WITNESSETH:
THAT whereas, the Board of County Commissioners of the County of Jefferson,
State of Colorado, did at a regular meeting of said Board held at the
Courthouse in said County on the 17th day of March , A.D.
1975, duly adopt and pass a resolution authorizing the conveyance of the
hereinafter described real property to second party, and did by said res-
olution appoint and constitute the undersigned as commissioner to convey
and execute deed for said real estate to second party for and on behalf
of the said County of Jefferson, State of Colorado, and did further auth-
orize the undersigned to execute this deed and to affix the seal of the
County hereto,
NOW, THEREFORE, FOR AND IN CONSIDERATION of the sum of One Dollar and
other good and valuable considerations, in hand paid by second party to
said County of Jefferson, State of Colorado, receipt of which is hereby
confessed and acknowledged, the undersigned, acting as Commissioner afore-
said, does by these presents remise, release, sell, convey, and quit
claim unto second party, its successors and assigns forever, all the right,
title, interest, claim and demand which the said County of Jefferson,
State of Colorado, has in and to the following described real property
situate, lying and being in the County of Jefferson, State of Colorado,
so long as said property is used not for any purpose other than exclusive-
ly for open space and park purposes for the enjoyment and benefit of the
residents of Jefferson County within the intent and purpose set forth
in the Jefferson County Board of County Commissioners' Resolution adopted
September 26, 1972, and approved by the electorate of Jefferson County
on November 7, 1972.
That part of the SE 1/4 of the NE 1/4 of Section 22, Township
3 South, Range 69 West of the 6th P.M., more particularly
described as follows: Beginning at the Southwest corner of
Clearvale Subdivision, according to the recorded plat thereof;
thence S 00 degrees 00.3' E along the West line of said SE
1/4 of the NE 1/4 a distance of 45.57 feet to the true point
of beginning, which point is 37.00 feet Southerly of and mea-
sured at right angles to extended Southeasterly boundary of
Clearvale Subdivision; thence N 54 degrees 16.7' East along
a line 37.00 feet Southerly of and parallel to the South-
easterly boundary of Clearvale Subdivision a distance of 106.14
feet, more or less, to a point on the East line of property
described in 'PARCEL B' of a deed to Alex G. Roboff and Evelyn
Roboff recorded in Book 2320 at page 923, Jefferson County
Records; thence along said East line, S 00 degrees 00.3' E a
distance of 46.80 feet to a point being 75 feet South of the
Southeasterly boundary of Clearvale Subdivision; thence S 54
degrees 16.7' W along a line 75 feet South and parallel to
the Southeasterly boundary of Clearvale Subdivision a distance
of 130.73 feet, more or less, to a point on the West line of the
SE 1/4 of the NE 1/4 of said Section 22; thence N 00 degrees
00.3' West along the West line of said SE 1/4 of the NE 1/4 a
distance of 46.80 feet to the true point of beginning; EXCEPT
any portion thereof lying within property described in a deed
to Kenneth L. Bowser and Irene Bowser recorded in Book 1712
at page 373, Jefferson County Records.

TITLE: AN ORDINANCE AUTHORIZING THE PURCHASE OF CERTAIN LANDS
FOR PUBLIC PAR~ PURPOSES AT DR IN THE VICINITY OF WEST 44th AVENUE
AND CLEAR CREE~ IN THE CITY OF WHEAT RIDGE, COUNTY OF JEFFERSON,
STATE OF COLORADO.
WHEREAS, the City of Wheat Ridge desires to acquire
certain lands from Alex G. Roboff and Evelyn Roboff in the
vicinity of West 44th Avenue and Clear Creek, Wheat Ridge,
Colorado; and
W~EREAS, negotiations have been conducted for the
acquisition of such property interest and the parties desire
to complete the purchase and sale thereof.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL
OF THE CITY OF WHEAT RIDGE, COLORADO, that:
Section 1. The Mayor and City Clerk are hereby
authorized to purchase from Alex G. Rob off and Evelyn Rob off
the real property described as follows:

for the City of Wheat Ridge from said sellers for a purchase
price of thirteen hundred and no/100 dollars ($1300.00) payable
in cash or certified funds.
Section 2. The sellers shall deliver good and
merchantable title (General Warranty Deed) to the City of Wheat
Ridge, free and clear of liens and encumbrances.
Section 3. Said land shall be purchased as and for
public park land of the City of Wheat Ridge and shall be and
become public park land of the City of Wheat Ridge upon the
conveyance thereof to the City.
Section 4. Upon conveyance to the City, the City
Clerk is hereby authorized to accept such conveyance on behalf
of the City of Wheat Ridge, and is authorized and directed to
record such conveyance in the records of Jefferson County,
Colorado.
Section 5. The Treasurer is hereby authorized and
directed to make payment in cash or certified funds upon delivery
of the deed.
Section 5. Effective Date: This ordinance shall become
effective thirty (3D) days after publication following final
passage.
