Said tract being the same land "reserved for future right-of-way" as shown on that certain plat of
Applewood Village Southwest Comer recorded February 5, 2016 at Reception No. 2016011628.
With all its appurtenances, and warrant the title to the same against all persons claiming to hold title
by, through, or under the grantor hereunder, subject to (i) visible and apparent easements not ap-
pearing of record, (ii) any discrepancies, conflicts, or shortages in area or boundary lines or any
encroachments or any overlapping of improvements which a current survey would show, and (iii)
interests, easements, rights of way and restrictions of record, if any.
