I, Ann Lazzeri, Secretary to the City of Wheat Ridge Board of Adj.ustment, do hereby certify that
the following Resolution was duly adopted in the City of Wheat Ridge, County of Jefferson,
State of Colorado on the 27th day of March. 2003.
CASE NO. W A-03-07
APPLICANT'S NAME: A-I Pattern
LOCATION: 4860 Van Gordon Street
Upon a motion by Board Member BLAIR aod second by Board Member HOWARD, the
following resolution was stated:
WHEREAS, the applicaot was denied permission by ao administrative officer; aod
WHEREAS, Board of Adjustment Application Case No. W A-03-07 is ao appeal to this Board
from the decision of ao administrative officer; aod
WHEREAS, the property has been posted the fifteen days required by law; aod
WHEREAS, there were no protests registered against the application; aod
WHEREAS, the relief applied for MAY be graoted without detriment to the public welfare aod
without substaotially impairing the intent aod purpose of the regulations governing the City of
Wheat Ridge.
NOW, THEREFORE, BE IT RESOLVED that Board of Adjustment Application Case No.
W A-03-07 be, aod hereby is, APPROVED.
TYPE OF VARIANCE: An increase of non-living laodscaped area in ao industrial zone to 36
percent of the laodscaped area for property located at 4860 Vao Gordon Street.
FOR THE FOLLOWING REASONS:
1. Approval of the request would not alter the essential character of the locality.
2. The hardship is a byproduct of the drought.
3. The applicaot is attempting to reduce the need for extensive outdoor watering.
4. Approval of this request would not be detrimental to the public welfare or injurious to
other properties in the neighborhood.
5. Staffrecomrnends approval.

6. Approval of the request would contribute to the benefit of the neighborhood, the city aod
its citizens.
7. Plaot materials have been chosen aod located in a plan that is more efficiently irrigated
thao conventional designs.
8. Additional trees aod bushes are being installed above current code requirements.
