The R-3 zone district allows single-, two- and multi-family dwelling units, depending on lot size. The properties are bounded by multiple properties to the south zoned Planned Commercial Development (PCD) and Commercial One (G1). The properties to the north, east and west are located outside the City of Wheat Ridge. The properties are bounded on the north by West 51" Place, to the east by Independence Street and to the west by Kipling Street. The properties are not located within any special overlay districts. The properties are not subject to any planned development, nor have they received any variance or special use permit. The original building permit did contain a site plan, which was reviewed and approved by the Community Development Department. I have attached a copy of the site plan. Unfortunately, due to age of the document, the original is not available. What has been included with this letter is a micro-film copy of the scanned document. A copy of the original certificate oF occupancy has also been included. The building was originally constructed in 1971 under a previous Zoning Code. The Zoning Code changes so frequently that it is impossible to know if all oFthe current regulations are being met without performing an in-depth site analysis. However, it should be noted that there are no active Code Enforcement violations for the subject parcel. The multi-family use which is in existence today is an allowed use within the R-3 zone district. The R-3 zone district allows a maximum density of 12 units per acre. According to Jefferson County Assessor information, the total property size is 557,263 square feet and contains a total of 276 dwelling units. The current density exceeds the maximum allowed in this zone disri-ict for a property of this size.
