Patton, a Colorado Licensed Professional Engineer, PE #54450, am providing this letter to certify that the grading constructed for the Outlook Clear Creek multi -family project Building 5 was constructed in general conformance with the approved civil construction documents for the project. This certification is based on the review of the as -built survey information provided by Harris Kocher Smith, Aaron Murphy, registered professional land surveyor in the State of Colorado, PLS #38162. Below is a presentation of grading comments: Building 5 - The general intent of the grading plan was followed with slight adjustments for field conditions. The finished floor elevation for Building 5 was built within construction tolerances. The landscaped grades around the perimeter of the building slope away from the building in accordance with the geotechnical and IBC requirements. The paved areas adjacent to the building also slope away from the building in accordance with the approved paving plan. The landscape drains and associated pipes have been constructed around the perimeter of the building as well in general conformance with the approved plans. Setback Distances -The setback distances for all buildings discussed above were generally constructed in accordance with the approved construction documents. The best of my knowledge and belief the above mentioned buildings, perimeter grading and perimeter drainage systems have been constructed in accordance with the approved construction documents. Based on my review of the as -built survey information available as of the date of this letter these buildings generally comply with the design intent and the as -built grading will not negatively impact the surrounding properties if properly maintained.
