I, Mary Lou Chapla, Secretary to the City of Wheat Ridge Board of
Adjustment, do hereby certify that the following Resolution was
duly adopted in the City of Wheat Ridge, County of Jefferson,
State of Colorado, on the 27th day of 7anuary 1994.
CASE NO: WA-93-21
APPLICANT'S NAME: Ernest Rodenberg
LOCATION: 4520 Reed Street
Upon motion by Board Member ABBOTT seconded by Board Member
BERNHART the following Resolution was stated.
WHEREAS, the applicant was denied permission by an Administrative
Officer; and
WHEREAS, Board of Adjustment Application, Case No. WA-93-21
is an appeal to this Board from the decision of an Administrative
Officer; and
WHEREAS; the property has been posted the required 15 days by law
and there WERE NO protests registered against it; and
WHEREAS; the relief applied for MAY be granted without ,detriment
to the public welfare and without substantially impairing, the
intent and purpose of the regulations governing the City of Wheat
Ridge.
NOW, THEREFORE, BE IT RESOLVED that Board of Adjustment
Application Case No. WA-93-21 be and hereby is APPROVED.
TYPE OF VARIANCE: A 5' variance to the required 5' side yard
setback
PURPOSE: To allow an existing detached shed to be reconstructed
FOR THE FOLLOWING REASONS:
1. There is a unique hardship as the applicant tore down an old
shed and could have rebuilt up to 50$ of the shed without the
benefit'of a variance.
2. The granting of.this variance would not alter the essential
character of the neighborhood as there are several setback
encroachments by sheds in the immediate neighborhood.
3. The purpose of this variance is not based exclusively upon
the desire to make money.
4. The hardship has not been created by the ,applicant.

5. The granting of this variance would not be detrimental
or injurious to property or improvements within the
neighborhood as the requested structure is essentially
screened from the immediate neighbor by a solid fence.
6. The granting of this variance would not impair the adequate
supply o£ light or air to adjacent properties nor increase
traffic congestion or endanger public safety.
7. One neighbor attended the meeting and spoke in favor of the
request.
VOTE: YES: Abbott, Bernhart, Howard, Junker, Reynolds and
Rossillon
NO: None
DISPOSITION: Variance granted by a vote of 6-0.
