SUBJECT: WZ-18-20 / Applewood North Elevations
Summary of Request: Per the condition of approval of the Specific Development Plan for
Applewood North (former Walmart building), the applicant was required to submit the building
elevations as an additional administrative SDP document. The previous SDP for Applewood
North was approved in 2018 as Amendment #14 to the Applewood Village Shopping Center
Planned Commercial Development, and included landscaping, public improvements, lighting,
and a parking lot reconfiguration plan. The scope of this request includes the remodel of the
facades of the existing building.
Findings:
• Referral agencies had no comments.
• The new fagade architecture improves the built quality of the shopping center and will
allow for 4-5 new tenants to occupy the currently vacant building.
• All other recent work associated with Applewood North was approved under case
number WZ-17-10 (Amendment #14).
Recommendations:
Staff recommends approval of Amendment #16 of the Applewood Village Shopping Center
Planned Commercial Development, Case No. WZ-18-20.

Re: Elevations for Applewood Village Shopping Center
Mr. Ansteth:
I have reviewed the second submittal of the proposed building elevations at 3600 Youngfield Street
and all Planning comments have been addressed.
Thank you for clarifying the proposed graphics on Sierra Trading Post. As noted previously, graphics
related to the goods sold (in this case, outdoor recreation) are considered wall signs and count toward
the total wall sign allowance for the tenant space. It appears additional wall sign allowances were
included in the Master Sign Plan submittal, with a proposed ratio of 1.5 square foot of sign allowed
per 1 linear foot of storefront. It would be beneficial to coordinate with the team working on the
Master Sign Plan to determine if the graphics should be included.
Please submit the SDP plan set on 24" x 36" mylar with the Owner's Certificate completed, along
with a recording fee of $23. The mylars must be signed with thin permanent marker or felt tip pens.
Make sure the margins are 2" on the left, 1" on top, and %2" on the remaining sides. The City will
complete the additional signature certifications and route the documents to Jefferson County for
recording.

Please find the revised Applewood North elevations.
Note that these new elevations reflect a potential future tenant at the south end of the building (shown as suite
110 between grid lines 1 and 2). The size of this future tenant is not determined and will probably be a smaller
tenant that does not occupy the entire area of suite 110.
The storefront for this future tenant is indicated as having opaque film on the glazing rather than clear glazing
into a vacant space. The film is intended to be removed when the suite has a retail user. A small retaining wall
has been added in front of suite 110 to accommodate the sidewalk grade transition up to the adjacent Petsmart
tenant suite. Storefront has also been added on the south fagade.

Re: Elevations for Applewood Village Shopping Center
Mr. Ansteth:
This letter is in regards to the Specific Development Plan Amendment application for property
located at 3600 Youngfield Street. I have reviewed the first submittal of the elevations and have the
following comments. Please also refer to the enclosed redlined copy of the black and white
elevations.
General Comments
1. The document must be formatted to be a recordable SDP Amendment. As such, the majority of
the comments below are related to document formatting. It would make the most sense to modify
the existing file titled "Applewood Village BW Elevations—10-05-18" as all of the required
elevations are in this two page blackline document.
2. Based on the limited scope of comments on the elevations themselves, the Planning Division will
be able to approve Building Permit #201802358 for the core/shell and fagade, with conditions. It
appears that only the facade elevations for Hobby Lobby and Homegoods were submitted as part
of this permit, so an additional permit will be required for the remaining portion of the facade.
However, the City will require that this SDP be completed prior to issuance of the first Certificate
of Occupancy associated with the project to ensure that it is recorded.
3. The titles on both elevation sheets should be changed to reflect the planned development name
and amendment number:

4. The note on Amendment # 14 required a site plan with the elevations for reference. Include a
building footprint diagram corresponding to the appropriate building elevation.
5. Add a description of amendment: "This amendment provides the building elevations and
corresponding site plan as required by Amendment #14. All site work, including the parking lot
reconfiguration, landscaping, and civil documents was approved under Amendment #14 (Case
No. WZ-17-10."

9. The color elevations indicate graphics located on the Sierra Trading Post space in the top corners
of the parapet wall. Graphics related to the goods sold (in this case, outdoor recreation) are
considered wall signs and count toward the total wall sign allowance for the tenant space. Either
remove these graphics or include them in the Master Sign Plan submittal. The design as shown is
not supportable by staff.
