CERTIFICATION OF RESOLUTION
CITY OF WHEAT RIDGE PLANNING COMMISSION

LOCATION: 6225 W. 48th Avenue
APPLICANT(S) NAME: Lois J. Ficco

REQUEST: Approval of a PCD final development and plat.
APPROXIMATE AREA: 3.0 Acres
WHEREAS, the City of Wheat Ridge Planning Division has submitted a list of factors to be considered
with the above request, and said list of factors is attached hereto and incorporated herein by reference,
and made a part hereof; and
WHEREAS, there was testimony received at a public hearing by the Planning Commission and such
testimony provided additional facts.
NOW, THEREFORE, based upon the facts presented and conclusions reached, it was moved by
• Commissioner CERVENY, seconded by Commissioner RASPLICKA, that Case No. WZ-97-14, a
request for approval of a Planned Commercial Development Plan final development plan for property
located at 6225 W. 48t1t Avenue, be Approved for the following reasons:
A.
1. Property is in the City of Wheat Ridge and all posting and notification requirements have been
met.
2. Most requirements for PCD development plan have been met.
3. Most minimum design perimeters established at the outline plan phase have been met.
With the following condition:
1. A(I mechanical equipment be screened from view.
2. The 6' fence will not be built, therefore, storage will not be allowed outside building C."
VOTE: YES:6
NO: 1 (Commissioner SNOW)
B.
It was moved by Commissioner CERVENY, seconded by Commissioner RASPLICICA, that Case No.
WZ-97-14, a request for approval of a subdivision plat in conjunction with the submittal of a final
development plan for property located at 6225 W. 48th Avenue, be Approved for the following reasons:
• I. Platting is a requirement of Section 26-25(V)(B)(3) of the Wheat Ridge Code of Laws.
2. All requirements of the Subdivision Regulations have been met.

With the following conditions:
1. The storm water detention easement north of building C be shown.

NO: 0
I, Jenifer Roche, Secretary to the City of Wheat Ridge Planning Commission, do hereby and herewith
certify that the foregoing Resolution was duly adopted by an 6-1 vote and an 7-0 vote, of the members
present at their regular meeting held in the Council Chambers of the Municipal Building, Wheat Ridge,
Colorado, on the 20 day of November, 1997.
