RE: 3708 Ames Street Wheat Ridge, CO 80212 Modified Window Opening Per your request, a site visit was performed February 8, 2018 at the above address to observe the existing foundation and structural components with respect to modification of a basement window. The residence is a single story wood framed structure with a brick veneer, and a finished basement. For the purpose of this report, the residence faces west. It is our understanding the existing window opening on the north wall of the basement approximately 5'-0" from the west wall is to be modified to accommodate an emergency egress from the basement in accordance with the City of Wheat Ridge Building Department requirements. The existing opening is to be extended from the bottom of the existing steel sill to a sill height on the order of 40 inches. The width of the opening will not be altered. It is our opinion that the foundation wall is considered adequate to support the following required structural loads after the window is modified: Design criteria: 2012 IRC 2012 IBC City of Wheat Ridge Amendments Roof LL: 20psf Roof DL: 10psf Roof Snow Load: 30psf Wind Load: 105 MPH, 3 -sec Gust Exposure C Seismic Category: B It is recommended that the wall that is adjacent to the new window is backfilled in thin lifts and compacted to minimize backfill settlement. The ground surface should be sloped to direct surface water away from the windows and foundation. The recommendations in this report are based on observed conditions.
