A parcel of land lying within that portion of NEWGATE in WHEAT RIDGE, as
recorded September 28, 1972 in Plat Book 2, Page 30, Jefferson County
Records, Jefferson County, Colorado described as follows:
Beginning at Station 90+90 (all stationing to be centerline stationing) as
shown on "A SURVEY OF A PORTION OF SECTION 21, TOWNSHIP 3 SOUTH, RANGE 69
WEST, OF THE 6th P.M., CITY OF WHEAT RIDGE, COUNTY OF JEFFERSON, COLORADO",
as recorded April 9, 1986 in Plat Book 88, Page 25, Jefferson County
Records; thence southerly perpendicular to said centerline 33 feet to the
south side of a 66 foot wide strip of land, said strip being 33 feet on
each side of said centerline; thence deflecting 8007.8' southeasterly from
said south side 48.30 feet to a point on the north line of said NEWGATE in
WHEAT RIDGE, said point being the TRUE POINT OF BEGINNING;
