was encountered in Boring #1 at 12'-2" during the exploration. TEST RESULTS AND GEOTECHNICAL CONSIDERATIONS The subsoils at the site were carefully inspected as the cuttings were recovered from the test borings, and the resistance of the materials to the advancement of the drilling augers was noted. In addition, Field Penetration Tests were performed at selected depths to assist in evaluating the allowable bearing value of the soils and to provide undisturbed samples for precise examination and testing. Based on the results of the exploration combined with previous experience with similar subsoil conditions, the most pertinent foundation engineering characteristics and considerations at the site are as foliows: 1. All topsoil and all fill materials, whether old fill or materials resulting from removal of the previous construction, should be completely removed from foundation bearing areas. These materials may be very compressible and result in foundation settlement if the structure is place on or above these materials 2. The underlying sandy clays encountered by the test borings from the base of the upper topsoils to a maximum depth of about 3.0 feet are low sweliing soils with a moderate bearing capacity at in situ levels of density and moisture content. These materials are acceptable for the support of properly designed and constructed pressure footing foundations. 3. The underlying gravels and cobbles encountered from the base of the sandy clays to depths much below planned bearing levels are non expansive materials with a considerable bearing capacity. These materials are suitable for the support of properly designed and constructed standard footing foundations. 4. The presence of free water near or slightly below the 12-foot level should not affect the proposed shallow raised foundation construction. FOUNDATION RECOMMENDATIONS (GENERAL) Based on the subsurface conditions and geotechnical considerations described above, a design known as a Controlled Pressure Foundation System may be used at this site subject to the proper preparation of all foundation bearing areas as stipulated in a later section of this report. This system utilizes the dead load of the structure to prevent soii expansion and protect against the occurrence of zones and pockets of clayey soiis with a low swelling potential located below foundation level. Dead load soil pressures for a given structure can be increased by decreasing the contact area between the subsurface materials and the foundation elements. As used in context with the recommendations of this report, the maximum allowabie soil bearing Mr. Trout -4- October 25, 2000 Soil Analytics Job #3881 pressure (dead load plus one-half live load) refers to the greatest unit pressure permissible, beyond which excessive soil deformations and settlements could occur. Conversely, the minimum dead load pressure is the lowest unit pressure permissible, below which swelling of the subgrade soils could occur. It is the function of the foundation design to size the foundation elements such that the foundation pressures are never less than the minimum dead load pressure and never greater than the maximum allowable soil bearing pressure. Based on these considerations, specific recommendations are given below for the foundations at this site. FOUNDATION RECOMMENDATIONS (SPECIFIC) Controlled Pressure Foundation System Provided that the foundation bearing areas are properly prepared, it is feasible to support the structure using a controlled pressure and footing foundation system. All unstable soils and fill, including the upper compressible organic topsoil, must be completely removed from foundation bearing areas. Those foundations which bear on the upper sandy clay layer should be designed for a maximum allowable soil bearing pressure of 2,400 psf and for a minimum dead load pressure of 700 psf. Those foundations which are placed on the underlying gravels and cobbles should be designed for a maximum allowable soil bearing pressure of 3,500 psf and for a minimum dead load pressure of 0 psf, or greater. We would not object but wouid concur if the design engineer decides to design foundations which will presumably be on gravels and cobbles for a minimum dead load pressure of 700 psi. The final determination of actual foundation sizes and areas will be made based on the plans for the proposed building, the criteria given above, and calculations by the foundation design engineer. All foundations must be placed at least 3'-0" below final exterior grades to provide protection against frost action. In addirion, we recommend that all concrete foundation walls contain sufficient horizontal reinforcing to enable them to span an unsupported distance of at or least 15 feet. A 4-inch thick void form material should be used beneath the portions of all foundation elements which are designed to be interrupted in order to increase the dead load pressure. Great care shouid be taken to prevent the void form materia] from being damaged by exposure to moisture or other agents prior to and during construction. Also, protect the void form material from being collapsed during backfilling. Mr. Trout October 25, 2000 Soil Analytics Joo soaai If a crawl space area is constructed below a portion of the living area of the structure, the ground surface in the crawl space area should be permanently covered with an impervious moisture barrier sealed against the foundarion. The purpose of this is to prevent the moist sandy clays at the bearing level from drying and shrinking and to help reduce humidity in the crawl space area. We recommend the use of a heavy gauge polyethylene material or 55 pound felt building material. A minimum lap of 12 inches should be provided for polyethylene materials and a minimum lap of 3 inches should be provided for felt materials. The laps should be sealed with a mastic compound. LATERAL EARTH PRESSURES ON FOUNDATIONS We do not recommend that heavy cloddy clayey materials be used as backfill for foundation walls since they can exert damaging lateral forces if they are overcompacted and swell after construction. Conversely, under compacted clays may settle after construction with various undesirable consequences. The most friable and sandy of the excavated soils at the site may be segregated. and used as backfill for foundation walls. The backfill soil should be moderately compacted using hand equipment to about the 90-92% of standard Proctor density at near optimum moisture content. Foundation walls retaining suitable backfill should be designed for an active case equivalent fluid density of at least 55 pounds per cubic foot. In addition, all foundation walls and retaining structures should be designed taking into account surcharge loadings from traffic, construction materials, and adjacent structures. PREPARATION OF UNSUITABLE FOUNDATION BEARINC AREAS Extreme care must be used in the preparation of all foundation bearing areas since settlement may occur if incompetent materials are present. Prior to foundation construction the base of the completed excavation should be thoroughly inspected. All unsuitable foundation materials, including fill, topsoil, and all incompetent, disturbed, and frozen soils, must be completely removed from foundation bearing areas and the resulting excavation backfilled with good quality, non expansive, structural fill materials (recycled concrete is acceptable) compacted to 100 percent of standard Proctor density at optimum moisture content or else the founations must-Te extended sufficiently deep to bear on the underlying natural undisturbed materials. All structural fill must be compacted in 8-inch lifts to the stated density level and moisture content. The compacted backfill must extend upward to the level of all structural foundation elements. Mr. Trout -6- October 25, 2000 Soil Analytics Job 93881 FX('AVATION PRECAUTIONS AND CONSIDERATIONS The work should be planned taking into account the safety of the workers and the stability of the slopes of the excavation which is to be made. In general, it is desirable that the sides of the excavation be inclined at a slope not steeper than 1.5 horizontal to 1 vertical especially if the excavation extends into the underlying gravels and cobbles. These material will not safely stand on a vertical cut and any cut made into these materials should be properly sloped or braced. PR ERVATION OF SANDY CLAY SOILS AT NATURAL CONDITIONS As previously noted, the sandy clay soils which were encountered at planned raised basement level are low swelling materials at exisring density levels and moisture contents. The subsoils must be preserved in their natural state during construction since they will become more expansive if they dry to higher density levels and lower moisture contents. If the excavation is made in hot weather without the footings being placed soon thereafter, drying can be prevented by covering the surface of each excavation with an impervious moisture barrier which is removed only when the concrete is poured for foorings and flatwork. Likewise, the foundation soils should be preserved at existing density levels, since they will become more expansive at higher density levels. Any compaction or reworking oE the sandy clay soils should yield 95 percent of standard Proctor maximum density at no less than the optimum moisture content of the soil for soils located below the structure. Based on discussion with our client, it appears that the proposed raised basement construction could result in the concrete floor slab being located above sandy clays having a low swell rating. Floor slabs placed above the expansive materials may undergo some future heave. If our client is unwilling to assume the risk of future slab movement, the floor should be structurally supported over an air space or the expansive layer should be completely removed and the excavation should be backfilled with non expansive, properly compacted structural fill such as granite sand. Slabs-on-grade are non structural elements and should be used where expansive soils are present only if the owner is willing to risk the possibility that they may experience some movement after construction. Separate the slabs from all bearing members and utility lines to allow their independent movement--construct "fioating" slabs. Provide positive control joints at the junction of the slabs with foundation walls, and provide frictionless sleeves for all utility lines and columns which pass through slabs. 2. Contraction joints having a minimum depth of 1/4 of the thickness of the slabs and a width of at least 1/8-inch should be scored or sawed at spacings not to exceed 15-0" on centers. 3. Construct a minimum 2.0-inch void space above or below partitions on slabs. In finished areas, all furring strips, drywall, and paneling should stop 2.0 inches from the tops of the slabs. The 2.0-inch void space can be covered with a molding strip. In addition, flexible connections should be provided for all slab bearing mechanical equipment to allow for at least 2.0 inches of free vertical movement. 4. All clayey materials present should be maintained at existing levels of moisture content and density to prevent them from becoming more expansive. Clayey materials will become more expansive if they dry or if they are compacted to a higher density level. 5. Avoid the use of rigid floor coverings such as wood or tile which tend to readily reflect movement of the underlying slab. Rather, use a carpet floor covering which should not be affected if the slab moves. RA['KFILL AND S RFACE DRAINAGE As much as possible, the foundation soils should be protected from being wetted after construction. This can generally be assisted by using a suitable backfill and by compacting the backfill sufficiently so that it does not settle following construction. Some moisture can be blended with the backfill in the stockpile but away from foundation locations to facilitate compaction. However, the backfill must not be puddled. If any settlement should occur in the backfili, it could adversely affect urility lines which transmit fluids and pass through the foundation walls. It is not uncommon for such piping to shear at the foundation walls due to movements in the backfill. It is recommended that the pipes pass through Mr. Trout -8- October 25, 2000 Soil Analytics Job #3881 slotted openings in the foundation walls or that flexible connections be used to compensate for shifting of the foundation wall backfill. It is also recommended that all water lines be carefully pressure tested prior to final acceptance and that any leaks detected be repaired. The final grade should be sloped well away from the structure on all sides. All downspouts should discharge into extensions which slope away from the foundation walls and extend beyond the limits of all backfill. Good drainage of moisture should be maintained at and beyond the points of discharge and they should be located at least 5 feet away from foundation walls. There should be minimal watering or irrigation within 5 feet of foundation walls. In no event should an automatic sprinkler system be installed next to the foundation walls. DERDRAIN The results of the exploration indicate that a basement underdrain system should be constructed as a safety measure. IZefer to the attached detail of a suggested underdrain system. LIMITATIONS The above recommendations are based on the exact location where the test holes were drilled, the proposed construction, and the assumprion that the subsurface conditions do not vary greatly from those encountered in the test borings. In the event that any unforeseen conditions different from those described herein are encountered, the soil engineer must be notified immediately. The exploration covered in this report has been conducted in accordance with commonly accepted geotechnical engineering practice in the Denver area, and no other warranty, expressed or implied, is made. A study and evaluation of the topic of overlot grading and filling performed beyond the normal limits of wall backfill is beyond the purview of our work and this report. All involved in any such work where fili will be used to support concrete walks, drives, and flarivork in general must approach such an undertaking with care and caution. All supporting fill should be a non expansive, non clayey granular material and should be placed only on a properly prepared subgrade followed by uniform compacrion in 8-inch lifts to 95 percent of standard Proctor maximum density and at the optimum moisture content of the material.
