RELEASE OF DEVELOPMENT COVENANT
THIS RELEASE OF DEVELOPMENT COVENANT is given this :)-ro day of
2016 by the City of Wheat Ridge, Grantor.
RECITALS
WHEREAS, on December 10, 1990, Arapahoe House, as owner of a tract of real property
at 6195 West 38th Avenue, Wheat Ridge, Colorado, executed a Development Covenant
burdening the property with an obligation to construct certain improvements; and
WHEREAS, the Development Covenant was filed for record with the Jefferson County
Clerk & Recorder on December 20, 1990 at Reception No. 90107521; and
WHEREAS, the Development Covenant burdened the real property (the "Property") at
6195 West 38th Avenue, the legal description of which is attached hereto as Exhibit A; and
WHEREAS, the required improvements have been constructed; and
WHEREAS, Paragraph 13 of the Development Covenant provides for its release upon
completion of the public improvements.
RELEASE
The City of Wheat Ridge, Colorado acting by its duly authorized officials, hereby releases
the Development Covenant recorded at Reception No. 90107521 of the records of the Jefferson
County Clerk & Recorder.
