WILSON and SUZANNE P. WILSON ("collectively, Grantor") and the COUNTY OF
JEFFERSON, STATE OF COLORADO, a body politic and corporate, duly organized and
existing under and by virtue of the laws of the State of Colorado ("Grantee"), whose legal
address is 100 Jefferson County Parkway, Golden, Colorado 80419_
WITNESSETH, that the Grantor, for valuable considerati6n, the receipt and sufficiency
of which are hereby aclmowledged, has granted, bargained, sold and conveyed, and by these
presents does grant, bargain, sell, convey and confirm, unto the Grantee, its successors and
assigns forever, the real property (the "Property") in the County of Jefferson, State of Colorado,
described in Attachment 1 attached hereto and incorporated by reference.
TOGETHER with all and singular the hereditaments and appurtenances thereto
belonging, or in anywise appertaining, and the reversion and reversions, remainder and
remainders, rents, issues and profits thereof, and all the estate, right, title, interest, claim and
demand whatsoever of the Grantor, either in law or equity, of, in and to the Property, with the
hereditaments and appurtenances.
AND TOGETHER with all rights, title and interest of the Grantor in and to any alleys,
strips or gores or vacated streets or alleys adjoining the Property, all easements, rights of ways,
and appurtenances thereto; and any permits, licenses or water or sewer taps relating to the
Property.
TO HAVE AND TO HOLD the Property, with the appurtenances, unto the
Grantee, its successors and assigns forever. And the Grantor, for itself and its successors and
assigns, does covenant, grant, bargain and agree to and with the Grantee, its successors and
assigns, that at the time of the ensealing and delivery of these presents, the Grantor is well
seized of the premises above conveyed, has good, sure, perfect, absolute and indefeasible
estate of inheritance, in law, in fee simple, and has good right, full power and lawful authority
to grant, bargain, sell and convey the same in manner and form as aforesaid, and that the same
is free and clear from all former and other grants, bargains, sales, liens, taxes, assessments,
encumbrances and restrictions of any kind and nature whatsoever, except for the lien for
general taxes for the calendar year in which the conveyance is made, which shall be adjusted
and prorated up to but not including the date of the Closing, and the conditions, provisions,
restrictions, and reservations as noted and/or delineated on the recorded plat of Pearl of Valley
recorded April 16, 1927, in Plat Book 5 at Page I in the Jefferson County Clerk & Recorder's
Office.
Grantor shall and will WARRANT TITLE AND FOREVER DEFEND the above-
bargained premises in the quiet and peaceable possession of Grantee, its successors and assigns,

against all and every person or persons claiming the whole or any part thereofby, through or
under Grantor, but not otherwise.
