CONSIDERATIONS
Barricade wrap can be installed over
wood -based, foam insulative, or
fiberboard sheathing and exterior gypsum
board.
Install building wrap in "shingle -lap"
fashion, with the higher piece lapped over
the outside of the piece below.
All horizontal overlaps of building wrap
must be at least 2" (4" is recommended)
and vertical overlaps must be at least 6".
At roof sections, be careful to lap the
building wrap over the entire top of any
step flashed areas against the wall.
We recommend using Barricade flashing
products or an alternative that meets or
exceeds Federal Specification UU-B-790a,
Grade A and is minimum 6" in width.

Start by placing the roll 2-3' (feet) from
the corner and fasten using staples,
large -headed nails, or roofing nails
spaced a maximum of 18" (inches)
on center.

Make an inverted Y -cut in the wrap at
window rough opening. Make diagonal
cuts at the top of the rough opening
corners. Windows must be installed
according to the manufacturer's
recommended installation process.
Fold the three flaps in through the
opening, fastening them inside with
staples set about every 6". Fold top flap
up and tape temporarily as shown.
Proceed to flashing installation (page 5).
Unroll the wrap around the building and
fasten with nails or staples, spaced a
maximum of 32"' on center.
When used overfoam insulation boards, the sheet must
be fastened with roofing nails or other large -headed nails
long enough to penetrate through the insulation, into the
framing studs.

APPLICATION WITH EXISTING WINDOWS
1. Create a top flap so that the head
flashing can be installed under the
wrap and over the flange.
2. Leave the bottom unflashed, allowing
moisture to escape.
3. On both sides, trim the wrap close to
the window flange and secure it to
the flange with tape or caulk, then
install side flashing.
4. Install head flashing and extend out
34" to each side, then tape flap over.
(Note: Tape and caulk should only be used for
securing purposes and should not be used as
primary flashing material.)

Measure the circular portion of the window and add 12" to this number. Cut
flashing to this length for the head flashing. Remove approximately 20" of
release paper and position flashing tightly along the first edge of round window,
press firmly Into place.
Continue removing release paper and conform Barricade Flash Conform along
entire circular portion of window. Use Barricade Seam Tape or mechanical
fasteners (Ie. mails, staples, or screws) to temporarily bold cep edge of bead

All Barricade Building Products building
wrap is manufactured to meet the full
intent of all applicable building codes
and their governing bodies.
Barricade is a weather -resistive barrier
(WRB) designed to provide a secondary
line of defense against bulk water
penetration. It is not designed or
intended for use as a primary
waterproofing membrane.
Wind -driven rain can penetrate exterior
sidings/cladding such as vinyl, wood,
brick, aluminum, hardboard,
cementitious, etc. Vinyl and aluminum
siding are manufactured with built-in
weep holes to allow proper drainage of
water that gets past it. Wood, hardboard,
and brick exteriors are porous, allowing
water to be absorbed into them. Most
brick facades also have weep holes built
into the wall system to promote water
drainage.
Contamination of Barricade Building
Products building wrap and various
building site chemicals or various sugars
and saps found in wood sidings (e.g.
cedar) which increase its wettability (e.g.
surfactants), will adversely affect
thehouse wrap's water -resistive
capability and its contribution to the
overall water resistance of the wall
system. Surfactants can be defined as
substances which adversely impact and
contaminate the surface tension of a
given house wrap or building paper by
raising their surface energy which allows
liquid to "wet" the surface more easily.
Where wood sidings, such as cedar, are
concerned, it is strongly recommended
that both priming or back coating of the
siding be performed. This helps isolate
the surfactants in the wood from the
house wrap or building paper surface. In
addition to back priming/coating, an
airspace should also be created between
the siding and house wrap. Providing
some form of airspace between the wood
trim, siding, and clapboards and the
house wrap using furring or some other
form of spacer reduces the quantity and
time liquid phase for any water that is
trapped in the exterior wall assembly,
thereby reducing the potential for
surfactant movement.
Any rips, tears, breaks, holes, etc. that
happen during normal construction
should be repaired by taping or patching.
Other holes, gaps, or cracks created in
the exterior wall around items such as
faucets, dryer vents, electrical outlets,
etc. should also be properly taped,
flashed, and sealed. Any of these
occurrences that go unrepaired will
diminish the building wrap's performance
and contribution to the overall
water -resistance of the wall system.
Standard fasteners, such as nails and
staples, used to apply Barricade can
reduce the building wraps water -resistive
characteristics. Barricade Building
Products encourages the use of plastic
cap nails to improve the seal around the
fastener and enhance the protection
against water penetration at the
fastener location.
All horizontal overlaps of building wrap
must be at least 2" and vertical overlaps
must at least be 6". Porous sidings such
as brick, wood, hardboard and some
others allow water penetration and have
the ability to store water due to their
hygroscopic nature.
It's always a wise construction practice to
use and integrate properly installed
flashings around all window and door
openings as well as other exterior
penetrations as part of an overall design
strategy to control moisture movement
and transport. Please contact your
builder or Barricade Building Products
for more details.

Official and may be subject to a fee equal to one-half of the original permit fee.
3. If this permit expires, a new permit may be required to be obtained. Issuance of a new permit shall be subject to the standard
requirements, fees and��procedures for approval of any new permit. Re -issuance or extension of expired permits is at the sole discretion of
the Chief Building Official and is not guaranteed.
4. No work of any manner shall be performed that shall results in a change of the natural flow of water without prior and specific approval.
5. The permit holder shall notify the Building and Inspection Services Division in accordance with established policy of all requ�ired
inspections and shall not proceed or conceal work without written approval of such work from the Building and Inspection Services
Division.
6. The issuance or granting of a permit shall not be construed to be a permit for, or an approval of, anviolation of any provision of any

Approved per plans and red -line notes on plans. Must comply with 2018 IRC, 2020 NEC and all
applicable City of Wheat Ridge Municipal Codes. Work is subject to field inspections.

On behalf of the Northwest Lakewood Sanitation District (NWLSD), Martin/Martin Inc., acting as the District's
Consulting Engineer, offers the following in response to the site plan received August 4, 2020, concerning a proposed
Single-family home development at the above referenced address. The Northwest Lakewood Sanitation District has no
objections with the proposed development conditional on the items identified herein are fully addressed. The
following are general requirements for sanitary sewer service. Rules, Regulations and Standards of the District must be
complied with at all times.
The subject lot appears to be entirely within the service and boundary area of the Northwest Lakewood Sanitation
District. Treatment of sewage generated within the Northwest Lakewood Sanitation District is provided by Metro
Wastewater Reclamation District.
Existing District Sanitary Sewer Mainline(s)
Northwest Lakewood Sanitation District has the following sanitary sewer mains in the vicinity of the proposed
property:
• 8 -inch mainline running south to north, east of the referenced property within Robb Street.
It appears the 8 -inch mainline in Robb St. could service the property depending on the location of the sanitary service
line in relation to the mainline. Connection to the mainline must be made with a Wye connection.
It appears the property may be serviced by gravity flow; however, the owner/developer is responsible for determining
horizontal locations and vertical depths of the existing sanitary sewer main(s) and potential conflicting utilities, to verify
if service and gravity flow is feasible or if a private individual sewage ejector (lift station) is required. The issuance of a
sewer tap permit by the District does not in any way guarantee that the property can be served by gravity flow. No
underdrain or storm sump pump connections to District facilities are allowed.
Utility Locates
All projects must meet Colorado Revised Statue Title 9 for proper notification to the Notification Association by the
Developer's professional engineer. It is also the owner's responsibility to include electronic locators on all new

As requested, A. G. Wassenaar, Inc. (AGW) performed a soil and foundation study at the subject site.
The purpose of our study was to observe subsurface conditions encountered and to recommend
geotechnical design criteria for the design and construction of the foundation for the proposed single
family residential structure. This letter presents a summary of our findings and recommendations.
Proposed Construction
The proposed structure will be up to three stories supported upon a reinforced concrete foundation.
The structure will be wood framed with a full depth, garden level, or walkout basement beneath the
living areas.
Subsurface Conditions
The field exploration included drilling a 4 -inch diameter auger boring near the center of the lot. The
subsurface conditions encountered are shown on Figure 1, including the results of penetration tests at
the locations of sampling.
Laboratory Testing
Samples obtained during drilling were returned to the laboratory. They were visually classified and
testing was assigned to selected samples in an effort to evaluate the engineering properties of the
subsurface materials encountered. The test results are summarized on Figure 1. Based upon visual
observation of the subsurface conditions encountered and laboratory testing for this and/or adjacent
lots, it is our opinion that the subsurface materials generally exhibit low potential for expansion and
compression. Refer to the Colorado Geological Survey Special Publication 43 for a description of
expansive soils and their impact on structure performance.
Site Preparation For Foundation Construction
At the time of our study, the water table was located approximately 6 feet below the existing ground
surface. This is 2 feet above our assumed footing subgrade level. It is possible that after excavation for
the foundation system, ground water may be sufficiently close to the surface to result in soft, rutting,
unstable soils which will not be suitable for support of the proposed construction. Therefore, we
recommend the foundation be constructed no more than 6 feet below the existing grade.

If soft, rutting soils become a problem, either soil stabilization or a combination of dewatering
during construction and stabilization with rockfill may be necessary. Our office should be retained
to observe a proof -roll of the foundation system subgrade to determine if stabilization will be
required. Site preparation for the foundation system for the proposed residence may be
accomplished by excavating the site 2 feet below the proposed bottom of footing a distance of at
least 2 feet beyond the edge of the footing. The soft, rutting soils must then be stabilized by placing
6 -inch minus crushed rock or an equivalent material, which must be evaluated by our office prior
to use. Crushed concrete should not be used. The material should be placed in approximately 8 -
inch loose lifts and rolled into the underlying soft or loose soils. This procedure should continue
until a front-end loader with loaded bucket, or equivalent, can be supported on the rock fill with no
significant deformation. Subsequent gravel layers should be placed accordingly until foundation
elevation has been obtained. In some cases, the placement of a biaxial geogrid or equivalent has
helped to provide a stable surface while reducing the amount of gravel required. We must be
retained to observe whether the subgrade is stable prior to foundation construction.
Foundation Recommendations
Based on our evaluation of the subsurface conditions, the proposed structure may be founded upon
spread or pad -type footings bearing on the natural undisturbed soils. All footings must bear at
basement level. The footings should be designed for a maximum bearing pressure of 2,500 psf with
a minimum dead load pressure of 800 psf. Four -inch void material should be installed in areas where
the minimum dead load cannot be attained. Footing dimensions and foundation structural elements
should be determined by a structural engineer. Concrete in contact with the subsurface materials should
be designed for severe (S2 or RS2) sulfate exposure as defined by either ACI 318 (Table 19.3.1.1) or
ACI 332 (Table 5.2.1) as determined from the appropriate building code for this jurisdiction. Bearing
materials loosened by machine excavation should be removed prior to placing footing concrete.
Occasionally, pockets of loose soils are encountered in foundation excavations. If this condition occurs,
the footings should extend to firm soils. Exterior footings should bear at least 3 feet below exterior
grade for frost protection. The bearing materials beneath footings should be protected from freezing
during construction. All footing excavations should be observed by AGW prior to placement of concrete.
The foundation walls backfilled with on-site materials should be designed for a lateral earth pressure
based upon an equivalent fluid density of 65 pounds per cubic foot (pcf) for the "at rest" condition or
50 pcf for the "active" condition. The "active" condition should only be used where wall movements of
at least 0.5% of the wall height are allowed. These values have been provided without considerations
for sloping backfill, surcharge loading or hydrostatic pressures. Construction of a drain system and
proper surface drainage as discussed later in this report may lower the potential of developing
hydrostatic pressure in the backfill materials. Minor cracking of concrete foundation walls should be
expected.
Basement Floor Construction
A basement slab performance risk evaluation was conducted in general conformance with industry
guidelines for the local area. The risk assessment of a site for potential movement is not absolute;
rather, it represents a judgment based upon the data available and our experience in the area.

Movement of foundations and concrete flat work will occur with time in low to very high risk areas as
the soil moisture content increases. On low and moderate rated sites, slab movements of up to 3 inches
across the slab with slab cracking of up to 1/4 -inch in width and/or differential are considered normal.
The damage generally increases as the risk assessment increases and as the depth of wetting increases.
It must be understood, however, that assessing risk is an opinion. There is currently no type of testing
or correlation of factors that will definitively predict the amount of heave that a floor slab will exhibit.
Therefore, it may be possible that heaves less than or in excess of what is considered "normal" may be
experienced.
For sites with a risk assessment of high or very high, we recommend an interior floor system engineered
for expansive soils be constructed. An alternative to the use of an engineered floor system, such as soil
modification to reduce the risk assessment, may also be considered. In addition, an engineered interior
floor system is recommended for all finished areas or any other areas where floor movements cannot
be tolerated.
Based upon our evaluation of the subsurface conditions at this site, it is our opinion that the slab
performance risk for this site is low. If this risk of movement is not acceptable, engineered interior floors
should be constructed or an alternative such as soil modification should be considered.
If the Builder and/or Owner desires to construct a concrete slab -on -grade and accepts the risk of slab
movement, slabs supported by the expansive subsurface materials should be constructed using the
following criteria:
1. Slabs should be separated from exterior walls and interior bearing members with a joint
which allows free vertical movement of the slab.
2. Slab bearing partitions should be constructed with a minimum 2 -inch void space. Stairways
bearing upon the slab should be constructed in such a way as to allow at least 2 inches of
slab heave. In the event of slab heave, the movement should not be transmitted directly
through the partitions to the remainder of the structure.
3. Plumbing and utilities should be isolated from the slab.
4. Where a forced -air heating system is used and the furnace is located on the slab, we
recommend provision for a collapsible connection between the furnace and the duct work
to allow for at least 3 inches of slab heave. Utility connections should also be provided
with flexible connections capable of accommodating the same magnitude of movement as
specified above.
5. Provide frequent control joints in the slab.
Following these recommendations should reduce damage caused by movement of the floor slab. The
void spaces recommended are not intended to predict total slab movement. Care should be
taken to monitor and reestablish partition voids and flexible connections when necessary. We are
available to provide further consultation regarding basement slab performance risk assessments.

Craw/ Space Construction
The crawl space ground surface should be sloped to the perimeter drain system. Trenching or dishing
out of the crawl space is not recommended unless a drain system is placed in these areas in such a
manner to facilitate drainage. The recommended clearance from the crawl space ground surface to the
engineered floor system should meet applicable codes as well as be increased by the recommended
foundation void height. In addition, all plumbing lines should be isolated from the ground surface or
foundation walls by at least the height of the previously recommended void thickness.
During construction, the crawl space area should be checked for standing water or very moist conditions,
construction debris, and other deleterious materials. If these conditions exist, the area should be
evaluated and mitigated, as necessary.
Crawl space areas should be constructed with consideration given to proper ventilation and moisture
management. Provisions such as the installation of a vapor retarder should be utilized to reduce the
amount of moisture (humidity) in the crawl space air. The Client and any future Owner should be aware
that crawl space areas are subject to various air quality issues. A consultant specializing in ventilation
and air quality control should be contacted to provide any additional recommendations. Such
recommendations are beyond the geotechnical scope of this study. The environmental division of AGW
is capable of providing such services. Refer to "Homeowner's Guide To Moisture Management" by Tri -
County Health Department (Brochure Number S-323) for additional information.
Fill Placement
Any fill placed beneath the foundation and slabs -on -grade should be well compacted. Prior to placement
of fill, the ground surface should be scarified a minimum of 6 inches or pipes in trenches should be
properly bedded. The new fill should be of similar soil type as the existing subgrade material. New fill
should be placed in maximum 8 -inch loose lifts. The scarified ground surface and the new fill should be
compacted to a minimum of 95% of Standard Proctor (ASTM D698) maximum dry density for cohesive
soils or Modified Proctor (ASTM D1557) maximum dry density for granular soils. The moisture content
of the compacted material should be between optimum and 4% over optimum moisture content for
cohesive soils or within 2% of optimum moisture content for granular soils. Density compaction testing
must be performed upon any new fill placed beneath the foundation of the structure.
Backfill around the foundation should be moistened and compacted in such a manner as to reduce
future settlement.
Subsurface Drainage
As discussed previously, the level of the water table was measured at 6 feet below the existing ground
surface seven days after drilling. This is 2 feet above our assumed basement floor level. During wetter
seasons or wetter years, the water table may rise 3 feet or more depending on post -construction site
conditions. Therefore, the basement floor level should be established as high as practical to
reduce pumping of ground water. A waterproof material should be applied to foundation walls, and
a subsurface drainage system provided. The drainage system should consist of 4 -inch diameter
perforated, rigid, PVC pipe placed around the perimeter of below grade areas with the bottom of the

drain pipe at least 4 inches below the corresponding foundation subgrade. The pipe should be placed
in an envelope of free -draining gravel. At least 6 inches of free -draining gravel should be placed below
the basement floor level and connected to the perimeter drain system to reduce moisture transfer
through the floor slabs and to assist in the collection of ground water. If moisture sensitive floor
coverings may be placed on the slab, a vapor retarder should be constructed between the slab and the
drain gravel. For additional information, refer to Figure 2 for suggested drain construction information.
If a sump pit is installed, it should be monitored for water accumulation and proper operation. The water
level in the sump pit should not be allowed to rise above the bottom of the foundation drain inlet pipe(s).
A pump should be installed in the sump pit during construction and should be maintained by the
Homeowner. The sump pump may pump daily or continuously, especially during the landscaping
irrigation season. The water should discharge outside the foundation wall backfill zone into a swale and
be directed to flow off the lot. A curb chase may be required where the water discharges across
sidewalks.
These recommendations will provide a method for removal of free water that intersects the drain.
However, they will not eliminate the possibility of very moist soils or free water.
Surface Drainage
The wetting of foundation soils and/or bedrock materials may be reduced by carefully planned and
maintained surface drainage. The following recommendations should be implemented during
construction and maintained by the Homeowner after the structure is completed:
Excessive wetting or drying of the open foundation excavation should be avoided as much
as practical during construction.
2. The ground surface surrounding the exterior of the foundation should be maintained in
such a manner as to provide for positive surface drainage away from the foundation. At
completion of construction, we recommend a minimum fall away from the foundation of
6 inches in the first 5 feet. This slope should be continuous across the backfill zone.
3. Areas which settle should be filled as soon as possible in order to maintain positive
drainage away from the foundation.
4. If lawn edging is used around the exterior of the foundation, it should be constructed in a
manner to prevent ponding of surface water in the vicinity of the backfill soils.
Drainage swales should be constructed and maintained a minimum of 5 feet away from
the foundation on side yards and 15 feet away from the foundation on back and front
yards. Natural drainage swales should maintain a slope of at least 2% off of the lot. Swales
must not be blocked by fences, landscaping, paths or other Homeowner installed items.
6. Roof downspouts and drains should discharge well beyond the limits of foundation backfill.

7. Watering adjacent to the foundation should be reduced as much as practical. Landscaping
which requires excessive watering should not be located within 5 feet of foundation walls.
Sprinkler lines, zone control boxes, and drains should be located outside the limits of the
foundation backfill. Sprinkler heads should be positioned such that the spray does not fall
within 5 feet of foundation walls.
8. Plastic membranes should not be used to cover the ground surface immediately
surrounding the foundation. These membranes tend to trap moisture and prevent normal
evaporation from occurring. We recommend the use of a weed suppressant geotextile
fabric.
Limitations
We believe the professional judgments expressed in this report are consistent with that degree of skill
and care ordinarily exercised by practicing design professionals performing similar design services in the
same locality, at the same time, at the same site and under the same or similar circumstances and
conditions. No other warranty, express or implied, is made. The location of the test boring drilled and
the laboratory testing performed for this study were designed to obtain a reasonably accurate picture
of subsurface conditions for design purposes. Variations in subsurface conditions not indicated by the
boring are possible and expected. Therefore, we should be retained to observe the foundation
excavation and construction. If unexpected subsurface conditions are observed by others during
construction, we should be called to review our recommendations.
This report was prepared for the exclusive use of our Client for the sole purpose of providing
geotechnical design criteria for the subject structure based upon the existing site conditions as
encountered. The conclusions and recommendations contained in this report shall not be considered
valid for use by Others without written authorization from AGW. In addition, the state of practice in
geotechnical engineering is constantly evolving. Therefore, findings presented in this report should be
reviewed and revised, if necessary, prior to actual construction.

A printed copy of the permit and city stamped on-site plans must be available on-site for
the first inspection.
Approved per plans and red -line notes on plans. Must comply with 2018 IRC, 2020 NEC and all
applicable City of Wheat Ridge Municipal Codes. Work is subject to field inspections.
Owner/Contractor is responsible for locating property lines and constructing improvements
according to the approved plan and required development standards. The City is not
responsible for inaccurate information submitted within the plan set and any construction
errors resulting from inaccurate information.
