WHEREAS, the City of Wheat Ridge Planning Division has submitted a list of factors to be considered with the
above request, and said list of factors is attached hereto and incorporated herein by reference, and made a part
hereof; and
WHEREAS, there was testimony received at a public hearing by the Planning Commission and such testimony
provided additional facts.
NOW, THEREFORE, based upon the facts presented and conclusions reached, it was moved by Commissioner
Cerveny, seconded by Commissioner Brinkman, that Case No. WZ-97-6, an application by Boyd Hoback for
Walter R. Morris and for approval of a final development plan and plat for property located at 4020 Wadsworth
Boulevard be approved for the following reasons:
