Case No. WZ-03-02 was a request by Roger Loecher for administrative approval of a minor plat
correction on Miracle on 35`x' Avenue Subdivision. The purpose of the correction was to make
corrections to the legal description as depicted on the original plat document. The plat correction
was approved and recorded on July 14, 2003. Attached is a recorded copy of the plat
amendment.

on West 35th Avenue plat.
I have reviewed the document and have the following comments:
Change the signature block for the Director of Planning and Development to Community
Development Director.
Change the year from 2002 to 2003 in the notary certificate and the recorder's certificate.
Once the modifications have been made, please submit a blackline, photographic mylar .004 of an
inch thick with matte finish on both sides. Both you and the owner must sign and seal in black,
indelible ink. There are notary publics available for notarization in our office, free of charge.

Clerk's attestation.
2. Add the following number to the case history box: MS-03-02
3. Correct the dimension on the southern property line from "57.60"' to "58.60".
Once the modifications have been made, please resubmit one copy of the revisions for our review.

It has come to our attention that the recorded plat for Miracle on 35th Avenue has a problem with
the legal description. See attached correspondence from Dave Brossman dated March 25, 2003.
A correction plat must be filed to fix this problem. The plat must be prepared and submitted to the
City of Wheat Ridge for administrative review, which can be completed within about a month. A
completed administrative process application is required with a filing fee of $300 plus $10 for
recordation with the Jefferson County Clerk and Recorder's office once the document has been
approved by the city.
