CERTIFICATE OF RESOLUTION
I, Ann Lazzeri, Secretary to the City of Wheat Ridge Board of Adjustment, do hereby certify that
the following Resolution was duly adopted in the City of Wheat Ridge, County of Jefferson,
State of Colorado, on the 22nd day of Mav, 2008.

APPLICANT'S NAME: Gerard Nealon
LOCATION OF INTERPRETATION: 6770 West 3Sth Avenue
WHEREAS, the applicant was denied permission by an administrative officer; and
WHEREAS, Board of Adjustment Application Case Number W A-OS-02 is an appeal to this
Board from the decision of an administrative officer and in recognition that there were no
protests registered against it; and
WHEREAS, the property has been posted the fifteen days required by law; and
WHEREAS, the relief applied for MAY be granted without detriment to the public and without
substantially impairing the intent and purpose ofthe regulations governing the City of Wheat
Ridge.
NOW, THEREFORE, BE IT RESOLVED that Board of Adjustment Application Case
Number W A-OS-02 be, and hereby is APPROVED.
TYPE OF VARIANCE: A 44-square foot wall sign affixed to a wall which does not abut a
public street or major interior drive for property zoned Restricted-Commercial.
FOR THE FOLLOWING REASONS:
I. Staff considered that variance criteria numbers 2, 5, 6, 7, S, and 9 have been met and the
Board concurs.
2. The request is consistent with the Architectural and Site Design Manual.
3. The request will not alter the character ofthe neighborhood.
4. The request will not be detrimental to public welfare.
5. The variance will result in relocation of the sign having a minimal to no impact on the
surrounding properties.
6. The applicant is proposing a major investment in the property.
7. The sign, to be placed in the requested varied position, allows for a viable and no-impact
solution to way finding and visibility issues common to all businesses and customers, and
is historic and architecturally complementary to the building and to the business
neighborhood.
S. The west wall is 50 linear feet long so the sign is not oversized.

WITH THE FOLLOWING CONDITIONS:
I. The lighting components of the sign must remain as they have historically been used and
may not be changed to increase the intensity or brightness ofthe sign.
2. The sign must be affixed in a location on the west elevation of the building which can be
seen from the public right-of-way.
3. The sign shall be shifted to the north ofthe building as a priority.
