Dear Jean:
Please consider this letter a response regarding your second submittal for the Wheat Ridge
Recreation Center Subdivision. I have reviewed the document and have the following
comments:
1. In the dedicatory statement, please correct the spelling of "utlities" and
"expences". Please eliminate "sum" as it is repeated. (See redmarks)..
2. An attorney's certificate block is not a requirement of the City's subdivision
regulations and can be removed.
3. Please remove the references to "chairman" and "secretary" under the Public
Works Director's and Planning and Development Director's signature blocks.
4. On page 2, the zoning for the western portion of the Green Valley Subdivision is
R-1, not C-1. The R-C zoning on the eastern portion is correct.
Attached are comments generated by the Department of Public Works. Once all of the changes
are made, a black line, photographic mylar can be submitted to the City for signatures and
recording.

center property and have the following comments:
1. The title should be amended to read as follows:
"Wheat Ridge Recreation Center Final Plat"
"A consolidation of the Blevins Subdivision and other......"
2. Please add the City's standard dedicatory language and remove non-standard
language (see redmarks)
3. Add a name, title, address and phone number for the owner
with notarial attestation
4. Add a signature block for the Director of Planning and Development
5. Add a signature block for the Director of Public Works
6. Please remove the signature block for Planning Commission
- 7. Add the name, address and phone number of the surveyor of record
• 8. Please show all right-of-way to be dedicated in a pattern with the following

RE: CONSOLIDATION/FINAL PLAT, 4005 KIPLING (SH391)
The Colorado Department of Transportation (CDOT) has reviewed the above and we have the following
comments:
State Highway 391 is a controlled-access highway in accordance with the Highway Access
Law Section 43-2-147(b). Vehicular access to or from the proposed development shall be
provided to the general street system. Access to the State Highway shall be in accordance with
the State Highway Access Code.
2. To obtain permission to construct, modify, relocate or close a vehicular access, where such
work will be within State Highway right-of-way, a state highway access permit is required.
The impact of the proposed Consolidation/Final Plat to the state highway is unclear. The
submitted plans must identify the scope of work in the CDOT right-of-way
3. Work in CDOT's right-of-way will be by permit only.

As a safety precaution, PSCo would like to remind the developer to call the Utility

construction. If PSCo has existing gas or electric distribution facilities in this area, the
