Dear property owners,

This is a follow-up to a letter that was sent on January 7, 2020 concerning work performed at this
address without the required building permits.
The items that require a building permit are:
1. The carport located on the south side of the garage. This was built on the existing
property line with the roof overhang projecting into the adjacent property and
required setbacks.
2. The conversion of the covered patio on the rear of the property into a conditioned
living space.
The City of Wheat Ridge Code and Laws state:
Chapter 5, Division 2 — Building Permit, section 5-33 - required
(a) No person nor the federal, state, county or city government or any agency, subdivision or
department thereof shall erect, construct, enlarge, remodel, alter, repair, move, improve,
remove, convert, demolish or change type of occupancy of any building, structure or
utility or perform any other work regulated by this chapter or cause the same to be
performed, without first having obtained a permit for the specific work to be performed
from the building inspection division. Permits shall not be transferable.
Please contact me within 15 days of receiving this letter to start the process of resolving these
violations.. If we do not hear from you by March 6, 2020, we have the option to invoke certain
administrative actions.
These possible actions include, but are not limited to, the following:
1. The issuance of a citation.
2. Formal enforcement action.
3. Administrative fees associated with the investigation and processing of the violation(s).

It has come to the attention of the City of Wheat Ridge that there has been some work at your property completed
without the required building permits. The carport located on the south side of your garage and the conversion of
the covered patio on the rear of the property into a living space have been constructed without any record of
building permits. This may prove to be an issue if you ever choose to list the property again, since many home
inspectors will note lack of permits for these items from the standard permit check included with a home
inspection.
Please contact the Building Division to see what steps are necessary to resolve this issue prior to February 7,
2020. Eventually you will need to obtain a building permit to legalize the carport and converted covered patio.
