Partners, LLP OWNER(S) NAME: H.R. Hodge & J.E. Strader REQUEST: Rezoning, approval of an outline plan and final plan and plat. APPROXIMATE AREA: 1 Acre WHEREAS, the City of Wheat Ridge Planning Division has submitted a list of factors to be considered with the above request, and said list of factors is attached hereto and incorporated herein by reference, and made a part hereof; and WHEREAS, there was testimony received at a public hearing by the Planning Commission and such testimony provided additional facts. NOW, THEREFORE, based upon the facts presented and conclusions reached, Case No. WZ-97-2, an application by W.R. Partners, LLP for approval of a rezoning, outline plan, and final plan and plat for property located at 4951 Miller Street. The following motions were made regarding the separate issues: Issue A: (Rezonins and Outline Development Plan: Commissioner LANGDON motioned, Commissioner THOMPSON seconded, that Case No. WZ-97-2, a request for approval of a rezoning from Agricultural-One to Planned Industrial Development for property located at 4951 Miller Street and for approval of an outline development plan be Approved for the following reasons: 1. It is required to incorporate 4951 Miller Street into the L&K Industrial Park. 2. The evaluation criteria support approval of the request. 3. All requirements for an outline development plan have been met. With the following conditions: 1. Architectural details and landscape plans will be incorporated into the plan set prior to review of City Council. 2. To retain as many trees as possible. VOTE: YES: Williams, Rasplicka, Cerveny, Langdon, Johnson, Eckhardt, Griffith, Thompson NO: issue E: (Subdivision Platl Commissioner LANGDON motioned, Commissioner SOHNSON seconded, that the request for approval s f f Resolution - WZ-97-2 Page 2 of a subdivision plat for the L&K Industrial Park and property located at 4951 Miller Street be Approved for the following reasons: 1. It is required to incorporate 4951 Miller Street into the L&K Industrial Park. Z. All requirements of the Subdivision Regulations have been met. VOTE: YES: Williams, Rasplicka, Cerveny, Langdon, Johnson, Eckhardt, Griffith, Thompson NO: Issue C: (Final Develonment Plank Commissioner CERVENY motioned, Commissioner RASPLICKA seconded, that the request for approval of a Final Development Plan for the L&K Industrial Park and for properly located at 4951 Miller Street be Approved for the following reasons: 1. It is required to incorporate 4951 Miller Street into the L&K Industrial Park. 2. It is consistent with the general design parameters of the underlying outline development plan. 3. All requirements for a PID final development plan have been met, 4. Architectural evaluation and landscape plan will be incorporated into the plan prior to review by City Council. With the following conditions: 1, No parking signs to be installed on major interior drives. 2, Preserve any/all existing trees. 3. Landscaping requirements will be 20%. 4. $uilding will be similar in design to current standards. 5. Architectural elevations and Landscape plan will be incorporated into the plan prior to review by City Council. VOTE: YES: Williams, Rasplicka, Cerveny, Langdon, Johnson, Eckhardt, Griffith, Thompson NO: I, Marilyn Gunn, Secretary to the City of Wheat Ridge Planning Commission, do hereby and herewith certify that the foregoing Resolution was duly adopted by an 8-0 vote of the members present at their regular meeting held in the Council Chambers of the Municipal $uilding, Wheat Ridge, Colorado, on the 6th day of February, 1997.
