Dear Mr. Koch
This letter is in regard to your application for approval of a consolidation plat for property located at
4415 Jay Street pursuant to Case No. LLA-00-06.
The original application was submitted to the City of Wheat Ridge Department of Planning and
Development on July 25, 2000. The Public Works Department provided comments back to you dated
August 3, 2000 for required revisions to the document. Since that time, no revised submittal has been
provided. If you intend to complete the lot consolidation process, please submit a letter to that effect to
this office by July 8, 2002. If we do not receive a letter by that date, your application will be
considered withdrawn and a new application will be needed.
Please keep in mind that no building permits for development on the property will be issued until a
consolidation plat has been reviewed and approved by the city and recorded with the Jefferson County
Clerk and Recorder's Office.
In February of 2001, the City of Wheat Ridge adopted a new zoning code. Attached is a copy of the
current subdivision regulations.

DATE: July 31, 2000
A consolidation plat has been submitted for property located at 4415 Jay St. by Karl Koch,
property owner. He is proposing the construction of an assisted living facility over the lot line as
platted. A pre-application conference was held on 2/29/00 regarding the proposed assisted living
use. The proper zoning (R-C) is already in place to accommodate the proposed use, so no further
land use case will be required. An approved consolidation plat is needed prior to issuance of a
building permit.
