HomeMy WebLinkAboutWZ-96-3• CERTIFICATION OF RESOLUTION CITY OF WHEAT RIDGE PLANNING COMMISSION CASE N0: WZ-96-3 LOCATION: 12851 West 32nd Avenue APPLICANT(S) NAME: City of Wheat Ridge OWNER(S) NAME: Dwaine Richter REQUEST: Approval of rezoning from A-1 to PCD and fox establishment of uses allowed and general design parameters akin to an Outline Development plan APPROXIMATE AREA: 1.037 acre - WHEREAS, the City of Wheat Ridge Planning Division has submitted a list of factors to be considered with the above request, and said list of factors is attached hereto and incorporated herein by reference, and made a part hereof; and WHEREAS, there was testimony received at a public hearing by the Planning Commission and such testimony provided additional facts. NOW, THEREFORE, based upon the facts presented and-conclusions • reached, it was moved by Commissioner CERVENY, seconded by Commissioner WILLIAM5, that Case No. WZ-96-3, an application by The City of Wheat Ridge for approval of rezoning from A-1 to PCD and for establishment of uses allowed and general design parameters akin to an Outline Development plan fox property located at 12851 West 32nd Avenue be Approved fox the following reasons: 1. The property is within the City of Wheat Ridge, and all notification and posting requirements have been met, therefore, there is jurisdiction to hear this case- 2. It will allow fox future development of the 70 West Business Center. 3. The criteria used to evaluate a rezoning request supports approval of this request. 4. The zoning being established has been in place since 1975 when the property was annexed. With the following condition: 1. That C-1 conditions and design parameters be allowed on the pxopexty and that this pxopexty be included in any final development plans fox the 70 West Business Center. Commission would suggest the owner of the property take into consideration the character of the property and its' impact on the surrounding neighborhood. • 'Certificate of Resolution Page 2 . As an example, the meeting scheduled for May 16 cannot occur unless you appoint at least one new member before then, because two Planning Commission members will be out of town. Additionally, DRCOG and Colorado Chapter of the American Planning Association has a day-long planning commission training program scheduled for June 15th at the Arvada Center. It would be great if the two new appointees were on board so they could attend this. We are requesting that these vacancies be filled as soon as possible. Thank you for your cooperation. • GEGsIw •
